We were under contract on a house built in 1955 in Bradenton. We had only owned newer homes and our current home was a new construction. We were apprehensive about the condition of the house because it was much older than anything we were familiar with. Ken was on site for about 2 hours and patiently answered our numerous questions regarding the roof, stucco, windows, flooring and many other aspects of the construction of the house. I have bought 4 homes before and never felt the home inspectors to be that helpful. They were just in and out and only provided brief answers when asked about certain items. I purchased the mobile home on September 9, 2013. The home was dirty and ill-kept and I accepted that it needed updating. On September 13, 2013, I contacted Manatee Home Inspection Services and they agreed to do a home inspection, to include data for insurance purposes. Inspection made September 16, and after many requests the report was hand delivered to my mail box November 1. I had sent Manatee a check on September 19, 2013. Had the report been delivered after the inspection on September 16th, I would have used my money more wisely in repairing the unit. Manatee concluded in the report that in their professional opinion, with minor repairs the home should perform as intended. They were rude and didn't return my calls. Following is a list of necessary repairs that I had to make to the home: September 25, 2013 ? replace toilet - $190.64 September 29, 2013 ? install new range/disconnect unusable gas lines - $123.54 October 3, 2013 ? recover roof with membrane system - $4348.00 October 4, 2013 ? replace carpet - $882.80 October 26, 2013 ? repair water heater leak - $59.00 November 12, 2013 ? replace 13 windows (install Jan. 13, 2014) - $11000.00 January 30, 2014 ? heating and A/C system replaced - $4500.00 Total expended to make repairs - $21103.98
