Pete arrived within 15 minutes of the scheduled time. Pete inspected my basement and informed me that my issue was an improperly installed french drain that did not allow my cinder block basement walls to drain efficiently. Apparently cinder block walls should have weep holes at regular intervals to allow water to flow directly to the drain instead of building up in the walls and causing crystals. Another contributing factor was that the previous owners had painted the basement walls, which also interfered with proper drainage. Pete explained that the proper way to fix the issue was to dig up the floor and install a proper french drain, with a plastic barrier up the walls to 24 inches and the use of a mold killer/prevention chemical, which would cost about $4k for my 25x25 basement, but since I had no issues with water in my basement, this wasn't really necessary. He explained that all I really needed to do was clean the mold and crystals with a wire brush and spray a biocide (mold killer) from Lowe's on all the walls and rafters, then get a better dehumidifier to completely dry out the basement, which should cost about $100 plus elbow grease. I really appreciate Pete's honesty and I would recommend Basement Pros for their integrity.
Description of Work: Pete from Basement Pros came to my house to diagnose and give an estimate on fixing my musty basement. My basement had crystals forming on the walls and mold in some corners.

I e-mailed the company through Angie's list. They called and came out for an estimate 2 days later. The work was completed a week after contacting them. They repaired the crack with carbon fiber wall strap. We were very happy with the work done.

I went out and contacted a few different vendors from Angie's List. Basement Pros was far and away the best. They immediately responded to my initial inquiry and had a sales guy to my door in just a few days. After comparing other quotes, Basement Pros easily beat the competition. They completed the job in one day, which was great for my schedule. Looking at all they did, I'm surprised in the quality and quickness for which they did it! I'm usually an advocate of you get what you pay for, but these guys really do a fantastic job at such a low price. I would recommend them to anyone in the area for basement waterproofing.

The proposal looked good and the timing was as I desired.. The estimator was very knowledgeable and explained in detail what he proposed to do and how it would work. The crew of three arrived as scheduled. They covered all nearby items in the basement to keep dust off.. The work proceeded quickly. The trench for the drain, a drainage pipe, small rocks around the pipe and the cement work all went well and were done neatly. A sump well with pump were installed along with an outlet through the basement wll for water to be pumped out. Upon completion, the crew swept up the area. Good Job!
Description of Work: Experiencing water leaking during heavy storm conditions along about 25 feet of south side of basement. Basement had no drains or sump. They installed drain along wall, sump and pump and battery backup.

I called several companies for an estimate. Out of 5, only 3 came out. Mike Ward was the first. I was very pleased with his promptness. He explained in detail as to what needed to be done to repair the leaks. I called him back in 3 days and he scheduled me the following week. He did a great job and it passed the inspection! I was very pleased with his company!

The gentleman that came out was very unprofessional. I reluctantly let him in the house to do the work because I needed it done. He went about his business and fixed the crack and applied the spray all around the basement. This was supposed to seal the mold and kill it. However, I had to call them back less than a week later as there was still a mold problem in the house. I am very highly sensitive to this, so it is very important that the issue is resolved. When I called back, he was very nasty to me over the phone. His words were "what do you care? You aren't living there anymore." That is very unprofessional. The 2nd time I called, he acted like I was threatening him and got very nasty again. I paid for this all in cash, and he originally told me that if this new product didn't work that he would refund the money I paid for it. Now he is refusing to and will not return any of our communication. I turned it over to my husband and he has kindly emailed him trying to get this resolved and he just will not respond. Now the other problem is I had to have someone else come out and inspect everything where I had to pay an additional $400. This company was able to tell me that there was still toxic mold present. I even gave him these test results and he still hasn't budged. All I want is a refund for the product that didn't even work.
Description of Work: I hired them to do mold remediation. They told me they had a product called "Mold Exterm," where they could spray it and seal the mold and it would be dead. When they came out, they fixed a crack in the wall in the basement, and then they sprayed that new product.

