The appointment was arranged promptly with little delay during the busy real estate season. The inspector arrived on time. As I was not at the home, I made myself available by telephone if she had any questions. She did call me to ask about the location of the garage openers. She happened to meet the Realtor at the house and told her that there were no major problems with the house. However, when I was given access to the report about the next day--you go to a website, and pay for the service with a credit card and then can see the report. There were some issues with the report. 1. She had not inquired about whether there was air conditioning equipment at the house when she had difficulty locating any equipment. - and reported that no equipment existed--she should have called me for guidance, There Is zoned full house air conditioning. 2. There was a problem reported, which is costing me $5,ooo to remedy, so her comments about no major problems were not appropriate. 3. She did not bother to go into half of the attic storage space because she did not ask me about access--there were stairs to be pulled out over a stairway. She stated since the access was over stairway, she did not try to inspect it. 4. Her report format does not specify the items which absolutely needed attention, versus normal maintenance items so it is difficult to judge what really needs to be fixed at the house. I understand that other inspection reports are in a different format. 5. The photographs in the report were easy to see and understand. 5. She had comments about the roof and our roofing contractor did not agree with her assessment. 6. In general, I know more about the house after the inspection than before, and know about some things I was unaware of, but expected a more thorough job,with estimated repair costs specified.
