When we had our home inspected four years ago, we found several issues not reported in the inspection such as light switches that did not work, exhaust fans that did not work and a broken window. We are now selling our house and Amerispec inspected our home again for the next buyer. This time they wrote up several issues that have been present since the day we moved in. Why weren't these problems 4 years ago during our home inspection? Beware: no consistent standard among inspectors!

WARNING! If you purchase a house DO NOT use AMERISPEC as your home inspection company. We closed on our house Dec 17, 2014 and what a can of worms we have opened. Live, learn, and PAY for it; which in our case as of June 23, 2015 is a total of $12,095.26 and we still have plumbing problems that are currently being worked on. Our problems began when our propane bill was over $500 a month. We have never had propane before and weren't sure of the amount we should be paying. When we called an HVAC company to come and have a look at our ducting he found that there were leaks where the ducting was not sealed properly and also pointed out what he believed to be mold. We called a mold company to do an appraisal and our worst fears were realized. BLACK MOLD EVERYWHERE! AMERISPEC has a clause in their inspection that they are not required to point out mold. MOLD something that can cause so many health problems. Our crawl space was riddled with mold, IN the air ducting blowing into our house, on the outside of the ducting, on pipes and on wood. We are not talking about a small amount that could easily be missed. They also failed to notice a toilet leaking (the contractor who fixed it said in his professional opinion had been leaking 18 months to 2 years! The leaking toilet caused water damage to the wood beneath it and with the length of time of the leak the wood was rotted and had to be replaced. There was a puddle of water in the crawl space during the home inspection which the inspector said was from the rain and if we got a crawl space cover problem solved. WRONG there was a pipe leaking in our master bathroom behind the shower head panel. The plumber had to cut out a piece of the wall to get to the pipe so he could replace the piece that was leaking. We have also found a hole in the foundation in the crawl space. I contacted AMERISPEC about all the problems we have had with the house and was informed of the mold clause and since we had already had the leaking pipe fixed there was nothing to be done about it. Two people from AMERISPEC (which one was the lead inspector for the company) did come and look at the floor and said they would get back to us with a decision. That was over a week ago now, who knows how long we will have to wait for an answer, they clearly do not care. When the inspectors from AMERISPEC left our house after looking at the floor, I was told that we are going to disagree. Disagree on what, the floor, the leaking pipes, the fact that you do not have to point out MOLD? I want to know how a home inspection company does not have to point out mold? We sought legal counsel and there is nothing we can do to file a claim since AMERISPEC has a mold clause. I am just going to take to the internet and share our horror story of being first-time home buyers who trusted a home inspection company! The home inspectors name is Mike Horkey. If you value your families health especially if you have a young child like we do, and your hard earned money DO NOT use this company! They are completely incompetent and are not held liable.

I moved in on 11/15/13. I brought my food over from my old place on 11/17 and placed it in the refrigerator. On 11/18/13 I discovered that the refrigerator was not cooling (although it was running to beat the band) and all of my food spoiled. AmeriSpec refused to do anything about it. I lost $637 in food and a new fridge cost me $400. In addition they failed to find the oil tank buried in the back yard; the toilet leaks where it meets the floor; and there's a pipe dripping inside the bathroom wall! The kitchen sink keeps backing up. They have done absolutely NOTHING to help!!! A blind guy off the street would probably do a better job.
Description of Work: Hired them to inspect a home I wanted to buy. Their web-site sad nothing about not inspecting appliances. It wasn't until I'd paid them and had the inspection done that I found out they do not inspect appliances (it was hidden in the report in small print).

Response from Amerispec Home Inspection
Our inspections follow the guidelines as set forth by the American Society of Home Inspectors (ASHI). Refrigerators, washers, dryers, portable dishwashers and underground oil tanks are not a part of our inspection. The ASHI standards are a part of our contract, which the customer, Mr (member name removed) signed. Mr. (member name removed) was present for the home inspection and followed the inspector. The kitchen page of the report clearly states that only built in appliances, that are listed in the report are those that were operated. The below is directly from the kitchen page of the report (in standard print size): Appliance inspection is beyond the scope of the American Society of Home Inspectors Standards of Practice but, as a courtesy to our clients, we perform a visual and operational inspection of all built-in appliances. The appliances listed in this report are operated, if accessible and power is supplied. Cooking systems are checked for burner operation but not for calibration, timers, special features or cleaning cycles. Built-in dishwashers are run through a full normal wash cycle to determine if the system is free of leaks and excessive corrosion. Please double-check appliance operation just before closing and re-check for secure cabinets, counters and appliances. Upon occupancy, the client should secure any freestanding oven so it cannot tilt forward when weight is applied to the door. (Most ovens come with directions on how to do this.) Individuals have been injured when sitting on or standing on these doors. Clients are advised to purchase a home protection plan because appliances, including new appliances, can fail at any time, including immediately after the inspection. Older appliances (five years or older), of course, are more prone to failure Features listed on this page were inspected and tested unless otherwise noted. Mr. (member name removed) failed to read his report in its entirety. Mr. (member name removed) was represented by a Realtor. As a realtor, it is common knowledge that home inspectors do not inspect portable appliances. The realtor and buyer examine these items prior to settlement. We inspected the property for the conditions existing and apparent on the day of the inspection only as outlined by the ASHI Standards and are not responsible for latent repairs. Mr. (member name removed) is looking to place blame where it does not belong and is attempting to bully us into refunding his inspection fee through slander.