Overall the experience when from scared and skeptical to FAMILY, FRIENDLY FANTASTIC!!!! I had a true confidence in Mike's installation group as they delivered as promised. They earned my trust to the point that I was willing to leave him and his crew in a home that was and is very important and dear to my heart. Some small additional problems arose at which time Mike made me aware of and completed these tasks in addition to the contracted work. These additional task were done at no cost to me; which I believe was due to the fact that Michael knew I was at my max on my budget. However, once the job was completed there was a slight problem with one of the previously installed pumps shortly thereafter on a holiday weekend and I was able to reach him on his personal cellphone. He was very quick to reassure me that the problem would be taken care of and was not serious and would be rectified in the next 24 hours. I am embarrassed to say that the problem was not his pump but a circuit breaker that I had not checked. To date I have not received an invoice for that unneccessary service call due to my oversight. Overall I would state that I could not have found a better company to provide me with the service, quality and value that they gave me. If you need a basement contractor I would place him top on the list.
Description of Work: Dear Angie, Basement Pros was one of three companies that I interviewed for the repair of my family's home estate. We purchased several homes from my deceased grandmother's estate. These homes were approximately one hundred years of age and were in desperate need of basement water proofing along with sump pumps and french drain installation. The basement walls leaked like a sieve. This estate is near and dear to my heart; therefore having a professional quality company perform these repairs was a very personal decision to me. This house was built by my grandfather and his two hands back in the early 1900's. Upon meeting Mike, of Basement Pros, I was impressed with the no stress and pressure sales approach. Mike approached the sale looking at it from my prospective as a home owner on a budget. He promised me a quality, skilled and professional team that would treat my home as it was their own which he did!!! I was very surprised to receive all of the services that I was promised on the contract. I would highly recomend Basement Pros to any family and friend who is need of their type of services.

I have used Mike Ward and his team at Basement Pros on several investment property projects. Their pricing was always the most competitive, they always showed up when scheduled and performed the work as promised. Most importantly, I have never had another drop of water in any of the properties. The work crew was friendly, polite and extremely hard working. I have even called Mr. Ward (The Owner/Operations Director) several times over the last year to get his advice and input on other property that I have looked at, his advice has always been spot on and he has never objected to giving out FREE expert advice! There was some dust in the basement after the work was done, but I somewhat expected that considering the type of work being done.Overall I am very pleased to have met Mr. Ward and Basement Pros, they were a referral from a business associate. I rely on their expertise when it comes to a wet or moldy basement.

Initially, Basement Pros, specifically the owner, Mike Ward was very responsive. Mike came out to my house a day or two after our initial flooding incident that flooded my entire finished basement with 4-5 inches of water back in August of 2008. In fact, during the first flooding incident (which was a Saturday) Mike called me on the phone to see if there was anything that could be done remotely (helping me check that the sump pump was running or not...basics that I was too panicked to think about). Mike came out the following Monday to survey the damage and propose a solution. His solution and pricing for work seemed reasonable (though how would I know), so we hired Basement Pros to do the work. The work was completed Thursday of that same week. AWESOME! The crew was pleasant and seemed to know what they were doing...brutal hard manual labor including jackhammering out our crawlspace. That weekend it rained and we got a fair amount of water in our crawlspace, though it did not make it to the finished part of the basement. Mike came out and proposed some additional work for the cost of materials that he was sure would fix the problem. We agreed and the additional work was done while we went away on vacation. From that point on whenever it rained a moderate amount I would get water in the crawlspace. Basement Pros was responsive to my service calls and would usually show up within a few days to "fix" the latest problem. Eventually, after numerous fixes, 3 separate sump pump locations, a battery backup system and many hours of staying up through the night during rainstorms Basement Pros were never able to keep the water out of the crawlspace. 2 weeks prior to Hurricane Irene (3rd year after original installation) coming through we had a rainstorm that soaked the crawlspace. I contacted Mike Ward and caught him as he was driving home one evening. He said he couldn't speak but would call me back. He never did. 2 weeks later with Hurricane Irene proposed to dump upwards of 8 inches of rain over the weekend on our area I called Mike again and expressed my concern about the storm and asked that he have someone come out. The following is my email to Mike after he got aggravated with me and hung up the phone on me: Sent: Wednesday, August 24, 2011 10:50 AMTo: Mike WardSubject: Post phone conversation, explanation Mike -I called you this morning not to complain to you or to cause you to become angry and hang up on me. I only wanted to discuss with you what options you believe we have available to us for stopping water entering the basement with an emphasis on preparing for the predicted hurricane this coming weekend.I believed that after our phone conversation yesterday that you were expecting the photos of the crawlspace and outside sink hole, in order to formulate some sort of plan. I sent the photos between 7 and 9 pm and, yes, I understood that you would not be home before 10 pm that night. My expectation was that you would be able to look at the pictures this morning, speak with Donny, and review your schedule and then get back to me. Perhaps my expectations of a call back before 10:15 this morning with a game plan on how to proceed and whether or not you would or should be able to do anything prior to this weekend were unreasonable. After our conversation last night I was fairly confident that you were looking to get someone over here prior to the weekend, but there was nothing definite about that happening. By contacting you this morning I was only trying to determine that you would be able to send someone to look at the situation, and that they would be equipped to handle whatever they might find prior to the weekend, even if it were only a temporary fix. I don't wish to have an adversarial relationship with you. I believe we have worked well together in the past. You have to understand though that I am very anxious about the weather we are expecting to get this weekend which has been predicted to bring heavy rains. My basement is regularly getting some degree of water in the crawlspace whenever we have moderate to heavy rain, which is why I contacted you two weeks ago, and why I contacted you again yesterday since you had not called me back. Please let me know if you are still looking to help me with this situation prior to this weekend or not, at your earliest convenience. Thanks again. He eventually did have a crew come out and do a temporary "fix" that didn't work. The pressure from the water dumped from the Hurricane pushed the sump pump and surrounding crock out of the slab of my crawlspace by over 18 inches. Needless to say the basement flooded. I hired another company to come and and re-do all of Basement Pros' work. One year and many rainstorms later, I have had not one drop of water in my basement thanks to the 2nd company's completely sealed water management system. You can't even tell there is a system in place except for the difference in concrete color. Radon no longer leaks into my house through the formerly open French drain system. I waited until now to write this to make sure that the 2nd company's work was tested over time. Again, NOT ONE DROP OF WATER HAS GOTTEN INTO MY HOUSE since the 2nd company replaced all of the Basement Pros' work.
Description of Work: Basement Pros ATTEMPTED to remediate basement flooding problem. Exterior French drain across entire back of house (directly against foundation). Interior French drain in basement crawlspace and basement utility room. Installed (2) additional sump pumps with battery backup on one. (This setup completely undermined our Radon system exposing the house to high levels of Radon). After the initial work was completed by Basement Pros, we continued to have water flooding in crawlspace and utility room after nearly any rain that lasted longer than 30 minutes or was of significant amount. Discontinued working with Basement Pros after Hurricane Irene.

