David showed up on time to take a look at the repair work we needed. He was pleasant and professional. We were looking forward to working with him and Barratt Construction, but unfortunately the level of brick work our home required exceeded the skill sets of his crew. I really respect that he was honest about the crew limitations.We hope that we can work with him on future projects that we already know we will require.
Description of Work: Our home has a flat iron roman brick with a "butter" mortar built in 1894. The finish is very nice, but presents a challenge for a standard brick layer. We are having structural issues with two archways over a window and a door.
We decided to have a screened in porch built on the back of our house, replacing a small existing porch. At the same time, we wanted to expand and re-do the walk out space and stairs below the porch but leading to the basement because the concrete steps and retaining wall were starting to crumble. The new porch is approximately 4 feet deeper than the original, and the walk-out area was also dug out to match the size of the deck. The porch has a completely new roof, new stairs, and is fully screened in, which will be a treat when the mosquitoes eventually make their presence known. Which they always do. Because we live in a historic district, specific rules apply, and this added another level of complexity in arranging for permits. Barrat handled this expeditiously. Once the city granted permits, the work began immediately and progressed without delay. Digging out the extra foundation space for the basement walk out took longer than expected, partly because of the city's unclear requirements, partly due to the hard clay, and partly due to pulling out the stump and roots of a bush in the way. After the digging was completed and the concrete poured, the rest of the deck went up very quickly. We never felt that we had to "babysit" the project--the work started before 8:00 every day and we could see progress every day when we came home. We selected man-made materials for the deck and railings, which is somewhat more expensive than pressure treated lumber and pressure treated lumber for the porch frame. We really wanted a porch that will last for decades and that is what Barrat provided. We are, even nearly a year later, still as happy to be out on on the porch as we were when it was completed. As for the financial aspect of the whole project, we believe that Barratt's price for the work was fair. Overall, we are very happy with the final product and would certainly ask Barratt to do additional work at our house. We give Barratt our highest recommendation.
Description of Work: The small walk-out area and steps leading out of our basement was starting to crumble and we also wanted a larger, screened in deck. The work we asked Barratt to do included the following: 1. Demolished and carted away existing deck, roof, and stairs. 2. Expanded basement walk-out--dug down several feet, installed concrete footers for new deck, installed concrete wall and new slab 3. Built screened in deck with roof 4. Barratt was contacted after a review on Angie's List. Peter responded the next day. Work was scheduled and the demolition of the existing back deck began in May. All material was hauled away. This was a complete kitchen remodel, including demolition, redesign and rebuild. All the existing problems were overcome by the renovation, thanks in good measure to the extensive design assistance of the two owners, Peter and David. Overall, it was a very positive experience, the work was excellent and the outcome highly satisfactory. The work crews were punctual, exceptionally neat and their workmanship very high caliber. All requests and modifications were handled promptly and courteously. Would highly recommend this team!

The floors in our house were a bit of a mess - there was a bulge in the center and a slope to either end of the house. We looked at several different contractors who all had different ideas of how to fix the problem. Barratt came up with the best plan for fixing the slope with minimal damage and upset to the rest of the house. They did a fantastic job, and the new floors look great. And we liked working with them so much that now they're starting a bathroom remodel for us! They are very friendly and professional, and they work fast.

It honestly couldn't have gone much better. After speaking with our home insurer, we contacted Barratt Co. based on their high ratings here on Angie's List, along with 2 other providers. One of the providers couldn't manage to make it to our home within a week, and the other just came across a little sneaky from the way he spoke. Barratt Co. on the other hand just seemed like a couple of good guys and were quite responsive to our request to have the work done ASAP. We provided Peter and David with the itemized list of things that our home insurer had indicated needed to be fixed (sans pricing info) and ask Barratt Co. to provide us with an equally itemized estimate. They obliged and were remarkably close to our insurance estimate (even though they have no affiliation). We gave them the green light and they began the work almost immediately. David was our project manager and was on site every day for at least a few hours overseeing the work. The rest of the team seemed really focus and engaged and didn't need much supervision. Overall, we really loved the communication, dedication and willingness to always "get things right" that Barratt Co. had. So much so that we can't wait for them to completely remodel our basement for us soon!
Description of Work: Two huge trees had fallen on our home, creating extensive damage to our roof (including structural damage) and both the ceilings and walls in three other rooms of our home. Peter, David and the rest of their team did 100% of the work necessary to bring our home back to normal. This included replacing trusses in our attic, an entirely new roof, fixing extensive damage to drywall and framing in multiple rooms, and finally all of the finish work (e.g. painting).

