Description of Work: I own a four-unit building, circa 1940.... blocked bathroom drain in one unit, in another unit, a water leak behind kitchen cabinets (that had been diagnosed and "fixed" by three other plumbers within the past year. Brookland unblocked the bathroom drain .... went to the other unit, (removed some drywall from the ceiling... so minimal and neat the removal can be referred to as an incision!)...identified the source of the leak.. I should mention that source of the leak was NOT in the pipes as diagnosed by previous plumbers. I had to replace some faucets. I have spent hundreds on previous fixes.

They were prompt and friendly and quickly diagnosed that my problem was not the waste line but the toilet itself. Suggested I simply replace the toilet rather than have them do any more work. In fact, even though I had the crew come out just to be safe, Eileen from Brookland correctly diagnosed the problem when I first called her on the phone. I should have listened to her and just replaced the toilet. The great thing about Brookland is that if they can save you the time and money, they will work with you on the phone to diagnose the issue. They saved me the cost of a service call once before when Eileen diagnosed the problem with my dishwasher while on the phone. This is not to say they will sit on the phone with you for hours while you try to fix the problem, but 5 minutes on the phone with Eileen can save you hundreds of dollars. The plumbers as well are quick, efficient and honest.

The lady who answered the phone was extremely responsive and very sweet. We noticed the bubbles in the ceiling plaster late in the day and she was on her way out of the office by the time I called her. But she called me back on her cell phone and we made the appointment via text messages so I could lock in their next available time. Luis came out about 3 days later to do the work. He assessed as much as he could without having to cut holes or take things apart, and determined that the leak was in the fittings of the pipes between the walls of the second floor. Unfortunately, that wall was tiled on the bathroom side and built-in bookcases on the other side, so there was no way to access the leak through the wall without requiring expensive repairs of either tile or woodwork. However, by cutting through the area of the ceiling below the leak and using a new kind of fitting that doesn't require soldering, Luis was able to do all of the repairs up from the first floor. All we have to do is have the ceiling plaster repaired, which we would have had to do anyway because of the leak. He was also very conscientious of our home and tried to minimize the mess as much as possible, then cleaned up before he left.

When I initially called, the lady I spoke with was very polite and passed my request off to the underground department. She said they would get back to me toward the end of the day. She called the following morning and apologized saying they didn't do work in Virginia. It would have been nice to know this during the first call.

They gave me a very fair price estimate and I was going to hire them to do the work. I emailed Brookland to see their availability for the end of March. I never heard from them and hired someone else to do the work. A few weeks later I get a call from them, apologizing profusely about the lack of follow-up. (Apparently there was a family emergency.) They sent me a check for the $50 I paid for the estimate. It is refreshing to have a company that is so honest and upfront. Isn't that the kind of person you want working in your home? I will use them in the future.

Luis came to install a new faucet, repair an outside pipe for our outdoor hose that was giving us trouble, and also worked on a toilet that kept clogging. He broke down the jobs and tackled them, and was clear with me throughout about what the different issues could be and what might prove tricky. I was especially worried about the hose because we live in a 50-year-old house and I wasn't sure that the job wouldn't require breaking into the wall. But in the end, everything went very smoothly and was tackled in a day. He worked through all the problems, was very clear with me and answered all my questions.

Our house is 60+ years old and we had original pipes-- which was galvanized iron and it definitely showed its age by leaking all over our kitchen ceiling. We already removed the cabinets, cementboard/masonite, and drywall in our kitchen (because of the leaks) so they were able to look into our system and gave us an estimate a week before they did the work in our house. Estimated to have the entire system replaced in three days-- instead did it in two days. Two plumbers-- the owner, Raciel, and his assistant-- did the entire labor themselves. They cleaned up afterwards which is nice. They were expensive (about $125 hourly for two plumbers), but it's worthwhile because their services were stellar and I feel they were very professional with us. You will talk with the wife, Eileen, re: scheduling and invoices. Friendly woman that will bring the lunches for the plumbers. I definitely will have them back for any plumbing needs in my house (hopefully nothing bad!) and recommend them to my friends.
Description of Work: The expenses are for two days worth of labor (20 hours?) and materials (copper and PVC) to replace the entire water plumbing system included a portion of main sewage pipe.

