Ron Walker Property Inspections

Ron came with a team of 3 other guys plus the termite inspector. They went through every inch of the house that was accessible within 1.5 hrs. Documented with picture evidence every problem that was found. Ron issued the report within hours of completing the inspection. A few notes on the inspection document. If you haven't seen a sample yet, go find a sample on his website. His reports are extremely thorough and identifies which items will need to be repaired to get a clean insurance inspection. By the way, he charges separately for the insurance inspection reports, but he doesn't have to come again to do them since he has all of the pictures he needs. Also, when the contractor had questions about finding a roof leak Ron's team recorded, Ron was quick to respond and was able to clarify the location without any difficulty. Finally, his pricing may be high, but it is extremely transparent and he makes no attempt to up-sell. I asked about radon inspection and he explained that he is certified to do it but that it was very rarely found in these types of homes. I also told him to only take mold samples if he finds something suspicious and he found no need to do it. Incredible integrity and a very nice disposition.

Ron and his colleague were extremely thorough in the home inspection. It was more than a walk through. All areas including, construction, exterior, interior, windows, HVAC, electrical system, plumbing, water, were covered. Because of the inspection, I was able to save substantially on renegotiating an "as is" contract to include the seller paying for the replacement of items in need of replacement.

I started shopping around for a capable inspector for a home that I'm looking to buy. From the very beginning Ron started to shine, by returning my emails and phone calls promptly and professionally. He answered all my questions and explained somethings that I was not aware of, and even sent me an example of a report so I could see what it would look like. I decided to go with his company based on the glowing reviews and his professional demeanor during our interaction, to go straight to the point I could not ask for a better experience. Ron and his son Brian showed more than punctual (15 minutes before the appointment ) with a small army of people to inspect the house, all of them extremely polite, profesional and efficient. They checked every nook and cranny of the house and only stopped to explain and/or clarify any questions that I had along the way. I received a very detailed inspection before the day was over, complete with pictures and a clear explanation of every potential problem they found. Needles to say I'm very happy with the inspection and i would absolutely would use again and recommend Ron Walker Inspections for future inspections.

The are awesome awesome awesome! They are so very thorough and professional. My inspector was Brian. He made himself available for questions even after business hours. He always took the time to answer my questions patiently and thoroughly. The final report was very detailed and even gave estimates of any work items needing work. My Realtor, who used other inspection companies in the past was so impressed that she now recommends Ron Walker to her clients. I will definitely recommend Ron Walker to any one that needs an inspector. We could not be more happy.

Mr. Walker and his team, from the moment I made contact with them, moved quickly and efficiently -- the only delay being that his e-mail (sent within 15 minutes of my request for information on the webpage) happened to drop into my spam folder and, consequently, I missed it. Because of not seeing their reply, I pestered them several times to which they responded each time (each time going into my spam folder) -- but each response was courteous and professional. They gave me a variety of dates and were not only on time, but early. Mr. Walker encourages clients to be present for the inspection, so when I arrived they were nearly finished. However, Mr. Walker took the time to walk me through the home showing things he had issues with (and which would be in his report) explaining the implications of each. His report, which was e-mailed to me before EOB on the day of the inspection, was easy to read and interpret and the repairs I asked the seller to fix were easy to explain using the inspection report. Similarly, when I requested the Windstorm and 4 Point Inspection reports, those arrived by EOB the day I requested them and both were exactly what my insurance agent had requested.. Ron Walker Property Inspections is the best inspector I have dealt with, due to his courtesy, professionalism, patience, and his team. Not only would I choose him again, but I would not even consider going with someone else. I have never felt strongly enough about service to write a review on Angie's list -- which proves how valuable I consider his work. He may not be the cheapest out there (by his own admission) -- but you get what you pay for. If you want top quality service, it is worth the price.

They were on time (early actually) and very thorough. After the inspection we felt prepared and aware of all the potential issues prior to closing. They also did great job walking me through all the things they noticed and explained why they were issues and how to mitigate them. I've never seen an inspector do that or be that in-depth. The 4-point inspection was actually too thorough.

4 inspectors showed up at the appointed time and spent 3-4 hours inspecting everything. They pointed out many of the things in their report and were available post-inspection to answer my questions. I consider their work to be extraordinary. I would certainly recommend them to others.

This was totally professionally done. Ron and two other men were at the condo 15 minutes prior to the appointment (a first ever in Miami) and did a very complete job. The report send was extremely comprehensive and of great value to me. I highly recommend them. They are tops!!!

When you purchase a home, it's a HUGE investment. So, it's important to invest in inspectors who know what they are doing. I feel like we got the highest quality service with Ron's company. They found some big issues (like water leaking through the roof) and also a lot of the small things like missing screws and issues like that. I also like that they gave price estimates for everything that needs repair or maintenance. That is very useful when negotiating with a seller on bringing the price down or having them fix the items. The team was punctual, professional and very detail oriented. I didn't expect to get a full report back the same day so that was great customer service. Ultimately, we did not move forward with the purchase of that particular house because there was $67K of work that needed to be done (and we don't want a fixer upper). However, for the next house that we go under contract with, we will absolutely be using Ron Walker Inspections. If I could, I would give them a higher rating than an A+. Excellent company!

