It went great. They quickly saw that the stems to the bathtub faucets were steel and were corroding. Although they didn't have the proper sized stems on their truck, they drove to a plumbing supply store, returned, and replaced the stems all within 1 hour. They could have easily taken their time and charged me for two hours of labor but they didn't. They arrived on time and left the bathroom as clean as when they arrived. My only complaint is that I didn't get a proper receipts for my records, but that is not a big deal at all.

They fixed it without me shelling out for a new tank. The price was reasonable. I liked that the fact he came in and didn’t just assume that the whole machine needed to be ripped out. He actually listened and he was able to kind of go through and find out that it was really a minor problem. I called my father before I called anybody else and he said I didn’t have to get it replaced. They could have sold me on anything and they could have told me that I need to review my whole basement but they were honest. It is weird that I don’t know what might be wrong and whether I can fix it and I was concerned about doing unnecessary services and prices.
Description of Work: I used Brookland Plumbing as my water heater wasn’t heating water. There was some problem with the electrical line so we had to drain it and shut off the electrical unit and put in a new wire.

They are a family business, well run and professional. They care about doing a good job, that's clear. Most recently they unplugged a pipe and fixed the washer drain pipe so it would not leak. There seemed to be an issue with it after the first visit, and they returned to check it out at no charge. Earlier Brookland fixed a toilet very satisfactorily. Each time they were friendly and professional and gave useful advice -- during the most recent visit advised me on some safety problems in my laundry room, which I much appreciated. I will definitely call them again.
Description of Work: I had a plugged pipe in the bathroom and a leak in the laundry room. Previously I have used Brookland to repair a malfunctioning toilet.

He did a wonderful job. On time as always. Full fee was a little more than originally estimated but there was water leaking with the shower handles and he had to get into the access panel to make some of the replacement/repair. He's dependable, professional, helpful and does great work. We'd trust him anytime and recommend him to anyone. His prices are also very reasonable and he goes the extra mile to be helpful-- including talking my husband through parts of a kitchen remodel project back in 2011.

It went wonderfully! Brookland Plumbing had a number of individual, discreet tasks to perform in our home including the following: replaced all plumbing for new bathroom vanity and sink, provided new indoor main water cut off for the house, replaced tub and sink drain plumbing including running all new main drain lines connecting the 2nd floor to the basement (this work entailed extensive demolition), repaired and/or replaced piping for 2 exterior hose bibs. Brookland Plumbing provided alternative solutions for major problem areas and were very creative in the execution phase of the work. Due to the age of this house, we have used several different companies in the past when we've had problems, but Brookland Plumbing is the best we have ever used. We intend to use them again especially as we perform planned major upgrades to this house.

The experience was excellent. I needed to purchase a replacement but there was no brand name on the faulty equipment. While Brookland Plumbing does not sell faucets, the women that I spoke with offered to help me identify an appropriate replacement and recommended several local suppliers where I might find what I needed. She also recommended several reputable brands. She suggested that I try these supply houses and when I found a suitable replacement, call back and she would assist me. She also explained thoroughly their pricing, and other policies. I found a suitable replacement from one of the recommended resources, and scheduled the company to install it. Brookland plumbing was able to schedule me rather quickly and sent a plumber who was prompt, courteous, and pleasant. Would definitely use again. Like that they were located in a neighborhood close to my home.

We have used Brookland Plumbing for years now on both our home and rental properties. They have performed a variety of services for us including toliet repair, water heater installation, leaky pipe and lockoff valves, and other issues, etc. Their work is always dependable and first rate, but whats more is their administration (appointment setting, billing, receipt sending) etc. is second to none, which is so important to me with such a busy life and schedule. You never have to follow up on anything- its always taken care of the first time. They are so efficient, friendly, and dependable. I have recommended them to many many friends.

Excellent. Raciel has done work for us twice. In both cases, the work, the service and the price were outstanding. I'd recommend him any time. I have used Brookland three times and I have been happy each time. Last week, I was having trouble with my dual flush system. I made an appointment for early afternoon, but Brookland's office called to say that Raciel was available earlier than expected so we moved the appointment up. After several minutes discussion, Raciel went to work and identified the issue regarding slippage of the handle. He quickly fixed the issue and very graciously did not charge me. Separately, he also gave me a cap for a hole (formerly for a dishwasher tube) in the kitchen sink. Overall, great service again -- I will continue to call Brookland if I have future plumbing needs.