We called this company on Tuesday to talk about our request; they called back a little later than I had hoped, and we didn't get to speak until later Wednesday. I was told they were pretty booked up but would try to squeeze us in between jobs on Thursday morning and to expect a call around 9:30 or 10 AM to let us know whether they could make it. Being a bit antsy, when it hit 10:05 AM Wednesday, I called them back and was told the other job would take too long. They asked if I was available Friday afternoon, likely later than 3 PM, in case they finished up their other jobs early enough to fit us in. This worked fine; Eileen called me at work around 4 PM and asked if I could get home to meet Louis. Louis was pulling up, just as I walked up to the door. He was extremely friendly, yet got down to business, let me know how the jobs were going as he was moving through them, and definitely seemed to work fast. The B's in my ratings come from that little bit of difficulty in coordination, but seeing as how they fit us in so quickly and did follow-up well, it's really nothing that can't be overlooked easily. Strongly recommend these folks.

I first showed the plumber that the outside faucet was badly leaking despite the valve inside being in the OFF position. It seemed logical to us that the valve must be faulty. The plumber however at first said the valve looked OK, and seemed stumped as to how to proceed. After some further investigation for 10 to 15 minutes, he decided that the valve was in indeed faulty. He was going to drive into D.C. (I live in MD.) to buy a valve, but I phoned a plumbing store nearby and went myself, not wanting to pay for his time to go shopping. He first asked for the main water valve to shut off the water, and told me that it was "already off." That did not seem possible since I had water in the house. He went outside and was searching my front yard for a plate covering a valve, and not finding one, came back in and said that the valve inside had actually been left just open a small amount, and that tightening it to the right shut off the water. Yikes. My confidence was now quite eroded. While I went to buy a valve, he was to replace a hose in the kitchen faucet, and also a flapper in the toilet. When I returned, he told me that he didn't have a flapper on his truck that fit. He replaced the valve for the hose faucet, and we turned the water to the house back on. The outside faucet had stopped leaking, but the kitchen faucet still leaked. He then better tightened the kitchen faucet, and it was OK. I felt that the job ended up being expensive for what was done because a lot of time was unnecessarily lost. To add insult to injury, the next day I went back to the plumbing store to buy a flapper for the toilet (which I put in myself), and the manager told me the valve that I had purchased was the wrong kind for that location. I was not pleased with this experience and would not use this company again.

I called Brookland Plumbing in March and arranged for an estimate April 11. The owner and a helper showed up pretty much on time. We discussed the whole project and they appeared keen to accept the project and promised a quote. Based on the meeting and what appeared the professional attitude we did not pursue other estimates. The representative provided a verbal estimate and we were comfortable with the number. However, we did not hear back from Brookland Plumbing for 1.5 weeks and had to follow up. We were then told that the company had accepted bigger jobs (ours was around $3000) and did not want to pursue other projects. We have lost now at least a month and have to say that this is the first negative experience we had with a highly rated provider from Angie's List. The company is very small (2 people and an office manager) and while this is appealing it has its downsides.... Our recommendation is to work with another provider if the project is important and time sensitive.

Response from Brookland Plumbing
The day after visiting this client to review his proposed job, Raciel suffered a series of severe chest pains and constrictions, and also experienced frequent inability to breathe. For the next week and a half, he was in and out of hospital emergency rooms and underwent a series of tests on his heart. We still do not have a definitive diagnosis of what is wrong; the pains around his heart have continued episodically. Because of this health crisis (we are a small family business--Eileen who answers the phone is Raciel's wife; Raciel does all the estimates and major plumbing jobs), we were not able to follow through with the estimate in our usual timely manner. To be honest, our fear for Raciel's health threw all of us into a tail-spin, and the estimate completely fell through the cracks. In the meantime, in order to keep the business going, we did accept jobs, which Raciel's assistant was managing to perform primarily on his own. This work filled up our schedule for several weeks in advance. Contrary to what this gentleman states in his report, none of these jobs were anywhere as large or complex as his. When the client called to inquire about his estimate, we apologized for our timing slip-up. We informed him that we were struggling to keep up with the scheduled work and encouraged him to pursue the project with other companies. When he insisted that we give him the estimate, we explained that Raciel's health had suddenly taken a very questionable turn and that we now simply could not commit to such a stressful and complex job--something that at the time of our estimate visit was completely unforeseen. This was not something that Raciel's assistant could handle on his own. We were simply straightforward and honest about our situation which had radically changed from the time when we met him. The client became very angry and pushed us to commit to the job despite our health concerns for Raciel. Although we appreciated his desire to work with us, we had to stand firm in our decision to not do this job. It is simply too large a risk to run. We are sorry that we did not communicate with the client sooner--something which has never happened before--but we really were in a crisis for those days after Raciel's initial meeting with him. We also cannot risk Raciel's health by promising to do a job of this scale at the present time. We understand that the client is upset that we did not communicate with him immediately; this mistake was not in any way due to negligence or lack of concern on our part. It was an honest error, which we did our best to explain to him. We hope that he will be able to complete his project in a timely manner, and that he will eventually understand that we could not run the risk of a heart attack in order to install his sprinkler system. We encourage Angie's List members to read our ratings from other customers; we pride ourselves on honest, quality service to everyone with whom we deal. We pledge that those clients who contract with us will receive respect and careful, precise work from all of us in this small family business. We are deeply disturbed by this unfortunate interaction.

