Bellwether Construction Services LLC specializes in custom home building, remodeling, and swimming pool construction with a keen eye for detail. Our team has over thirty years of combined experience in single and multi-family construction. Our skills and expertise were honed and perfected with three of the largest builders in the US; Lennar, Toll Brothers and Stock Development. As Project Managers, we mastered first hand the ability to multitask, manage contractors and subcontractors, finalize infrastructures and amenity developments, and supervise job sites of several large subdivisions with homes ranging from 2000 to 6000+ square feet. Over those invaluable years, one of the most important things we learned was that we will not settle for 'industry standard' .

Absolutely terrible experience!!! We bought a new house from Seascape Development. It was built in 2013 and had sat vacant until we bought it in 2014. Bellwether construction , Daniel Kielsel had issued us a 1 year home warranty. When we first met him he told us that he had nothing to do with the construction of the house, but was doing Seascape Development a favor by covering the warranty and that Seascape would be paying for all of the repairs and issues around the warranty. That should have been our warning that something was not right. Our original punch list was over 20 items and Bellwether will no longer return our calls or emails. We have searched the town files for the list of contractors and have found that Daniel Kielsel was the General Contractor taking out the primary permits in 2012 , so contrary to what he told us , he was involved from the start. We have so many things that have gone wrong with this house....Electrical work through out the house was done on the cheap end and taking short cuts ..from multiple splicing on the pool electrics, to running outlets on lighting lines that should have been run on gfi lines, all of which we have had to incur expenses on our own to get repaired( they did give us $350 towards the pool electrics). All of the windows, sliders and closet doors had all of the beading popping and much to our surprise they did fix this at no cost to us. When we had our a/c unit serviced we found out that they had installed a 2008 unit in a 2013 house, although it currently works the parts warranty expires in 2018...only 4 years after we purchased it as appose to a 10 year warranty that goes with a new unit...this was never divulged to us .and Seascape Development thinks we should be happy with that and Bellwether is no where to be found. We had some one come in and look at the roof and there is an entire section of tile cracked, which they are not addressing at all. We also had to have someone come in to close up sections where the eaves and the roof met, as it appears they had the roofer put tile on before they did the eaves so there were large areas open where rats got into our attic. From the start it was like pulling teeth to get Bellwether here to address any issues, They said they had to get approval from Seascape but really they both just wanted to "escape" from this responsibility. Our experience with Bellwether has just been terrible,

The vast majority construction of this home was completed by Denillo Builders who were unable to pass the final inspection for CO. Bellwether was brought in during the final 15 days to supervise minor revisions required by the City of Cape Coral. Permits were transferred into the name of our General Contractor. The original permit filed by Denillo Builders was issued in Sept of 2012. Bellwether assumed control of that permit on July 8th of 2014. The home passed final inspection on July 23rd of 2014. Anytime the home sat unoccupied was long prior to Bellwether's involvement. Buyers hired a private home inspector who also found no issues with the home, walls, or roofing at the time of closing. Bellwether did not have the permission of the Seller, Seascape Custom Homes, to complete any repairs outside of the 14 approved items on the 16 item list. Those items were completed, the list was signed off by both [Member Name Removed] and [Member Name Removed], and the home owner continued correspondence with Jeff Bucher of Seascape. Buyers were informed of Seascapes' decisions and reasoning. Buyers had voided some warranties with the subcontractors who had completed the trade work. Buyers had also asked to have damage repaired that had occurred since accepting possession of the home. Damage done to the home was not covered by the warranty as explained by Jeff Bucher. Again, inspectors from the City and the private, third party home inspection service found the home met all code requirements and reported no problems with the walls, electrical wiring, or roof. Roof tiles cracking in a grouped section is a result of damage, not a defect of the tiles themselves or the installation. Buyer admitted in correspondence that they had had an unnamed and potentially unlicensed "service man" on the roof. Damage done by any provider not involved in the warranty of the home but authorized by the home owner is the responsibility of the home owner. Bellwether was not asked to nor would have been reimbursed for completing any other work outside of the repairs approved by Seascape. If the Buyer feels they have been wronged, their complaint is with Seascape Custom Homes who made the decisions about which repairs were and were not covered under the warranty and the individual contractors who completed the construction and installation and who provided the materials and the warranties on said items. We ask that the Buyer remove the inaccurate review and take their complaints to the responsible businesses.