The company scheduled the appointment rather quickly, within a few days of me calling. They informed me that the inspector would come out and assess the problem. The inspector "Mr. Ward" was very polite and professional, he was the only guy who actually crawled into the crawlspace and looked around for some time, not that I blame anyone for not wanting to, it was a muddy, scary place! He gave us a straightforward explanation as to what was going on and what needed to be done to fix it. The overall solution was similar to the other estimates, but the big difference was the mold treatment. The overall estimate was a bit less than some of the others, but that isn't what made us choose them, We just felt we were getting more for our money with them. The work men were very courteous and respectful. They obviously had a very messy and difficult task working in the crawlspace, they worked hard and got the job done in two days. All in all the process went very well with no unexpected surprises. They also had to bring in an electrician to power the sump pump and dehumidifier.
Description of Work: My wife and I hired Basement Pros to waterproof and clean up a mold problem in our crawlspace. We choose this company after getting a few different estimates. What set them apart for us was that they were the only company that was going to treat the mold problem and guarantee the crawlspace against future mold for 5 years, their drain system says it is guaranteed for as long as we own the home and it can be transferred if we sell, which we will be doing shortly to move to Florida. The product they use is called Moldexterm and according to the company they are the only people in the waterproofing industry who have access to it. It is touted as a mold cleaner and preventative that is a newer state of the art product. It did have a lot of scientific research backing its claims and I checked that it was EPA registered. The mold was what concerned my wife and I the most, but the representative, Mr Ward explained that if we didn't stop the water and moisture from entering the crawlspace the mold problem would persist. They also installed a dehumidifier made specifically for crawlspaces which drains to the sump pump they installed, because there is no way I could go under there and empty it everyday. They also closed up the vents in the crawlspace. They dug up the dirt floor around the foundation and installed a pipe and gravel drain system, the pipe was wrapped in a filtration material of some sort, then they covered the floor and walls with a white plastic sheeting. It certainly looks a 100 times better under there now! The musty odor has gone away as well.

They seemed to be reliable. I got the work done by another provider. They would not use my existing sump pump and the other provider would. He wanted to put a new sump pump in place of the one I had and I did not need that, the one I had worked fine. I hope not, I hope I get my problem fixed but if I needed to, I would use their services for an estimate in the future again.

