Great thorough inspection, highly recommend!

The inspection did a great job of covering all the based. Quite a bit of time was spent going over every inch of the property. Items were clearly identified as normal wear and tear, something to keep an eye on, and things that have to be fixed. A good amount of time was spent explaining everything and every answer that was asked was answered with a great deal of experience and professionalism. The attention to detail was also spot on, for example a single minor cracked tile in the kitchen that everyone else missed was spotted by the inspector.

Mike Cunningham and his son Mike were fantastic! As first time homebuyers, my husband and I were quite nervous the day of the home inspection because we didn't want anything to be wrong with our house! Mike and Mike put us very much as ease. Our real estate agent had recommended them to us because of how thorough they were. She was right! Mike and Mike started on the outside of the house with us and worked their way inside. They explained to us the whole time how to tell what a problem is and what is not a real problem. This really put us at ease. The report they gave us was very easy to read and go through and understand, which was a big plus. They even performed the radon tests for us, which was good because we ended up needing a radon air system installed in the house! Although the cost of our home inspection seemed a bit high to us, the quality of the inspection was worth it. They spent over 2 hours going through everything and documenting everything for us. They were also available by phone and email if we had any questions. I have had friends who did not have good experiences with their home inspectors and when I tell them about Great Pro-Spects they tell me they are coming to me for their information for next time they need one! Super professional and very thorough!

We contacted Great Pro-Spects due to a recommendation from our real estate agency. We could not have been more pleased with the service we received. We are first time home buyers, and as a result, lack a lot of knowledge around owning a home. Mike was professional, and informative. Before the inspection even started, he told us exactly what he would be looking for and the order we would proceed through the house. He walked us through what he was looking at, why he was looking at it, and what to do if there as a concern. For example, none of the doors in the house closed properly. He informed us this was due to the house settling and it was common for older houses. He told us we could easily fix this ourselves by adjusting the hinges, strike plates or planing the doors. My father-in-law was with us during the home inspection because he was an engineer and home inspector, and he was also very impressed with Mike. I can not give a more glowing recommendation especially for first time home buyers.

Mike's inspection was very detailed - took about 3 hours. He took lots of time to explain any issues he found as he went through the inspection and answer all of our questions. He found several issues in the home we purchased and helped give advice on which were higher priority to fix immediately and which could wait for a while. We also liked that he was flexible with scheduling and gave us a later (3:30) appointment time so we could both get off work to attend the inspection. Would definitely recommend his services.

Mr. Cunningham arrived before my real estate agent and I got to the house. When we arrived he had already been up on the roof to begin his inspection. The inspection that day took a little over 2 1/2 hours. He looked at everything and explained what he was seeing and what he was putting in his report as we went along. He answered questions in depth and explained things clearly. His report was very detailed. The radon test took a few days since the test device had to stay in the house over time. There was a question of whether there was any active leaking in the attic and since there was rain between the time of the initial inspection and the day to retrieve the radon test device Mr. Cunningham checked the attic again while he was there to see if there were any leaks. His inspection did turn up some electrical work and termite treatment, as well as roof issues that needed addressing. I was very satisfied with his work and I continue to refer to the report for suggestions on aspects of the house that need repair or improvement.
