Paul Duhamel performed home inspection and everything went wells, It took about 3 hrs and he notified few issues in the house and he answered to all my questions. Very professional and to the point. I refereed to my friends and even he is also happy with the inspection they performed.

We recently had a home inspection completed by Reliable Home Inspection Service and we were 100% satisfied with Greg Burns who was our inspector assigned to our property. Greg was already working in the house when we arrived at the scheduled time. He explained his software that he was using to follow his extensive inspection plan as well as how he was documenting everything that he was inspecting. Greg was very thorough and took his time explaining minor/major issues and how they could be remedied by a licensed contractor, etc. We didn't feel rushed or overwhelmed in any way. We felt extremely confident in the overall inspection as well as the post inspection reporting that he provided us (which was very detailed with lots of pictures and explanations for both parties transacting in this house). Compared to other home inspection companies, we felt like the price point for the services performed was fair and we have already recommended this company to another transaction underway!

Saved us a lot of money on the first house we placed a bid on - a real fixer-upper, which we did not realize at first. Very thorough. We also used them for the home we did purchase. Worth every penny.

Because we anticipate moving to a CCRC soon, we wanted to get our house "in shape" so it could be easily sold; no glitches, like radon above 4.0 pCi/L, which we've known it was for many years. Recent long-term tests of cancer rates among people in homes with radon above 4.0 vs. those below 4.0 produced some surprising results: People in homes with LOWER than 4.0 had HIGHER incidents of lung cancer than those with radon ABOVE 4.0. But, of course, the EPA is intractable on the subject, so ignores such studies, forcing homeowners with >4.0 pCi/L to spend a fair amount of money to reduce it below the arbitrary 4.0 before they sell their house. We contacted two companies. The first offered by far the lowest price, but did so without anyone from the company coming to the house to see what would be involved. We have a poured-concrete basement with a French drain all the way around it. A French drain is great if you have water seeping through the walls because it allows the water to drain back into the ground. But it also provides a path for radon to enter the house, so it has to be closed. In addition, you would not want to leave the drain open because the remediation is done by an exhaust fan that pulls the radon from under the basement floor and discharges it above the roof. Leaving a French drain open could cause the exhaust fan to create a negative pressure in the house, thereby pulling cold air in the winter and hot air in the summer into the house. So it had to be closed. I asked the first company if their quote included sealing the French drain. Their response was that they could seal all cracks in the floor, but the responder didn't know about the drain. Two emails to them about that question were ignored. The second company was Reliable. Although their bid was higher, the company owner came to the house (on time!), inspected the basement thoroughly and explained in detail what they would do, which included sealing the French drain. They used our sump (we have no sump pump) as the radon extraction point. If you don't have a sump, they have to cut a hole in the floor. In order to seal the French drain, they give you the option of (a) moving everything away from the walls or (b) adding $100 to the estimate and they will move the stuff for you. We moved it ourselves. The job was finished in 4 hours and was beautifully done. The only "con": The cover that seals the sump was left with lots of PVC glue spilled on it and on the floor around it. Not a big deal, but it will require us to clean it up with solvents and paint the cover so it looks neat. We highly recommend this company. In our opinion, they're a perfect example of "you get what you pay for".

Everything went well. Met Francis at the home toward the end of the inspection because of my schedule. He immediately took me around the place showing me what he found. Happy with the service. Happy with the price.

He showed up late, as he got lost. (Totally understandable since the house is new-ish, and you have to type in the wrong city & zip code to get to the correct house.) I was not there but my husband said he was very thorough and knowledgeable. I'm sure the pricing is in line with others, but he was lucky since there weren't many things to point out. (Also the office staff was very nice, as they offer a discount to repeat customers, first time home buyers, seniors etc. Even though this isn't our first house, it's our first house in DE, so she extended the discount to us.)

The staff was very friendly and knowledgable. Quickly got the inspection scheduled and completed within a week, even with the mixup with the lockbox. I was given email updates on everything.

John showed up on time (a few minutes early) and explained what we could expect during his visit. He is very knowledgeable and took the time to explain everything he was putting in his report, as well as easy ways to correct small issues. We feel so much more comfortable now making this purchase and will definitely use Reliable Home Inspection Service again in the future.

John is clearly experienced and by the end of the 3.5 hr inspection he was sweating bullets! I come to appreciate the job of a home inspector because it's so physically demanding! John produced a report that shows all the big (roof leak!) and small issues (carpet too high, prevents door from closing correctly), but what really shocked us and I will be eternally grateful for, is he got our attention on the EIFS exterior right off the beginning! We had no clue this synthetic stucco existed and that it could cause serious moisture issue for the home. He scared us and it's a very good thing. We walked away from a rather pricy home knowing that the $577.00 I spent saved me from potential serious financial mistake! In the end we ordered what John recommended, a moisture inspection, but the sellers were very uncomfortable with the invasive test and we walked away from the deal. I am heartbroken, but I am grateful and so glad I found a good inspector because h*** I would be p***** 4 months after moving in that my home had moisture problem! John we are still looking for homes, and potentially looking for a brand new construction but everything I read online said a good home inspection is still just as important on a new home as it is for a old home. So I will be calling =)

I got Reliable Home Inspection Service from Angie's List. He's very thorough. He pointed things out and what he recommends. He directly answered some of the questions. I would use them again.

We made the appointment by phone about 5 days prior to the service date. Their office called a day or so prior to the appointment to confirm the time, answered several of our questions, and they were very accommodating. The inspector, John Kerrigan, was super punctual - right to the minute on time and apologized that he wasn't early. The inspections and testing were completely thorough. I was able to be there, on-site, ask questions, and see the whole process unfold. He uses good technology in the inspection process and reporting. He explains the pros and cons of what he's seeing through out the home, and was very professional. He was very careful to be safety conscious, as well as very respectful to leave the seller's home in exactly the same manner as it was before the inspection. After the inspections - still on-site, he took the time to explain the documentation process, and next steps. We now have a high quality inspection report; we got it very quickly. It contains wonderful photos, documentation, explanations as well as some other supplemental/helpful information. He has offered to be available after the fact if we have additional questions, etc. I could not be more impressed with this company and how it's operated and the services they provide to sellers, buyers, realtors, and home owners. The general home inspection, the termite inspection, and the radon testing have now been done for us, with a single service provider, in a timely manner, and it was all super helpful in our home buying process.

I am working with a real estate agent who recommended this company. The inspector, Bob, was very knowledgeable. I was quite impressed with the level of detail in his 29-page report. The report was given to me before he left, and I also received 2 discs with the information so I could share one with my real estate agent. Bob's comments and the photos were extremely helpful to the service people who subsequently came to work on the plumbing and electrical issues.

Overall, my experience was perfect. They were on time, friendly, user friendly, and pretty easy to deal with. I would tell anyone considering this company to hire them immediately.

It was an excellent experience that we had with him. He was on time, he was very friendly, very thorough and he was very professional and personable. We paid him $ 300 for inspection and pest extermination cost us $1400 since we had the whole nine yards done like extermination for termites, bugs, fleece and the whole thing. He was very professional.

They are ASHI certified. They give they choice of early morning or afternoon inspection. They give pictures and a written report. They go over everything before leaving.