The appointment was set for the plumber to arrive between 10:00 - 10:30 a.m. The plumber and his helper arrived at 9:06 a.m., with no warning. They were unable to remove the handle on the Delta faucet, because whoever had installed it previously had stripped the set screw, so they hat to cut off the handle. They did not have replacement parts when them, so after I searched in vain at local hardware stores, they set out to find a replacement handle and parts, which they did. They brought back a complete replacement package, handle, cartridge, etc., and proceeded to replace the existing faucet. However, this did not fix the leak. This was 2.5 hours into the project. The plumber informed me that they would have to cut a hole in the kitchen wall and replace the valve (diverter?). Since I had a kitchen remodel scheduled to start in a few days, I said that I would like to coordinate this with the remodelers. The plumber then said that perhaps he should have bought a "more expensive" replacement part, and would like to try that first. He was very concerned about not being able to fix the problem, and very apologetic. He charged me for only 1 hour of service and the cost of the part. They snaked the slow drain and disconnected the ice maker without incident, except that he said the valve on the end of the icemaker tubing was dripping and needed to be replaced. However, they had no parts with them. As it turns out, the valve quit leaking after a few minutes, which was good. They came back two days later, at the scheduled time, and tried installing another cartridge to fix the dripping shower faucet. It took only a few minutes, and the plumber came out of the bathroom and reported to me that it did not fix the problem, and that the only fix left would be to go into the wall and replace the diverter. I explained that I would probably let the remodeler do this, and he expressed dismay that they had only charged me for one hour when they spent over three hours on the project, and now I was going to let someone else finish the work. I explained that it was a coordination issue, and that if I could coordinate to bring them back for the job, I would certainly consider that. I went into the bathroom shortly after the plumber left and---no drip. The second replacement part had in fact fixed the problem, but apparently the plumber did not realize it. However, when I tried to take a shower the next day, I found that the limit stop had not been adjusted and that I was not able to turn the handle enough to get hot water. YouTube came through, and I fixed that problem myself. I called the Brookland office, let them know that the leak was fixed, and asked them to let me know if I owed anything additional. They were appreciative of the call, and thus far have not added any charges. The D rating is due to the fact that they did not instill confidence in their approach to resolving the problem, didn't appear to have replacement parts available for the job, didn't fix the main problem after 3 hours on the job, later did not know when they did fix the problem, and left me with a shower faucet that would not provide hot water. This was a simple delta faucet repair, understandably complicated by the fact that the handle could not easily be removed. Also, arriving early is great, but only with a warning call. The office, in fact, called me at 10:15 a.m. that day to say that the plumber would arrive shortly, but of course they had been there for over an hour. Again, none of this instills confidence in their approach or ability to communicate. I was also left with a mess to clean up. In the process of bringing tools in to cut off the handle, they dripped some kind of brown fluid on the entryway rug, carpeted stairs, tile flooring, bedroom carpet and bathroom vinyl flooring, some of which they cleaned up and some they did not. The process of cutting off the handle also created a fine, granular dust, which covered just about everything in the bathroom. They did do some cleaning of the immediate area, but I was left with about an hour of cleanup after they left. I do want to note that the plumber appeared to be very conscientious, and I appreciate the fact that they charged me for the time it should have taken to do the job, rather than the amount of time that was spent. That was very fair. And I also appreciate that they returned to give the repair one more try before cutting into the wall. This is the reason that I am giving this job a D rating rather than an F.
Description of Work: The project included fixing a leaky delta shower faucet, addressing a slow drain in the bathroom sink, and disconnecting the ice maker in the refrigerator.