Everything went well, and most importantly we have not had any water in our basement since the procedure was completed. This is particularly significant given the hurricane and other rain of this summer. The company rep was an honest guy and actually made an effort to limit the displacement of our basement (which was already finished prior to this work). They managed to use tunneling and other techniques that made the re-finishing easier and less costly. On the first day, their carpenter went through and cut our drywall very neatly and precisely. If you are addressing a problem in an already-finished basement, I highly recommend that you use their guy to do the prep. The cost for his services was much more reasonable that what other basement services wanted to charge for prep. Then, the guys (a team of 5 or 6 led by Donnie) started their demo work. They broke up the floor as needed, and even took care to preserve our basement tiles where possible. Over the next 2 days, they hammered, removed debris, installed the perimeter system, and covered everything back up. To their credit, the job took longer than anticipated, and they didn't consider cutting corners to shorten things up (and presumably save $$ on their end). The system comes with a warranty, but we have had no reason to call them back. The only negative was the amount of dust that spread all over our house. I recommend that you run a fan pushing the air back into the basement to avoid this issue. The dust from the work is inevitable, so do whatever possible to keep it in the basement. Also, do not run the A/C or heat while the work is underway, or you will spread even more dust around the house and ducts.
Description of Work: Installed french drain system around perimeter of basement. Cut drywall, jack-hammered concrete, installed piping, replaced sump pump, installed wall cover, laid fresh concrete.

Don and his crew Jack-hammered through existing cement to widen the area where there was a previous attempt to install a French drain. After the installation, they swept cleanned the basment floor and walls and treated it with mold and mildew solutions. Don and crew were very careful about entering and leaving my home, spreading protection on the floors and cleaning up all debris. They were ontime and completed the work in two days..
Description of Work: The company Installied a French Drain, a quality sump pump and piping fixtures to carry water backup/flood water 20 ft outside and beyond my home. All this was done without entering the sewer pipe. (I mention this because other companies wanted to enter the sewer pipe to carry the water backup outside. This is illegal in Delaware.)

We truly apologize for the miscommunication, we literally received hundreds of calls from the recent hurricane and somehow your appointment got lost in the chaos. The hectic nature of the situation is certainly no excuse for misplacing your appointment information. If you would have given us a call in the office, we would have been more than happy to make it up to you by rescheduling your appointment and offering you a discount on our services. Again, we sincerely apologize for any inconvenience this oversight may have caused, we value all of Angie's List customers and want to provide everyone with outstanding service.

First visit was to analyze problem and provide a written estimate. A few days later came and in about a half day did repairs. Applied hi-modulus epoxy and carbon fiber/kevlar wall strap then covered with dura-wall panel. Our estimate did not include redoing the sheet rock, painting and fixing the molding after the foundation repair. We did that part.
Description of Work: Repaired a hairline basement foundation crack. During major rain storms we had been getting water seepage in a small area of the floor in our finished basement. Now it is completely dry. They provided a guarantee which can be transfered to new owners.

Crew were prompt, arriving as scheduled. They worked well together as a team. However, they generated a lot of dust when jack hammering the concrete. Crew worked hard removing concrete promptly. Completed drain installation in 2 days, including pouring concrete and installing sump pump, treating walls for mold and mildew. Carpenters returned after concrete cured and replaced walls within 2 days. Crews cleaned up well, though not to our Asian standard of cleanliness. Crews were friendly, courteous and professional. Had contacted 2 other services and company offered best value for work.
Description of Work: Jack hammered 100 feet of concrete floor in basement, cutting into finished walls, removing concrete, installing gravel and drain system leading to sump pump which they also installed with battery back-up. Placed plastic mildew reducing wall panels. Carpenters returned to put back walls in finished part of basement about 1 1/2 weeks later.

Good and very friendly. Made good suggestions, gave credit on old pump. A little pricey, but I had nothing to compare it to.
Description of Work: Deepened existing sump dug, second pump, installed new sump pumps with battery backed up and put in new drain line outside.

The company was outstanding from start to finish. I went with them because they are a family operated business, one of the owners actually came out to give the estimate, he was extremely knowledgeable compared to some of the others, he stated that he has been in the business for 23 yrs.. They also do not use any subcontractors (something that was very important to me) they say all work is done by company employees, they even put it in writing. Their estimate was not the very lowest but was in the middle of the three I got. The people I talked with in their office were very friendly as well as the crew that performed the work. Basement Pro's waterseal system seemed to offer more advantages than the others I compared. Best of all my basement is dry and the horrible musty smell is gone! Also, they did a great job cleaning up.
Description of Work: They installed an interior drainage system in my basement with a sump pump and emergency battery back up system. They also treated my basement and foundation walls to eliminate mold & mildew.
