When you use SJM be prepared for what they may find! We used Scott from SJM twice. The first house had a long laundry list problems ranging from unsupported decking, non-permitted rooms, septic field issues, water seeping into the electric panel... argh! We decided it just wasn't the house for us or our budget. A few weeks later we found another house and called SJM again. Scott uncovered another list of problems. This list was manageable and we were able to negotiate a substantial reduction in the price in order to get the repairs done. SJM also encouraged us to have a septic inspection done... the tank was bad (crushed!) and we just got it replaced. Scott left no door unopened, no corner uninspected. SJM took clear color photos of problem areas, prepared an excellent summary and an excellent final report. SJM gave us the summary on the day of inspection and emailed the final report, making it easy to forward the report to our agent and attorney. This is our 5th house purchase and 5th inspection, and it was by far the most thorough. We feel that SJM inspected the house for US not the bank, real estate agents, or the seller. This was the most expensive inspection and the longest inspection we've ever done, but they say "You get what you pay for."
