Bill was very professional and thorough. He took his time up to 3 hours approximately. He explained the process and details of inspection as he went along. He took photographs of the property and areas inspected. He was very helpful and explained until we were satisfied and understood. He was very responsive before and after the inspection. He provided a full and thorough report that was sent electronically via email with color photos throughout the report to support his findings and recommendations. He was punctual and timely. We received our report less than a week after inspection was completed. He did not go inside our attic area as there was no ladder to access up there from the basement stairs going up into the attic area, and his ladder was too tall. Aside from that he was wonderful. I would use him again and I will be recommending him.

Bill was extremely thorough. He was already finished inspecting the exterior when we arrived 15 min early to our appointment. He toured us around the outside of the house to show us what he had found already. He gave us advice on how to maintain the house in the future on top of pointing out needed repairs. He answered questions and took extra time on items that were of concern to us. He gave emailed us and our realtor only a few hours after the inspection! He had pictures for every item in the report and it was very easy to read and understand. We now have a "fix it list" for when we move in. His price was very reasonable too. Our realtor said she had never had an inspector be so thorough and that she is keeping his card handy to recommend to other clients. We highly recommend him. I was very impressed with his obvious dedication to his work. Very pleased with this company.

Overall, I would rate his inspection as professional and thorough. I have used other inspectors in recent weeks, and would evaluate Mr. Hoffner as the best of all I have used to date. I will use him for all my future inspection requirements. I would highly recommend him to anyone who really wants to know the true condition/status of a home under inspection. His fee was a little higher than I have paid in the past, but, it was well-earned, and deserved fee. His inspection also uncovered undisclosed conditions, I believe were already known to seller, and attempting to be hidden from unsuspecting buyers. This could save future home owners TENs-of-THOUSANDs in unknown future repair bills and heatlh issues. Thank You Mr Hoffner!!!
Description of Work: Home inspection and well water test. Home was a 1953 two-story Cape, 3700 sq ft, with crawl space and two detached garages (1 two car and 1 single car), on a 1.3 acre lot. Mr. Hoffner performed a thorough inspection in detail covering every aspect of the grounds, exterior and interior of the property under inspection. He started his inspection noting the grounds and landscaping in detail, commenting on planting placements and recommendations of future care/grooming. Moving on the next phase was exterior of home including his walking the roof to get a close visual inspection and taking copious photographs to include in his very detailed report. After the main house, he conducted exterior inspection of both garages. He uncovered many issues of structural and electrical deficiencies and noted them accordingly his report. He was affable and provided well-reasoned answers to my many question without hesitation and without a condescending attitude. He covered every aspect of the garages, and without hesitation began his inspection of the interior of the main house. He inspected every switch and test all wall receptacles, and installed lighting and fans. He had every appliance tested, operated and inspected. His investigation included every window and door for operation noting many issues to be fixed. (stripped operating mechanisms, sticking doors or non-functioning handles). He tested all water faucets and bath fixtures, including draining ability with recommendations for repairs and upgrade possibilities. The inspection was completed after three and one-half hours. Mr. Hoffner provided three reports (PDF format), which comprised a summary, detailed report (26 pages) and a wood pest inspection report. We are awaiting the two water reports which will require about a week for the results. On many occasion during the process, he was with my wife and our agent, while I was with a dedicated electrical inspector for future upgrade and repair estimates. During these periods, he impressed my wife and left her with the impression that he was actually working for US, and not just his fee. Even the listing agent and estate care-taker, commented on his professional and the thoroughness of the inspection. One comment over heard, was "... never seen any inspector do such a good job. He isn't missing anything..." . It made me smile!
