We had never been to Cape Coral before, but after research we elected to look there for a vacation home. James helped us through each stage of the house hunting process, and made it easy for us. He has unsurpassed knowledge of the area, the local attractions and the overall market. He was quick to respond to calls and emails and provided his professional guidance by offering advice throughout the process. The homes he set up for us to review were exactly what we had described and always were within the budget we asked. His support also extended after we closed, as he helped us arrange all the home services follow up calls to see if we needed anything. This was the home my children grew up in so there was an emotional attachment.  He guided us through the process and made sure we were at ease with the transaction.  He was upfront with the information and  explained every detail and document (which there were many), making the closing go smoothly!  I would recommend James Sommers to anyone who would like to buy or sell their home and would like to know what the process truly entails.

This was my first experience working with James. He spent 3 months finding a new home for me. James was amazing.  His extensive knowledge of the market from both sides was very impressive.  He took his time, explained everything very well. I was very confident and relaxed working with James.  He priced the home I was selling just right and it sold for full price in four days!  Then when I was looking to purchase a home, he listened to my wants and needs and set me up with a portal to view homes for sale in the area.  He was always available to show me homes whenever I asked and ALWAYS answered his phone.  I have actually lived in the area for many years and thought I knew the area.  Boy was I wrong.  James not only knows the housing market, he knows the area and enjoys sharing his knowledge.  I learned so much about the area from him that I almost feel like a new resident.  I love living here even more now.  I recommend him every chance I get.  James gives realtors a great name.

Once  I wanted to see a house, James took care of everything.  Once I found the house I wanted, I told James about the services I wanted to use and he provided me with two or three vendors to provide those services.  I still use the vendors, if necessary, that he provided.  When I went looking to buy a condo, I again called James and he found me what I wanted.  Things didn't work out with the condo the way I wanted it to, so I had James sell the condo for me, which he quickly did.  Then I decided to buy a duplex so I called James again.  He did just what I wanted him to do and I know own a duplex, BTW, with happy tenants as well.

If and when I buy another property, I will again call James Sommers, he is your consummate real estate agent.
