BAD!!!! Terrible!!!! Calvin (LOW BALL) Walls (I Liked That so I used it thanks) appraised my home in Cape Coral FL. $18000 under the selling price that was already agreed to. I read the other review on this site and the same thing happened to me. My wife and were moving out of state and already had jobs lined up. Calvin said no problem with the selling price the appraisal would cover it no problem. Well, it was a problem. I ended up having to negotiate an additional $8,000 cash out of the buyer and lost $10,000 on the sale. The buyer really wanted the house so they were willing to meet me in between. I had just had an appraisal done 6 months earlier by Suncoast Schools Credit Union and it praised for $5000 over the selling price. This guy teaches some kind of appraisal fraud class so he low balls everything to be sure he does not overvalue the house. If he shows up at your home DO NOT let him out of the car request another appraisal company!!!!!!

CALVIN E.WALLS (owner and operator of this company) showed up at my home to do an home appraisal for 5th Third Bank on 4/16/14.He started off by telling me that he saw the contract and the home would appraise for the sale price with no problem. He said the market is great and it's going up. My real estate agent showed up and Clavin proceeded to tell her how there would be no problem with my home appraising at the selling price. He made this statement several times to both of us throughout the appraisal process. Taking his comments into consideration and the fact that I had an appraisal done 6 months ago and it was within $3000 dollars of the selling price I didn't think there would be a problem. Well, Calvin submitted an appraisal that was $11000 dollars under the selling price and $17000 under the asking price. This was an appriasal for an FHA loan so now I cannot sell my home through an FHA buyer because they keep his appraisal on record. That takes away probably 50% of my market. My wife and I had to both turn down a jobs in TN and I had moved furniture into storage. We almost gave notice at our current place of employment but we didn't Thank God. He really screwed me. Anyway if CALVIN (LOW BALL) WALLS shows up at your home to do an appraisal DO NOT LET HIM ON YOUR PROPERTY. Request someone else. Please put the word out about this guy I would hate for this to happen again.