I've used Ron's company for 2 inspections so far. They are professional, helpful onsite, but most importantly they are thorough and write a detailed, easy to use report. They showed up on time and did what was expected. They are somewhat pricey but when you need a thorough inspection, you get what you pay for.

Ron came out with his to inspect the house I currently own and I couldn't be happier with the service. He was quick, professional and very helpful. He explained the process and responded to all my questions. Even after the service was completed he helped me out with an updated report for insurance purposes. He has a family run business with values that are rare to see Now days. If you have a property and need an inspection, I would highly recommend Ron.

The entire process went very well. I would use them again. Covered the entire home. Electrical, plumbing, structural, appliances, etc.

Ron Walker Inspectors were on time, friendly and did a thorough inspection. Afterward, they explained their findings and didn't mind taking time to answer all my questions. To top it off, the inspection report was sent to me later that same day.

Ron produced a 69 page report in the necessarily excruciating detail needed to properly evaluate a house. Call it nitpicking if one is the owner, call it thorough if one is the buyer. His 4-man team was 15 minutes early, and ready to go. All team members had specific areas of expertise, but all knew something about the other areas. Ron's crew members were very knowledgeable, tactful, honest, and courteous. Much of what they found are DIY-fixable, but many require professional attention. His detailed report, with numerous color pictures, will help me get the proper attention where it is needed. His detailed report was sufficient for me to negotiate a price reduction to cover critical electrical repairs. I recommended Ron to my daughter who had a house inspected the following week. She was very pleased with his work. I would use or recommend, Ron without reservation in the future.

Three inspectors onsite did a great and thorough job. They worked quickly, but did not miss anything. The report was very comprehensive, with photos. The information helped to renegotiate the contract. The service was not cheap, but you get what you pay for.

The first time I used Walker Inspections they were able to identify $14,000 dollars? worth of potential repairs and insurance concerns that the seller ultimately agreed to give a $6000 closing credit for. This was a HUGE savings to me as a veteran, above the savings I already had on my VA loan! Walker Inspections was always on time, professional, and happy to educate someone like me who asks tons of questions about construction, wiring, plumbing etc. Their detailed inspection report will leave no questions regarding the property with numbered photos that are easy to identify and point out in a conversation to a realtor for example. They are not the cheapest option around as stated on their website, but quality of service and end product are without comparison. Ron Walker Inspections has provided me with an honest and thorough product. Their quality of service, friendly and professional demeanor leaves this as one satisfied customer, with my highest recommendation for their services. As I write I have just submitted my 3rd inspection request with them on another home and will use them again!

We had a wonderful experience with Ron at our Home Inspection yesterday. I selected him based on his reviews and they were right. I was also able to get a Big Deal voucher which made it even better! He, Steph, and the termite Inspector Orlando were all at the home before the appointment time and ready to go. They went through every portion of the home in so much detail and caught many things I would have never even thought to look at like missing electrical covers, open areas around the home, and possible repairs that hadn't been documented previously. The report was received before the end of the same day and is super detailed with pictures, comments, suggestions, and lays everything out so that it will be easy for us to keep track and prioritize changes that need to be made. I appreciated the honesty of questions answered and really valued his professional opinion on the overall condition of the home in relation to our home buying experience. I feel confident that I am armed with the right tools to be an informed home buyer and the peace of mind I have gained from this experience is priceless.

Ron and his team did an excellent job inspecting the home. The were punctual and did not just show up but did a thorough inspection. The report delivered after the inspection was very detailed. It provided information on deficiencies, items of note, and things to keep an eye on. Weeks after the inspection Ron was available for follow up questions and in the end saved me tens of thousands of dollars for repairs that needed to be repaired that the seller was trying to hide. I would highly recommend them for all home inspections.

Ron does a thorough job and provides a very good inspection report. Note if he lists any items that would be an issue in the four point inspection get them fixed and don't ask him for a four point inspection. You'll get charged for a four point that will not be acceptable to the insurance companies.

He is phenomenally good. His inspections were what kept me from buying houses with big problems. He charged $850 for each of those inspections. He is not the cheapest guy around. But, he and his people do a great job. They are prompt. I would tell a friend that that company produces a very detailed and thorough inspection report. I wouldn't consider using anybody else in this area.

This is the 4th property inspector I have ever used and he was absolutely the best by leaps and bounds. Not only was he very responsive to our questions both before and after the service, but he also produced an inspection report that can only be described as "gargantuan". It noted every nook of the place in amazing detail and included what seemed to be hundreds of photos. All in all, the report was extremely comprehensive, thoroughly written and thoughtfully organized. Very helpful stuff. The inspection was worth every penny, that's for sure.
