After extensive research, we contracted with Wayne Group & Services on 3/1/23 to perform all applicable inspections on the largest investment of our lifetime (approximately a $750K retirement beachfront condo on Hillsboro Beach) . However, they missed many items which have cost us a lot of time, money, and aggravation...Electricians, handymen, etc. We had everything quoted by professionals and asked that we be reimbursed. They sent someone out and then refused to provide any compensation whatsoever for their failure to provide comprehensive findings. Things missed include GFIs which are required per code, an outside patio light which not only does not work, but has a blank plate with cut wires underneath, a broken drawer, black mold under a wood mat in the shower (I have Lyme Disease and am highly allergic - ended up on IV antibiotics for 6 months at last exposure) and we later learned that the couch wreaks of mildew, and they missed a fan which was not to codes, etc. We have asked via the BBB that we be made whole for the expenses that we have had to incur for their mistakes / oversights as well as a refund for their inspections which proved useless. This whole process has been a complete nightmare which was exactly what we were trying to aviod...Hence, the reason that we purchaed all of the iinspections...Shame on you! You won't even respond to the BBB.

Our experience with this extremely lazy inspection company was a nightmare. They never looked at my duct work, crawl space, and claimed my toilets flushed fine and they didn’t. Their inspector said he couldn’t access the crawl space and I was able to access it with absolute ease. They tried to ‘remedy’ the situation by sending someone else out to check the crawl space who said everything was fine and he completely missed a hug issue as well. This company is a danger to homebuyers everywhere. Please go elsewhere for your home inspection needs.

I have used this company as the worst decision I have made. I am writing this review in anticipation that I will help other first time home buyers in not using this company. I will provide factual evidence as screenshots. 1. The company inspected the house I want to buy as "comprehensive inspection" and follow up "four point inspection" after repairs have been made. First of all, if you buy house in South Tampa that is prior to 1980s, it may have "Federal Pacific Electrical Panel" as main circuit. That is now NOT insurable for home owner insurance (which is compulsory if you are to buy house under mortgage). Simply put, it has so much hazard that insurance companies will not cover it. I have attached screenshot of the report of original report and four point inspection report. While they mention that manufacturer is Federal Pacific, they do NOT mention that that very fact is a red flag. The four point inspection, according to them, is a pass (which is required for insurance company). Now guess what? Please go to [*** Link removed ***] which is the companies website which literally states "... Due to the several hazards mentioned above, it is practically impossible to receive homeowner’s insurance with an FPE panel.". However, no where in my report that I received mentions that. I am now a week prior to my expected closing date, and run into this problem, and may not close on time. It was the home owner insurance agents who informed me that Federal Pacific is not insurable and I am at loss, and trying my best how to overcome this (ie exception to bind the policy with plans to replace the panel within certain amount of time). 2. They overcharge and scams first time buyers. Originally, I paid ~$400. It was more expensive than others, but I trusted the Google's 1000 reviews with 4.9 star. Let me talk about the prior house I tried to buy but didn't work. The lady who answered phone suggested that I buy "General Inspection, Four point inspection AND wind mitigation" at the same time, which costed me ~ $600. As someone who knew nothing back then I paid. Then I realized I did NOT need to pay General inspection, Four point and Wind mitigation at the same time. I repeat, DO NOT BUY GI, FP, and WM at the same time. Just do the General inspection first, if you want to know what is wrong with the house. There WILL/ MIGHT be issues. You might back off due to issues, proceed with plans for seller to repair etc. When you DO move forward to buy the house, only THEN do you need four point inspection and wind mitigation for Home owner insurance purpose. 2-2. When you get general inspection report, and then seller repairs, and get four point inspection again, you have to PAY ADDITIONAL $240. The rationale for that is $160 inspection fee and $80 four point inspection report. A little costly, but sure, it is the companies choice. However, when inquired further, the cost of four point inspection with report for regular OWNER of the house is $170. There is discrepancy of cost of $70. I asked why there is difference in cost between owner of house vs potential buyer of the house. The Office Manager Krystal Perez was NOT able to answer that and keeps on telling me I do not understand. She mentioned things like legality issue.. I asked her for her supervisor to answer my question to help me understand. She agreed to answer me, but three days passed no answer from the owners. I would still greatly appreciate the rationale between the cost, to help me understand. It still perplexes me. Please put in reply if anyone from Way point inspection can answer for me. Krystal Perez is insistent upon getting 5 star review. She on multiple occasions asked me "what can I do to get a 5 star on review, it would look bad upon me and my company not to get anything but 5 star". I did not accept any discounts. The only thing I want from inspection company is the VERY BEST QUALITY INSPECTION that would potentially save me thousands of dollars. I can safely conclude that I would NOT recommend this company to ANYONE.

James Amend did a very thorough job. Arrived on time, was at the house for over an hour, took detailed photos of, and carefully explained, any existing and potential problems, inside and out. Waypoint was professional and courteous in their interactions with me. Reports were issued in a timely manner. I was very satisfied with the entire process.

I needed an inspection for a pending real estate transaction. I was concerned because hurricane Irma had just hit. Waypoint assured me they would bring extra equipment to detect water intrusion behind the walls. Waypoint brought a team of professionals to complete the inspection and provide the necessary wind mitigation paperwork for the insurance. Professional, on time, and an agreeable price - I would definitely not hesitate to recommend this company!

The first time was for a home where the results caused us to cancel the purchase. The second time was for a house that inspected "clean"; we bought it, moved in a few days ago and are happy here. We inspected before Hurricane Irma and closed the purchase after Irma. The house stood up with no damage.
Description of Work: Pre-purchase home inspection - and used them *twice* in quick succession. This included inspections for WDO (wood destroying organisms) and for wind mitigation.

