I moved in on 11/15/13.
I brought my food over from my old place on 11/17 and placed it in the refrigerator. On 11/18/13 I discovered that the refrigerator was not cooling (although it was running to beat the band) and all of my food spoiled.
AmeriSpec refused to do anything about it. I lost $637 in food and a new fridge cost me $400.
In addition they failed to find the oil tank buried in the back yard; the toilet leaks where it meets the floor; and there's a pipe dripping inside the bathroom wall!
The kitchen sink keeps backing up.
They have done absolutely NOTHING to help!!!
A blind guy off the street would probably do a better job.
"Our inspections follow the guidelines as set forth by the American Society of Home Inspectors (ASHI). Refrigerators, washers, dryers, portable dishwashers and underground oil tanks are not a part of our inspection. The ASHI standards are a part of our contract, which the customer, Mr (member name removed) signed. Mr. (member name removed) was present for the home inspection and followed the inspector. The kitchen page of the report clearly states that only built in appliances, that are listed in the report are those that were operated. The below is directly from the kitchen page of the report (in standard print size): Appliance inspection is beyond the scope of the American Society of Home Inspectors Standards of Practice but, as a courtesy to our clients, we perform a visual and operational inspection of all built-in appliances. The appliances listed in this report are operated, if accessible and power is supplied. Cooking systems are checked for burner operation but not for calibration, timers, special features or cleaning cycles. Built-in dishwashers are run through a full normal wash cycle to determine if the system is free of leaks and excessive corrosion. Please double-check appliance operation just before closing and re-check for secure cabinets, counters and appliances. Upon occupancy, the client should secure any freestanding oven so it cannot tilt forward when weight is applied to the door. (Most ovens come with directions on how to do this.) Individuals have been injured when sitting on or standing on these doors. Clients are advised to purchase a home protection plan because appliances, including new appliances, can fail at any time, including immediately after the inspection. Older appliances (five years or older), of course, are more prone to failure Features listed on this page were inspected and tested unless otherwise noted. Mr. (member name removed) failed to read his report in its entirety. Mr. (member name removed) was represented by a Realtor. As a realtor, it is common knowledge that home inspectors do not inspect portable appliances. The realtor and buyer examine these items prior to settlement. We inspected the property for the conditions existing and apparent on the day of the inspection only as outlined by the ASHI Standards and are not responsible for latent repairs. Mr. (member name removed) is looking to place blame where it does not belong and is attempting to bully us into refunding his inspection fee through slander."
