Could not have been any better. He is extremely professional and competent. Completed the survey... met with city planer to make sure the lot met all codes and zoning regulations... researched easements... created finished mylar for filing.

He was professional and efficient. He kept me posted and explained all the steps taken and what it entailed. He also answered all questions. In his proposal He also broke down the cost of each service for this type of job, which helped make my decision.

We wanted a formal property survey done in case we ever wanted to build a garage or carport and needed the information for permitting purposes. In addition, our neighbors' driveway is very close to ours, and we wanted to make sure we were not encroaching on their property. Mr. Sherman's quoted price was much more reasonable than the others we obtained and so we went ahead with ordering the survey and maps (one for the town, one for us) and asked that any missing pins be replaced. Mr. Sherman laid out the cost for each item with us and checked with us each step of the way to make sure we were informed. Although at some points weather impeded our progress, we ultimately got the information and documentation we needed and are very pleased with the outcome. Our property had never been officially mapped with the town before and it was great to learn more about its history in the process.

Dave who is the owner, went out of his way and did the job while I was out on vacation. He was very polite and very professional. He surveyed my lot and staked out every 25 feet. He then came back to do a walk through with me after I came back from vacation. I would 100% recommend his services

I must start by saying that my property is small and not to difficult but it has been just over a week since I contacted Total Control Surveys and the initial work has been completed. When David completed the survey he walked me around the boundary pointing out the areas of encroachment. He then produced a sketch and written statement of the findings. On review of the findings I have decided to have a map filed stamped and sealed and this is now being completed. The cost includes this map and in total, we find these costs reasonable. I can't say enough good things about Dave Sherman at Total Control Surveys. He was meticulous and thorough. When he discovered a potential discrepancy with our deed and earlier public records, he researched the issue until he was satisfied that the problem had been resolved. Dave recognized the time constraint we had with trying to sell our house and came out almost immediately and stayed late to complete the work. Given that we were in Zone A without a Base Flood Elevation, Dave not only needed to perform the survey and complete the elevation certificate, but he himself calculated the base flood elevation. While this is way beyond my understanding, among other things he needed to calcite the cubic square foot rate of flow through the brooke in our backyard. After determining our base flood elevation, which was below the lowest grade of our house, he completed the LOMA himself and submitted to FEMA. After a week or so at FEMA, we were notified that we were no longer in the flood zone. We were not only reimbursed the 1900 we paid this year in flood insurance, but we were reimbursed for last year two giving us a huge return on investment. I would recommend Dave to anyone in a flood zone who thinks there is even a remote chance they might not be. All I needed to do was call Dave. He did all of the work including filling out all paperwork for FEMA. This required absolutely nothing from my end. Dave was extremely quick and was easily reachable by both email and cell phone, and best of all, text message. And now we are getting a nice rebate from our insurance company and it's not longer an issue with selling our house. Thanks Dave!

Dave was very, very responsive. In fact, he showed up at our house to start the job the same day that I gave him the "go ahead" for the project. It was impressive as Dave's office is 45 minutes from our house. He was very communicative and clear in his communications. I prefer email for communications and he was effective in keeping me in the loop on his progress. He was professional and left no trace of his presence. Dave's price was less than others that I considered. FEMA slowed things down a bit - but Dave did his part very quickly. I didn't know what to expect as I had never worked with a surveyor before but it was a great experience and I'd hire Dave again for any surveying needs.

Dave responded promptly to my contact and was open to emailing given my erratic work schedule. He provided a very clear and specific quote that was easy to understand and he addressed any of the questions I had given it was my first experience with getting a survey. I had received several quotes with much higher prices and found Dave to be the most reasonable. David from Total Control Surveys is very detailed and from the beginning gave me all the information I needed promptly so that I could make an informed decision about what I wanted done. When I first contacted him, he did some research into my property in order to give me a good estimate. There are a lot of thick woods on my property and he was prepared with the proper tools to get through all of it so that I could have well defined property lines. It was outstanding. Dave is a true professional. He was easy to reach and communicate with, and he was able to explain what he was doing very well. He walked all over the neighborhood to find merestones and property pins, and dug up an old map in the town's engineering department that planning and zoning didn't even know was there. He also adroitly handled our neighbor's questions about what he was doing, and was able to provide us with advice on how to handle things if the neighbors were less than pleased or tried moving his markers. He also offered to make a proper map of the property for $400 that we can file with the town, which we are considering. We would give him an A+ if it was possible.

Dave was very prompt and courteous. He marked the boundary lines. He even suggested a way for me to do some of the leg work (ie go to the town hall to get a plot map, etc) to lower the cost of his services.

Working with David Sherman was an excellent experience from start to finish. I research surveyors on Angie's List and decided to contact David first because other reviewers mentioned that he was good to work with and explained each step of the process. That is what I wanted and that is what I got. We started out with a series of e-mails back and forth with me explaining what I wanted to be done, property deed information and a description of the tree canopy and vegetation along the assumed boundary. We agreed on a price and he set up an appointment that fit my schedule. David arrived right on schedule and was very personable. We walked along my assumed property line and I pointed out some stakes I discovered in the woods and that there were no Identifying markers on the front of my property along the road. I especially wanted to know the front corners so we can properly install a fence in a future. The other boundary points were more for general curiosity so I know where I can cut down trees and where I cannot. This turned out to be a difficult job because my property has an odd shape and was originally surveyed in the 1960's and the map apparently was not filed with our town. The best survey map available was from 1949 and had the dimensions of a larger parcel that would later be carved up to include my property. David worked hard, coming out several times to take measurements and GPS readings to get our property geometry to line up with existing stakes and known boundary markers. We were originally thrown off course by some old farm fence stakes that matched distance but turned out not to match the property geometry. When all was said and done, David marked the missing corner stakes and highlighted ones that were either hidden or buried. He also placed some intermediate markings in the woods to delineate the boundary line. I am very pleased with David's work and would highly recommend him for any survey project.

David was very professional from start to finish. Came out on weekends and weekdays to get the survey done in a timely fashion. Did some research on the property to find out specifics even before we said we'd like to work with him. Another surveyor just gave me a number based on the town I was in.

David Sherman was a pleasure to work with. Of the several surveyors I contacted, he was the only one who replied promptly and took the time to explain the entirety of his process to me before I hired him. Over the course of a several days he researched my property at the town hall, located several location monuments throughout the neighborhood, identified the corners of my lot, and placed stakes at the corners and along the borders where the fence will go. He was very good about keeping in touch via phone or email so I would know where he is in the process and when he would be working back on my property again. When finished, he took the time to walk me around the property to show me where he marked the boundaries and explain a bit of what he did. As a new homeowner I've hired several contractors to do various work, and each time I felt unsure over whether the contractor was doing quality work at a reasonable price - but David was the exception. He clearly is experienced at what he does and takes the time to make sure it's done right. He stuck to his originally quoted price even though I saw him working on my property for several more hours than he listed on the invoice. I was so pleased at feeling like I got my money's worth for the first time that I almost gave him a tip - but I hope this review will be worth more to him, as he certainly earned it.