We have used Barratt in the past for other large jobs, but they really helped us out when our roof started leaking after the hurricane that hit the DC metro area. We weren't living in the house at the time, but came by one weekend and discovered a 6 foot wide collapse of the ceiling caused by the excessive rain. I called multiple roofing companies who were backed up for weeks or months to get estimates for the insurance company. We then decided to call Barratt and just pay for it ourselves. We new they would do the job right and give us a good price. They came over the next day and had a crew up there working on Monday morning. The new roof looks great and the new insulation really helps out on noise and temperature control. The other roofing companies eventually came and gave us estimates after we all ready contracted with Barratt. They were way more expensive and didn't even include the new insulation for the roof. We will just call Barratt first if we ever need another project done. We can't thank them enough for helping us out after the storm.

This was our second project with Barratt Construction. We had them relocate an existing exterior door with a full glass door with a side window. They also installed 2 custom ordered glass and steel doors for the basement and installed new interior doors throughout the newly renovated areas. We wanted new windows and with Peter's guidance he helped us select the perfect color of window to compliment the new siding. He didn't just show us the stock stuff which would have been faster to order and install but allowed us to get exactly what we want. We also replaced all the siding in the back of the house with James Hardy concrete shingle siding. This was a custom ordered shingle that resembles cedar shakes. The color looks amazing. The finished siding looks amazing and always gets compliments from the entire neighborhood. They matched the siding to custom windows. This really updated the back and sides of the house. We are also had them install new insulation under the new siding. The result is amazing. The whole house is so much more quite and warmer than it was before. Barratt gave us an excellent price and the workers werre always curteous, clean and respectful of the neighbors and the house. As always with these quys, A+++ rating.

Peter and David were wonderful to work with. We have used them for several jobs. The largest one included a complete renovation of the back half of our DC row house. This was a large project lasting several weeks.. They raised the flooring to match the existing hardwoods, installed new hardwood flooring in the addition and installed new porcelain tile in the newly added laundry room. The quality of their work was superb. The new floor transitions with the old seamlessly. No awkward raised transitions between the hardwood and the porcelain tile. The new half bath looks like it was always part of the house. The design of the renovation works perfectly with a 100 year old house. They also installed a new A/C system with minimal soffits or destruction of the original hardwood floors. I would highly recommend these guys to anyone who needs a contractor for a complete project. All of his employees were polite, professional and considerate of my neighbors and our house. They cleaned up the construction debris on a daily basis and made sure the house was locked up tight every evening. I had no problems with any of his workers. I gave them the highest rating on Angie's list would allow and can't say enough how well this project turned out in the end.

