Because Nationwide Insurance Company requires an inspection of home improvements for wind -resistant features in order to get a discount on our homeowners insurance premium....... ...we would have never found the NIGHTMARE that their inspector uncovered. As I type this message i can hear our NEW SECOND roof being installed in LESS THAN A YEAR. My roof from 2011 was installed by Eddie Johnson dba Johnson Roofing We were informed that the roof IS NOT UP TO CODE.... a permit was issued AFTER the roof was finished and paid , never had any inspections that he said we had, and did not follow the prescribed guidelines in the FBC 2007 and FBC 2009 Supplement for Wind Mitigation. My insurance company (Nationwide Insurance)came to inspect the improvements we had made to our home to make it more hurricane "resistant" . We were informed just a few months ago in April 2012...that our roof was not up to "code"....meaning the above items mentioned were not done. We contacted another inspection agency and paid $60.00 out of our pocket to verify what the first inspector told us. The second inspector agreed with the first inspector. We have written documentation and photos of this violation after TEARING OFF SECTIONS OF A LESS THAN YEAR OLD ROOF showing no re-nailing with the 8d nails that should have been done(re-nailing of the plywood sheathing to the trusses which is code FBC 2007 and FBC 2009 Supplement) WE COULD NOT BELIEVE THAT MR. JOHNSON WOULD DO SOMETHING SO DISHONEST AND FINANCIALLY DEVASTATING TO US. He didn't seem like that type of person. Much to our dismay what the inspectors said was true. We called Mr. Johnson and told him what the inspectors had said and what we were SHOWN by bona fide persons in the roofing industry and inspectors. He said that he DID do all the items necessary to code when installing the roof. He said he would take care of the expired permit and have an inspection. WE HAVE NEVER HEARD FROM MR. JOHNSON after that one phone call nor has he stopped by to prove the others wrong . We gave Mr.Johnson a check for $10,500.00 on 20 July 2011. We found out after the fact in April 2012 (only because of the Nationwide Ins. inspection) that 9 days from completion of our roofing job , Mr. Johnson pulled a permit . Mr Johnson pulled the permit plus payed a fine for not closing out another permit for another roofing job he had done prior to ours. The job was extremely sloppy on and off the roof. He had an answer for all our objections, ie where's the permit? where's the inspection? we were just glad to have it over and have a new roof and to be ready for hurricane season. He assured us that the inspections were done and the permit people for the City of Clearwater know him ( he has been in business since 1981 and he just needed to show them pictures) They apparently trusted him too. As you read this i am sure you are wondering how could 2 educated people be so misled? Well........ Mr. Johnson put on our old roof in 1993. Our home was built in 1978. we had no problems with the 1993 roof. The roof was just getting old. We needed a new roof and wanted it to be up to date with the current hurricane code. The job he did in 1993 seemed to be fine and it was inspected and proved to endure all these years. We thought right away about Mr. Johnson for our new roof. We trusted him to do a good job like he had done before. We are not roofers so we assumed everything he said was true from his past performance. We had no reason to question him. What better endorsement than past performance. Fast forward to today..... June 18, 2011. i am having a brand new roof installed today from scratch. About 15 sheets of plywood had to be installed , replacing old rotted wood that Mr. Johnson left behind and neglected to replace. He had replaced a few boards but even those weren't the width they should have been and would have been flagged by an inspector. My flat roof over the lanai wasn't even torn off....he put the new roof right over the old roof. I know you can put another roof over an existing roof in some cases and in some states but that is not what we contracted for....it was supposed to be torn off entirely. Instead we found the old roof over old rotted wood buried under new peel and stick and new shingles. The corners of the roof and flat roof had to be rebuilt in some places. My husband and i have been on the roof ourselves (we are both 65) and witnessed all the rotted old damage and coverups he left behind. We have photos. We have a new roofer installing our BRAND NEW ROOF. Mr. Johnson's roof has been torn off in it's entirety. Our new roofer is in the process of re-nailing with 8d nails( into the trusses through the plywood sheeting and applying the peel and stick, a secondary water barrier) in another words, bringing the roof up to current code and having inspections. They have rebuilt rotted corners and repairing rotted areas throughout and loose boards that were ALL covered up with new shingles that Mr. Johnson had installed. We are currently in the process of suing Eddie Johnson dba Johnson Roofing in civil court. Today was the last day for Mr. Johnson to answer the complaint sent to him by our attorney. He is now in default of the complaint and that is being filed in the Pinellas County Civil Court. i have notified every consumer agency, every government agency that i can find. Better Business Bureau of West Florida has still not changed his rating from A+ . I know longer have faith in the BBB. Their agency is as only good as those that send in complaints. Mr. Johnson had an A+ rating when we hired him and still does! A terrible misleading endorsement . I have even sent a complaint letter to Pam Bondi's office ( state attorneys office) regarding financial loss to a senior citizen. Defrauding a senior citizen is frowned upon in the State of Florida. I certainly hope that the person that wrote the previous "good" recommendation for Johnson Roofing had a viable permit and documented inspections. If they have any question they must check with the proper people and have it physically inspected. They will need to check with the building permit department to verify that the permit is not expired/opened and make sure their roof is up to the current FBCodes. I have documentation to support all of these statements and photos. I have a paper trail of Johnson Roofing activities. My attorney's office is Mr. Richard L. In two more days...i will be spending another $12,000.00 for another roof. $23,500.00 total for a retired couple for two roofs in Countryside, Clearwater. ;;;. IN LESS THAN A YEAR.! In closing.... rest assured that i checked if he was licensed (active) in good standing and had liability insurance and workmen's comp insurance , BBB rating, certified by the DPR , in your local construction board and city government. You will find a lot of items are buried. Keep checking for your mental health and your bank account.

OMG!! This was a horrific experience. It took us years literally to come to conclusion on the original install and subsequent warranty repairs. It was always someone else's fault. The original permit never got inspected and signed off by the City of Largo. Had it been, the incorrect work would have been caught at the beginning. The Largo inspector ended up knowing us by voice and ended up being a big hlp to us. We ended up submitting complaints to the Licensing Board just to get Eddie to respond to us. I probably called Eddie 50 times from start to finish, seriously, to get us back to leak and damage free. I could write a book about this story and I have all the paperwork to prove every word I've said here. Did he make it right? Yeah but in the end it was a nightmare for everyone in our family. Lesson, go cheap get what you pay for but don't pay till you get proof of sign off from your City Inspector.

I researched roofers through the Better Business Bureau, The contractor's licensing bureau, friends who had Eddie Johnson install their tile roofs, and I got nothing but rave reviews. After we called Eddie Johnson he was there promptly to give us an estimate and a time for the job. It was even hard to get tile for roofs at that time, but he got tile for us. He did not ask for a down payment but we paid him in full after the job was completed. His men removed the old tile and installed the new white tile in the time frame he estimated. The men were polite and hard workers. Eddie was there during all construction. I would definitely call Eddie Johnson for all future roofing work.