I called Brookland Plumbing about one week before the service was performed due to high marks on Angie's List. The woman who took my call was excellent--she was very nice and accomodating. She asked me to explain the problem to her so that she could relay it to her husband, and see if he could provide a simple DIY solution over the phone to save me the expense of them having to come out. Since the problem was unclear, we scheduled an appointment about one week out since it was not an emergency issue for me. Two plumbers arrived a few minutes late, but there was poor weather and heavy traffic, and they had the company call ahead to notify me they would be a little late due to the traffic. They arrived at my home no more than 15 minutes after the schedule time. Both gentlemen were extremely nice and polite and I (female) felt very comfortable with both of them in my home. After running my dishwasher so they could hear the banging pipes, they quickly identified the problem and replaced a valve under my sink and sealed the area with putty. Their assessment of the problem was spot on, and within minutes the problem was fixed. I was only charged the minimum $125 to have someone come to your home, and they offered to have me wait a few days to pay so that I could run the dishwasher a few times and make sure the problem did not recur. While he was here, I also had the head plumber check out my water heater to determine its age and whether it needed replacing (we recently moved into our home). He told me the heater was 20 (!) years old, and explained the pros and cons of replacing now (we currently have no problems with it), and whether to go tankless or standard. The plumber was very patient in explaining all the gas/safety/inspection requirements, and the capacity my home would need. He also provided a rough estimate of cost for a tankless replacement and a standard tank replacement. He was very frank about what he could do and could not do to help me with the replacement. Overall, Brookland Plumbing scores outstanding marks with regards to customer service and quality of service. They are polite, friendly, reliable, and most importantly HONEST. While I haven't run my dishwasher many times since they finished their work, I trust that if I have any problems with their work they will promptly return to correct any issues. I will definetly go with Brookland Plumbing again when I replace my old water heater. Highly recommend them.
Description of Work: Plumbers had to identify cause of banging pipes, which started every time I ran my dishwasher and sometimes when I turned on the hot water in my kitchen sink. Once the cause was identified, plumbers replaced bad part quickly and sealed pipes to prevent leaking.

I highly recommend Brookland Plumbing. The woman who took my call and made the appointment was very friendly and scheduled me for a day and approximate time, (I was second on the list of projects, so she could not give me an exact time). She told me that if I called on the morning of my appointment she could give me a more exact time. This worked out very well. The plumber, Luis, was great. Very friendly and knowledgeable. He showed me what the problem was and told me what to do to prevent it from happening again.

I left a message on Saturday evening and got a call back on Sunday afternoon, in spite of his listing saying that his hours were Monday-Friday from 8-5. Although he was apparently busy on a contract, he stopped by a day later because I was expecting 30 people for Thanksgiving dinner and neither bathroom was fully functional. The job wasn't difficult and I had almost all the hardware already, so I didn't really expect anything more than a straight-forward handyman fix. But he spent some time with me explaining the hardware, the types of problems that can arise, exactly what he did to fix things, and future repairs I could expect. Even more, he didn't just clean up after himself, he cleaned out (actually, more like scrubbed) the toilets and sinks so they were gleaming - even though I told him I had a maid service coming to do it! I've used other plumbers in the past, but this time I really felt like I wasn't being talked down to or disrespected as I did with all the others before. I definitely recommend him to anyone.