My wife and I own a 1880s -era rowhouse in downtown DC. Unfortunately, the house was a rental prior to our buying it and the owner was letting the house go to pot. Among the surprises we've discovered in our first year + of ownership was a slowly sinking master bedroom floor. After calling in a structural engineer and speaking with another specialist it was clear the floor joists (i.e. robust boards running the width of the house, spaced every 1+ feet) were the problem, but it wasn't clear how they had been weakened. What was the culprit? Termites? Water damage due to a skylight that wasn't airtight and let in water for years prior to our buying the place? I cut holes in my first floor ceiling to survey the joists with a flashlight and while there was some discoloration, it wasn't the obvious mold or strong discoloration I had been told would exist were that the problem. Regardless, when your floor is sinking and bringing down several walls and doorframes with it, you need to do something about it. Unfortunately, there were only a handful of companies on Angieslist from the DC area that appeared qualified for this work. I obtained estimates from Barratt Construction and another company and while Barratt's was the more expensive of the two, I felt confident they would do a better job based on my initial discussion with Peter. He came across trustworthy, knowledgable and didn't have an incentive clause in his estimate. It's a pet-peev of mine when companies include an incentive claus. I would rather get an honest quote that states plainly how much time the project will take, than pay a company extra to REALLY meet the deadline they've said they were going to meet in the first place. Peter's crew arrived on time, laid down plywood boards and plastic on the ground to protect the first floor and prevent plaster and dust from getting on the carpet. They installed the supports, raised the second floor hydraulically, and sistered new LVLs to the existing joists with carriage bolts. They elected not to notch the new LVLs into the brickwork on either side of the house because of the poor condition of the brick. The team finished on time and cleaned up well considering how messy the project was and with no added costs beyond the estimate. I would hire Barratt Construction again were I to encounter a similar project.
Description of Work: Install zipwall barrier at stairs and across dining room to mitigate the spread of dust. Install floor protection as necessary • Remove ceiling from prescribed areas in the hallway and living room • Separate hallway wall from joists above. Separate living/dining room wall from joists above as necessary • Notch out brickwork adjacent to existing 2nd floor ceiling joists on both party walls where LVL’s are to be installed • Shim the tops of existing joists to prevent movement during lifting • Seat ten - twelve 8” LVL’s into place in preparation for sistering • Install two sets of temporary structural members across the bottom of joists and LVL’s. Secure with vertical structural members. Install lifting equipment to vertical members, spreading load across a defined area • Remove drywall from basement ceiling as necessary to install temporary structural support • Span basement ceiling joists with two structural members, support with adjustable columns/structural members. Shim and brace joists as required • Return to first floor, jack up floor to level, or near level, assessing impact on the walls above during the lift • Drill through LVL’s and existing joists and install .” x 5” carriage bolts with washers, staggered every 12” -14” • Shim at brick walls as necessary. Repair brickwork using type S mortar • Remove temporary structural supports from both floors • Shim and reattach walls to the new position of joists above • Repair drywall
The earthquake in August evidently caused a network of cracks in the basement floor, which was brought to our attention a few days later when the hurricane caused water to seep through the cracks and soak the carpet. I called Barratt based on Angie's List recommendations, intending to get bids from several contractors but, after consulting with Peter Tatchell and David Jackson, it was clear to me that I wouldn't find a better match for my project (in retrospect, it was perhaps not an ideal match for them - they were juggling several large contracts and my comparatively tiny job demanded a disproportionate amount of their time and attention). From that point It took a full month to come up with a final proposal, during which time 1) they dug a hole in the concrete so that an outside structural engineer (recommended by Barratt) could examine the foundation and the damage; 2) the engineer provided a detailed report complete with sketches of the necessary structural repairs; 3) I met twice with Satch, their remarkable in-house heating/cooling specialist, and consulted several times with David on flooring and other options. It took as long as it did partly because our job was dwarfed by contracts that they were already working on, and largely because my husband and I complicated the process by requesting things that David had to track down, source, and cost. The work itself began on Sept 27 and was completed on Oct 26. The workers were a pleasure to have around. In addition to Satch, Barratt keeps a full crew on salary that includes a plumber, an electrician, an amazing finish carpenter, and several construction workers. It's obvious that the company treats their people fairly and with respect - they work their butts off and seem happy to do so! Removing the old concrete and digging out the floor was beyond labor-intensive; because we live in a rowhouse with no basement entrance, the guys had to fill buckets with broken concrete and red clay soil, then carry them out the front door and down the block to where they could park the truck. They worked quickly and at the end of each day they cleaned up as much as possible. I could go on and on. I was surprised by the quality of their work each time that I went downstairs to have a look. Everyone was meticulous in their work. David was a joy to work with - always responsive, honest and open. He listened to me, discussed ideas and options freely, and I always felt like a part of the team. The end result was really way beyond my expectations - the basement has always been my husband's dumpy mancave, but now it's a beautiful gem of a room that I actually want to spend time in! I wish Angie's had a special "A++ I love these guys" category for Barratt.
Description of Work: Isolated the work area from the other living areas using a ziploc system that successfully kept construction dirt out of the kitchen and upper floor while also allowing us to move around the house; protected exposed floors with heavy paper "carpet." Broke up and removed existing concrete floor; created a level substrate (none had previously existed) and shored up the foundation; installed a drainage system along all three walls leading to a sump pump; replaced the floor with custom-stained concrete. Added electrical outlets and located them to our specifications; replaced drywall in the work area and repainted the entire room. Removed old hvac and replaced it and all associated equipment, including the rooftop compressor; reconfigured existing furnace space to accommodate new high efficiency equipment and sump pump. Removed damaged carpet covering the stairs and replaced it with hardwood, adding a threshold between the remodeled room and the laundry area.

