In a usual real estate transaction, all parties act in good faith, and things proceed smoothly, even in the case of bank-owned properties. However, when they don't, things can go south in a hurry if you don't have someone (and there aren't many like him) like keith murphy in your corner.
In my case, the entity holding the property didn't like the idea of 100% financing, even though i'd secured this option through my bank. I secured a loan for down payment from family, but while the house was under contract, the copper in the basement was stolen. Since the bank can't grant the loan until the house is inspected and found to be habitable, this put the deal in jeopardy.
Instead of a credit, Keith managed to get them to replace the piping (a thing that is unheard of, according to another agent I dealt with in the course of the transaction).
During delays, some of which were my fault as I was going through the deaths of my parents that year, Keith prevented them from tanking the deal.