After we moved into the house we fould the following items that needed replacement or repair. A proper inspection would have found all of the deficiencies. 1. Baseboards in master bathroom and kitchen are missing. 2. Master bathroom sink faucet had low flow. A plumber fixed the faucet. 3. The tolielt in the guest bathroom was detached from the floor. A plumber re-set the toilet on a new wax ring. 4. One burner on the stove doesn't work properly. Awaiting repair. 5. The water heater in the utility room is set on cinder blocks and not on a housekeeping pad as required by code. 5. garage door code keypad doesn't work. All of these items should have been discovered by the inspection. We could have used the information to get a better deal on the home price. We won't use this inspection company again. We spent over $500 to repair some of the items on the list above and we still have more repairs to do.

Dear Mr [Member Name Removed] We have reviewed the inspection report and your review of our product and services. Your inspection was completed 3 month prior to you moving into the house. You first note that the baseboard was missing in the master bedroom and kitchen. Baseboard is a cosmetic item and at the time of the inspection, the home was occupied. We do not comment on items that are not present unless they have a functional process. In your inspection report on page 14, it was noted that there was low flow on in the master bathroom at the sink. The toilets were all check during the inspection for tightness and function and there were not issues at the time of the inspection. The water heater was installed in 2015. We were not able to see the bottom of the water heater at the time of the inspection as it was surrounded by the contents of the room where it is installed. The stove top tested properly and the garage door keypad is not part of the home inspection. You were provided with a 90 day warranty with your inspection. Feel free to contact them to file a claim.

They were punctual, in fact they were early, and were very professional and kind. They took a reasonable amount of time and were very thorough. They explained all of the findings that needed to be addressed prior to closing and were very knowledgable about many topics. Most importantly, they made it very easy to understand. I would certainly recommend this company to family and friends, without hesitation.

The worst. They were recommended by a realtor. The problem was they did the inspection and they didn't find large things they should've found. The whole circuit board for the pool was burnt out and they did not notify me at all. The filters they needed replaced, they did not mention it, not a word. The pool had leaks in, they didn't do a leak test. There were many things I learned afterwards that he should have caught. There was also a leak in one of the upstairs windows that he didn't catch. He just wasn't very good. It cost me about $2000 to fix the pool. He didn't even look at it. They send you a monthly update for the warranty for the things you have in your house, if there's a recall, they send it to you to keep their name in front of you. Every time I would see it, it made me sick.

Dear Mr. [Member Name Removed]: This inspection was completed on 12/6/2012. When I reviewed your report following this review, it was noted that there were multiple issues found with the pool system and we recommended that you have the pool evaluated by a licensed pool contractor. Regarding a window in leak in the upstairs bedroom, we were never made aware that the problem existed. We would have been happy to address this issue with either own of our contractors or through the warranty problem that was in place at the time of the inspection. We also noted in the photos that the property was furnished at the time of the inspection. Some of the rooms had furniture in front of the windows at the time of the inspection. Regarding the pool inspection, it is explained while scheduling the inspection, that the pool inspection is a visual inspection and we never indicate that leak tests are performed. If you will also note on page 14 of the report where the backflow system for the pool is noted, there is a leak noted. There were also other issues noted on the pool section of the report including that pumps and blowers for the spa where not operational at the time of the inspection. This is also the first time that we ever knew that there were issues with the inspection. You were provided with a detailed 57 page home inspection report with 3 pages of found defects. If we were notified within a reasonable period of time, we may have been able to address the issues. If you wish to stop the Recall Reports, please feel free to contact them and discontinue them but this is a safety report for you and your family to prevent any recalled concerns.

Our real estate agent recommend ed Waypoint to do a pre-inspection prior to selling our home. James and his team arrived right on time and spent around 2 hours inspecting the home. At the end of the inspection, they reviewed their findings with me. Within 24 hours they sent me a 21 page report with pictures and captions indicating any issues that they had found. In the price includes various warranties including a 5 year roof leak warranty. Highly professional; I would highly recommend them to anyone.

Mark Wahl and his associate were entirely professional. Spent two hours inspecting the home. At the end of the inspection they spent time reviewing all of their findings and produced a 390 page report complete with pictures and instructions. I then turned around and sent an list edited from this report to the Seller. After the seller remedied the issues, Mark returned to re=inspect everything thing on the list.

Great. Mark and James were awesome. They arrived right on time and spent 2 1/2 hours inspecting the home. During that time, for all issues that they felt should be brought to my attention, they came to me and we had a discussion. At the end of the inspection, they reviewed their findings. Finally they sent me a 38 page report with pictures and captions indicating any issues that they had found. An incredibly professsional firm; I highly recommend them to anyone.

I scheduled the inspection one week in advance. The scheduling process was very easy and I had no problems scheduling for the day/time that I wanted. James arrived exactly on time and immediately started going through his inspection routine inspecting all parts of the house, pool equipment, crawlspace and attic. I followed him through all steps asking him many questions. James answered all of my questions in great detail. After the inspection I had a couple of follow up questions based on the inspection report. James responded with full answers a couple of days later which is understandable give his busy inspection schedule.

Mark was exceptionally professional and understanding. He carefully documented construction inadequacies. He even reduced the price (because it was a condo and he was not inspecting mechanical systems, roof, etc). I had the report the same day. I unequivocally recommend his company. I am only sorry I did not bring him in earlier in the construction process to document earlier construction deficits.