He sent us a contract on 12 November 2010 and we followed up with questions on 21 November and 11 December. Nothing but "crickets" in response.
Description of Work: The biggest problem with Peter Tatchell and Barratt Construction was that when we had questions about his proposed contract (numbers didn't add up, contradictory language, etc.) he and his partner David simply refused to return emails. We are glad they showed their true colors early on, as there is nothing worse than having signed a contract (and God forbid a project underway) with a builder who decides it is no longer in their best interest to communicate. Highly unprofessional.

I was more than pleased with the work. They did an excellent job of plugging the leaks and fixing the roofing. The gutters look good and sturdy. They also put an attractive cover over the HVAC pipes and wires going to the roof. It blends in nicely with the house and is attractive. I continue to find Barratt Construction as an excellent company. Their roof work was terrific. They pride themselves on doing quality work and stand behind whatever they do. I strongly recommend them. I won't let anyone else touch my house.
Description of Work: Barratt Construction did quite a bit of repair work on my roof plus the gutters and pointing. I had a number of leaks and my metal roof needed to be serviced (scrapped and painted). They replaced the gutters and flashing and pointed the bricks. They also did the downspouts. They plugged the leaks and serviced the metal roof.

Peter proved that he can not only fix a roof but has a aptitude for climbing. We were very happy with his work and have given him a much larger job ($20-30k) subsequently.
Description of Work: During one of the major storms roof shingles got dislocated from our house. Peter and his team fixed the problem within days to our fullest satisfaction...the damaged area of the roof is very difficult to reach.
One of our concerns was that the construction project would severely disrupt our live. We just had completed painting and decorating the house and were not looking forward to having another - major - project. Peter and his team delivered - they built a double (!) trapdoor out of plastic to prevent dust to escape into the rest of the house. Throughout the project the impact on our live was minimal. The doors and the balcony look stunning and the quality of the workmanship is very high. We would use Peter anytime again and have referred him to friends who have large projects.
Description of Work: Built scaffolding on top of the roof of an existing room (kitchen). Remove a complete, double brick wall two floors up (third floor of house). Install previously specified 15" wide sliding doors with side panels. He also specified and ordered a very nicely designed patio (welded balcony) which was installed.Basically, the complete wall of a home office was replaced with a wall of glass and a balcony. And - all of the removed bricks and all construction material had to be carried through the house.

