Following this post and a couple of phone calls, the inspector agreed to update the report. Very disappointed in the results of my home inspection! This inspector wrote a report on the condition of my roof that he admitted was a guess based on his experience. In the report, he stated that the roof was replaced in 1995 although there are no records to support that statement. He "guessed" that the roof has 3-5 years of useful life remaining although he also reported that there are no visible signs of curling, damage or leaks. His "guessing" cost me $635 and now I have to pay somebody else to go back out and do another inspection because I cannot get homeowners insurance based on his "guess". Other contractors that have been out on the property disagree with his assessment.
Description of Work: We are in the process of purchasing a home and ordered a 4 point home inspection and a wind mitigation report.
