The only reason that this provider gets an F in so many areas is that there are no lower grades that they can be given. Eforts to work with this company were substantial but never resulted in positive outcomes. Rather than dwell on how bad this company is at performing their job, I believe that this space is better used to provide information that may help some choose a good management company. I've been involved with several condos, over time and have seen the good, the bad and the ugly. 1. Try to find a small management company. preferably one where the owner of the company is also your association manager. 2. Have a lawyer review the contract before you sign it, if it is unclear in any way. Pay close attention to clauses pertaining to getting out of the contract. Also be careful with respect to rights of the company to "correct" deficiencies and fees for exiting the contract. 3. Try your best to find a company that is close to the physical location of your property. 4. Ask for a resume of the person assigned as your manager. Pay close attention to the manager's level of experience. 5. Your treasurer must review financials regularly, particularly the check register. 6. Get several references. Try to contact associations that are managed by the company but are not given as a reference. 7. Take a good look at other properties managed by the company, paying attention to upkeep of the buildings and grounds. 8. When working with a new property manager, have your treasurer get an explanation of the bookkeeping system used for your financials. 9. Get prices from different companies as they can vary quite a bit.
Description of Work: Provider is a condominium management company. They provide an agent who answers to the board of directors of the condo association. Responsibilities include maintaining the condo associations financials, overseeing maintenance/property improvements, organizing meetings, overseeing election of officers, budget preparation and management, communication with vendors and payment of bills.