The entire experience with Barratt during this project was excellent. We met with David and Peter who outlined in detail their understanding of the project and provided useful suggestions where appropriate. We asked for references, which were willingly and cheerfully provided. Our research of these references returned glowing reviews of the Company and its work. Barratt's proposal was not the most expensive nor was it the least expensive. However, we choose them because we felt that Barratt was the best value for the price, and because all of their customers seemed extremely pleased and impressed with their work. Their professional work ethic and excellent finished product proved us correct and we are extremely happy with the decision to use them. Description of Work: I am pleased to recommend Barratt Construction Services, LLC ("Barratt") for renovations in your home, office or business. We hired Barratt in December of 2010 and the work was recently completed in accordance with our agreed upon time frame. The work involved the total renovation of our Brownstone which was built in 1910 and was in various states of disrepair. During the renovation there was no part of the house untouched. The work included, but was not limited to, removing all of the plaster walls, replacing them with sheetrock, remodeling the kitchen, remodeling two bathrooms, creating a third bathroom, upgrading plumbing and electricity, installing central air conditioning and creating a basement apartment. Barratt was very conscious and methodical in their approach to the project and went out of their way to accommodate our objectives while being mindful of the budget. Furthermore, the crew reported on time every day, worked together flawlessly and did an exceptional job of maintaining a clean and orderly construction site. The most impressive characteristics of Barratt were (i) their technical knowledge of construction, (ii) their workmanship and (iii) the pride they take in their work. Barratt used its own employees for 90 percent of the work, utilizing only one subcontractor for specialty concrete work. All of their staff members are professional, friendly and courteous.
I have had a lot of work done on my house over the last 35 years and bar none, this is the best experience that I have ever had. Peter and his crew were endlessly patient about answering questions, informing me about issues and getting back to me when I called or emailed. As it turned out, more framing was necessary then anticipated for which I was not charged. The majority of the work was done in 2 weeks. The renovation looks wonderful. The crew was neat and kept the work area clean. Peter and David came to my house late one night in response to my frantic call about a plumbing problem which their plumber fixed the next week. I was very grateful for their quick response. Even though I saw pictures of the broken pipe and the holes that they had to make in the wall, you would never know that work had been done there.

Overall, our experience was good. We've used Barrett before for some smaller projects, but this was our first big remodel. It took longer than we expected, but these things always do. If something wasn't the way we wanted it or there was a problem, they would always fix it promptly. They even had someone come back three times after the remodel was finished to fix a leaky shower pipe. Early in the remodel, when the whole room was gutted, one of the workers had his foot go through the bathroom floor, which is also the living room ceiling. He cleaned up the mess and they patched the hole. But along with patching the hole, they also repaired a water damaged part of the ceiling near the hole at no extra charge. When they were tiling, they found that we had bought the wrong kind of tile for one part of the job, so they went to Lowe's and got a replacement, even though it was our responsibility to buy materials. This kept the project moving along because we didn't have to wait until we had time to go to Lowe's ourselves. We could tell that they wanted the job to be done well and for us to be happy with it, which is not something you can say about every contractor.
Description of Work: Our bathroom was a mix of 1920s and 1980s, and nothing was salvageable. We tore down the walls ourselves, then were exhausted and needed help. We called Peter, and he was able to send his people to start to work promptly. They tore out the floor, hauled away our trash (and there was a lot of it), and then started rebuilding the bathroom. The floor was very unlevel and the joists needed to be reinforced. They ran a new electrical line to the bathroom and moved the plumbing so we could install a clawfoot tub. They installed the tub, toilet, and sink. The sink was from the 1920s, and they did a lot of work to get it to be compatible with modern plumbing. They installed a new window that gave the bathroom much more light. They also installed a new radiator. They tiled the walls with subway tile and the floor with 1 inch hexagon tiles, and installed a light fixture, a fan, a new outlet, and new light switches.

