We have had three appraisals in the last three years due to purchases and refinances, so I have some experience with the process and the final result. Our house is fairly unique - it is over 200 years old with additions, a separate cottage dwelling, is on the town green and is across the street from a park and swimming lake. The previous two appraisers took pains to describe the property, its unique features and location, and to carefully measure its strangely-sized rooms. The previous two appraisers generated quite lengthy reports, measured interior spaces, took copious notes, etc. This appraiser arrived late, practically ran through the house (e.g., he stepped into the entry area for the master suite, took a photo, and left, without even entering the room or its bathroom), and produced an estimate of square feet that was 500 sq ft less than the previous appraisal and was significantly lower than any appraisal since the house was renovated in 1979! No explanation for this was provided. Several times, I asked if he had nay questions, wanted to know anything at all, etc., but he had not a single question. Overall, he boastfully mentioned that he is "called in for special houses" but produced a report that would be expected for a new construction ranch in a large development.
Description of Work: The provider provided an appraisal of our property for the purpose of refinancing a mortgage.
