I started working with them in December 2010 and they were excellent property managers up until this year. Starting i the spring of 2013, it appeared that they started growing their business and hiring additional staff who did not provide the same quality. Since May 2013 this seemed to continue slipping until I was no longer comfortable having them responsible for my house. During our last visit, I decided to put the house on the market. Since I live a significant distance, the only way for me to have a rental property is if there is someone responsible watching the house. Over the last three months, they started charging for things that had not been charged for in the past and they never provided notice that this would happen. They provided services that I never agreed to and then billed for them. For example, I have a pest management company and pay for them to treat inside & outside the house. SWFL Rentals treated pests that had already been treated by the pest company without my authorization & then billed me for it. The labor rates were, in my opinion, excessive. This all started since May 2013. In mid-November, I advised them that I no longer needed their service and today I received an invoice with nothing attached verifying service performed. When I questioned the invoice, I was told that it was service provided in August 2013. To me, this is further confirmation that they are trying so hard to grow (i.e. more money) that they cannot keep track of what they are doing. Prior to this spring, I would have given them an unconditional recommendation and from May-Nov. 2013, their service declined to the point that I would recommend that people be very careful before agreeing to work with them. At this point, my rating would be lower, but since they provided excellent service up until this year, I am averaging my rating to make them "average." Unfortunately in the four years I have owned a vacation rental property in Cape Coral I have repeatedly found that it is difficult to find good service providers in the area. I have had several that were excellent when they started and then grew the business to the degree that it no longer provided the same quality.