Response from Brookland Plumbing
We are truly shocked to read this review. First, we are quite surprised that [member name removed] was disturbed at the fact that we arrived early. Most customers would be pleased at such punctuality, not critical of it. Second, we do not carry parts such as refrigerator lines, faucets, etc. on our truck because they could be stolen from the back end, which is open. We are a small family business and do not have a warehouse to store materials. It is certainly not a failing on our part to not have these materials on hand; we inform clients of this fact when they make appointments with us. Thirdly, and most importantly, this was not a simple shower repair, as [member name removed] claims. When we arrived, [member name removed] informed us that another plumber had worked on the shower, but had been unable to repair the leak. Indeed, his attempts to get into the diverter had left the shower handle so damaged that it had to be cut off and replaced (which we fixed for [member name removed], along with the leak itself). Remarkably, although we DID successfully fix the leak which had confounded another plumber, and although we did not charge [member name removed] for several hours of labor, plus an extra visit to install a new cartridge ( we extended her this favor because the repair took us substantially longer than anticipated) she now penalizes us with a terrible rating. Finally, we always are careful to consult directly with our clients as we work through a job, so that they are informed clearly about all aspects of the work. This we did with [member name removed], explaining the various options for repair, as the usual repair avenues did not work. It seems that she found this offensive somehow, accusing of us being uncertain of what to do. In the second visit, when we replaced the shower cartridge, Raciel did NOT say that he had not fixed the problem. Rather, he told [member name removed] that it would not be immediately clear whether the problem was resolved, since the water in the shower would continue to leak for at least another 30 minutes. Since we had to move on to another job, he informed [member name removed] that if after an hour or so the leak had not stopped, we would return and try another tack--again for free! Indeed, this final visit, along with our previous work did, indeed, resolve the problem. We are saddened and truly stunned that after over three hours of free labor, including a second visit, and a successfully repaired shower diverter (which others couldn't resolve) as well as several other smaller plumbing jobs completed well, this client is criticizing us in a very damaging way. We are extremely proud of our record of professionalism, customer service, and plumbing expertise. We urge any potential clients to read the myriad of positive reviews from our other customers and decide for themselves whether they trust this reviewer. We will continue to be transparent with our clients, to persist with repairs until they are resolved, and to arrive on jobs in as timely a manner as possible, despite the fact that these attributes seemed to anger [member name removed].

Great Job overall! I'd hire them again. The only reason I gave them a 'B" for professionalism was they didn't clean up before they left. They had another job after mine and since mine went overtime, they didn't have time to clean up. No worries. There were just solder drippings on the floor. It was on the concrete basement washroom floor so it wasn't an issue.
Description of Work: Great job! They showed up exactly on time for the estimate and to do the work. They went over the estimated time by about an hour because they found some other things that needed to be done, and they didn't charge extra.

Working with Brookland Plumbing was a great experience from start to finish. I moved to a new place and could only get lukewarm water in my shower even though the water in the sink/faucet was hot. I booked an appointment with the plumbing company that my building usually uses. I waited at home on a work day for 3.5 hours for the plumber to arrive. I was told that I needed to replace the valve in the shower--parts/labor estimate was $350, which seemed pricey. I decided to get another estimate from another plumbing company I have used before, which turned out to be even more expensive at $650. So, I finally turned to Angie's List and found Brookland Plumbing, which was very highly rated. The person who answered the phone was friendly and helpful. Even though they weren't able to give me an estimate over the phone, I decided to take a chance and book them for an appointment based on the reviews and the call experience. I'm so glad I did. 2 plumbers showed up right on time and were able to diagnose the problem in a matter of minutes. Turned out they just needed to adjust something in the plumbing stack and they were apologetic about even charging me the minimum (half an hour) for the work. I thought the price was more than fair given how much money I saved, and how pleasant everyone was to work with. I will definitely use this company again.

Please read the story I related above.
Description of Work: We had lost suction in the flush of our toilet. He figured the problem out in less than 10 seconds and used what appeared to be a large dentists pick to remove calcification in the opening. He explained why this problem happened. Then generously GAVE me the pick so that when it happens again, I'll be able to scrape it myself and save a $125. This unselfish gift impressed me . I would recommend this company for any plumbing problems.

I called Brookland after 5:00 and left a message, then received a call the following morning before 9:00. The company was very helpful setting up a time as soon as possible--in this case, within 3 working days. I was given a 3 hour window, and then I received another call about an hour before the arrival time. The plumbers arrived within a few minutes of the second arrival time I was given. They worked quickly and explained everything in a very straightforward manner. They gave good advice about the overall functioning of our plumbing and heating system. I would definitely use Brookland again.

They didn't want to cut into my walls if it wasn't absolutely necessary, so they started out doing the least invasive thing to fix the problem. This ended up being good enough for me. I appreciate that they didn't just jump right in and do expensive repairs when there was a simpler solution.

Luis was fabulous. He tried to figure out a way to shut off the water himself. Unfortunately, it could not be done. Despite spending nearly an hour on my project, Brookland Plumbing did not charge me. They are prompt, courteous and great to work with and I would have gladly paid them for their time. I can't recommend them highly enough.

Unfortunately, I live in a condo building and my building management company was not nearly as efficient as Brookland Plumbing. Raciel and Luis were beyond awesome. They arrived on time, and were knowledgeable enough to work with the quirks of our old house's plumbing. The quote process was very straightforward, and Raciel took the time to demonstrate exactly what they were going to do and why it was needed. When they ran up against problems b/c of our old, weird plumbing system, they gave us options so we could pick the most cost-effective solution. I'm definitely not going anywhere else for my plumbing needs from now on.