I had a number of jobs that I needed to have done on my 100 year old row house, including having some wood flooring pulled up (because of an HVAC issue below) right at the top of the stairs. He came over- gave me a good quote (I think it was $500) and said not to worry about finding more wood to replace it- he knew where to find TONS OF THE STUFF. He also said he would just charge me when he came to put the floor back down. He also gave me some song-and-dance about how "all he did was help take care of people's old homes". He said he could it up right then and did- replacing it with a piece of plywood for the meantime. Long story short- the HVAC was repaired and I called him to come put the wood floor back down and he didn't call back. I emailed- nothing. Called again- nothing. I probably left at least 5-6 messages and emails- nothing. It is now over 6 months later and I still have a huge hole a the top of my stairs. I have had plenty of other contractors over to look at the job but they don't have matching wood- and THIS GUY TOOK MY WOOD FLOOR WITH HIM. So what am I supposed to do? I have NO IDEA WHAT HIS PROBLEM IS! HE NEVER EVEN GOT PAID FOR COMING OVER THE FIRST TIME- you would think the guy would want his money and would come back and finish the job. I am BAFFLED. And I still have a huge hole at the top of my stairs.
Description of Work: He removed some wood flooring at the top of my stairs so I could have something replaced below. He took the wood (60 years old) and then never came back. I still have a hole at the top of my stairs. He refuses to answer my calls or emails.
Peter came and took all measurements, asked all questions, and gave me a quote. He stuck to that initial quote throughout, except where I asked for a few changes, about which we had pre-agreed on costs. ( Some were my initiatives and some were beyond his control such as - surprise! the ceilings between the two rooms we were joining together were not even! He asked if I wanted it stepped (free) or if I wanted it re-hung ($$$) or if I wanted them to grade it slightly so that it would not be completely level but would look even to the eye ($). I picked the middle cost, and appreciated that the options were all laid out for me.) He and his crew showed up when they were supposed to, didn't show up when they weren't supposed to, and were courteous and pleasant at all times. They always contained the mess. They were also especially patient when it came to some materials delays (materials that I had ordered) and worked their schedule around these disruptions. They were accommodating and considerate of pets and kids, making sure they did such things as turned water back on, even if only temporarily and even if it had to be un-done the next day. They never tried to up sell me on anything, but Peter did have some great suggestions as how to finish the tile, proper heights for things, observing sight lines, etc. Super mellow team. Of course I was mellow right back, and I do think that makes for a better relationship with a contractor. If you expect things to go perfectly all the time, you are simply unrealistic. They told me that they were professionals and thorough and they told me they would give me the estimate within seven days. They did not get me the estimate so I called and was told that I would have it within three days, but they never called me back. I was surprised because they are highly rated. I am most upset that I just never heard back from them even if just to say that they were too busy; I think that is ridiculous.
Description of Work: Barratt Construction gave me an estimate for a kitchen remodel and for hardwood flooring.
Peter Tatchell, the boss, is a perfectionist and takes pride in his work. If you are unhappy with anything, he comes in and makes sure it is exactly right. He stands behind his work. I have been more than pleased with his work and his employees are reliable, courteous and skilled. I have worked with a number of contractors and Barratt Construction is by far the best. I trust them and I have always been pleased with their work. They have taken on some very difficult projects and have made them work. I have a beautiful house now because of them. If you need a construction firm to do your house, I recommend them highly! In fact, I loved them so much I had them come and do some renovation work at my business, where I was the CEO. So, they jumped in and did some major business construction work and it was great.
Description of Work: Barratt Construction has been working on restoring my 1892 rowhouse on Capitol Hill for over five years. I won't let anyone else touch the house. They have been in charge of renovating the entire house, top to bottom, including electrical, roof, basement, structural work, kitchen, bathrooms, floors, painting and everything except HVAC. They are the best I have ever worked with.
The experience from start to finish was excellent. From the first meeting there was attention to detail and a focus on doing the job right. They team was courteous and friendly. The price was right. But the most impressive part was the speed with which they did the job. Nine days, start to finish. There was a clear plan and visible progress every day. Immediate response on any question or concern. A quality job in a timely fashion.
Description of Work: They replaced our driveway and retaining walls and tiled our basement floor. Both jobs required demolition.

Let me begin by saying that my choice of Barratt Construction was one of the best decisions I?ve made for my home and I would not hesitate to recommend them to anyone who want quality workmanship with good attention to the small details or use their services again in the future. The renovations that were completed have not only greatly improved my home?s appearance, but also its value. I have received many complements and inquires from neighbors, friends, and passersby. The work began on the date agreed upon, late October 2010 and was completed in a timely manner in early December 2010, a period of approximately 36 days. The contract was clear and concise, and any concerns and questions I had were answered to my satisfaction The gentlemen in charge, Mr. Peter Tatchell and Mr. David Jackson, were very helpful and informative in the initial meeting, appraisal and estimates, and during the choices for materials, cost and construction. They regularly took the time to explain every step in the construction process to my understanding. When a problem was encountered they would not hesitate to inform me as to what was wrong , and give me options as to the best way to solve the problem to keep on schedule , and if necessary would wait for me to return home from work to make sure I understood the problem. At the completion of the job I was given ample time to inspect the work and if any thing was not to specs it was addressed and corrected. The crew that was on site, I found to be polite and very professional. and since the completion of work both Peter and David have come by to make sure everything is still acceptable
