Great. Susan provided advice on what improvements were the most important from the standpoint of renting. She is familiar with current practices in the market and confident about the appropriate rent and deposits to charge. She has a stable of competent service providers from handymen to housecleaning, but is open to owner hiring whomever one wants. Rental payments, billing and record-keeping are efficient and convenient, and documents were well-drafted. I believe she will be firm about adherence to lease provisions but appeared to be cordial and respectful of applicants. I ended up with wonderful tenants who are heading into their 3rd year and are very happy with their situation..

Susan arranged to have the sprinkler system winterized at the house we rent. The people who winterized the system were careful with the system and friendly.

We started working with Susan Feb 2016. She is managing our property in Denver. The tenants have been very difficult; I can't imagine handling this without her (I don't really handle it, she does!). She only contacts me over things that are a 'must' for us to know or decide on. I would definitely recommend Susan, she is absolutely worth her fee.

Susan is an exceptional property manager and realtor. As a property manager she was insanely effective. we never heard from her or our renters. If there was an issue she handled it. She has all of the contacts needed to help us and the renters..from handymen, to landscapers to window washers. We always had peace of mind with her managing our property. As a realtor the transaction went very smoothly as she already had a great relationship with the buyers (our renters) and us. She was fair in negotiations and the transaction was seamless. Susan has the attention to detail you want. She is overseeing an incredible investment. She is thorough. She has the ability to think ahead and brings attention to anything you may have overlooked or underestimated. We would hire her again in a heartbeat!

Very well. She was very helpful in finding a color that was appealing and yet soft and soothing. Application of the color was easy and brightened up the unit.

Several questions on the lease agreement were answered clearly and professionally, confirming my choice of Property Manager. The move in package provided all contacts and services needed to easily set up my new home efficiently. Calls for assistance over the 3+ years (broken tree limbs, window replacement, landscape update, etc.) were returned immediately and any issue resolved quickly. Susan and her team really took great care of us and I always knew assistance was a phone call or email away! I loved her courtesy calls to schedule services and her follow-up upon completion. Upon move-out, she provided me with service professional contacts for those areas I was responsible to handle; brought in her own team to make sure everything was ready for the new tenants. Susan was able to find qualified renters for our property even though it was a slow time of the year to do so. It was an especially challenging task since the property has some very restrictive HOA covenants pertaining to vehicle parking. I would recommend Susan to anyone who is looking for a top notch property manager.

Within this period, we moved overseas and left Sue in charge and didn't worry a bit. Communication was timely and professional, accounts were clear and accurate, and when an issue arose with the house, Sue was ready with her team of handymen and contractors. Selling a house while out of the country is stressful, but with Sue it was easy! We contacted Susan last fall in an effort to find an A+ renter for our Denver property, as we were relocating to California. By time time we left Susan had found an incredible renter. We have been extremely pleased with the outcome. From the day we met Susan she was nothing short of prompt, professional and truthful. She set realistic expectations and exceeded them. Susan has incredible relationships with several service professionals from handymen, garage repair, house cleaners to landscapers. She has really made the 'renting of our property' seamless and near effortless. She says she'll take care of it and she does. I would HIGHLY RECOMMEND her.

It worked out well. She's a little pricey but I think so far she seems to be worth it. She charge us 60 percent of first month's rent once we get a renter and 10 percent of the rent from there and out once we have a renter. She offers a lot more than we dealt with for a property manager.

With Sue on the job, I don't have to worry about the upkeep and appearance of my property. Sue drives by the property each month and makes sure the tenants are maintaining the property - which was one of the main concerns I had with a previous management company. Whenever any unexpected problems arise, Sue's team always takes care of it in the most efficient and professional way. I appreciate Sue so much!!! I no longer have any worries about my property being in the best condition and in the best hands with Great Denver Rentals!!! Sue really cares about the property. It was an extermely good expereince and as noted previously, well managed and highly professional. Susan Lutz was very attentive to details, had excellent follow-through, very dependable and professional throughout the entire time we worked together. She is a 'pro' with executive rentals and has her finger on the pulse on the Denver rental market, is well connected in the market and thorough. In addition to being very good with property owners, Susan has a commanding yet reassuring manner with renters, noting all the details in the lease. I definitly would use her services again.

Sue was contracted to be Property Manager on 10/3/12, for my property in Denver. Sue visited the property, ascertained the work needed in order to get the property ready for rental. Sue hired the gardeners, the contractor to repair damaged walls, oversaw the roofing and trash removal. Advertised and signed the rental agreement with the new tenants, did the walk-through, explained the rental agreement with the tenants, collected the rent and security deposit, and gave me a detailed accounting for all of the work done. The new tenants moved in on 10/24/12, and are very pleased with their experience with Sue, and love the attention to detail shown by Great Denver Rentals to make their move-in experience pleasant.

Sue Lutz has been our property manager for a little over a year and has been excellent. She is not only responsive to our needs and concerns but is more than fair to the tenants providing respectful professionalism and service. You won't be sorry utilizing her services.

She was a property manager and I got her off Angie's List. It was really odd. I was in a bad situation with a previous tenant. She sounded so professional over the phone and so classy. She gave me helpful information. We did a verbal agreement that she would manage my property. She went out and looked at it. I quit looking because she said she would manage my property. She told me she would go and look at it and she would get me an agreement. She went out and looked at it and called me back and left me this weird voice mail saying that this property is not rentable. She didn't say that she only did Cherry Creek. We have a little farm property. It's an older house but I just got a new roof and I just had it painted. The tenants had left trash and stuff but trash can be hauled away. It was very disappointing to me because she sounded so wonderful and she had excellent reviews on Angie's List website. It was right before the holidays and I was scrambling trying to get somebody. I found somebody else wonderful by word of mouth, but that was a disappointment. Susan initially was very professional but then it was days later that she sent me an email apologizing that she could not help me with the property. She was very professional and gave me exceptional contact information for maintenance, but it really put me in a bind that she said she would manage the property and then later declined via an email because I had stopped searching for someone else. I was disappointed about that. I would try to use her again. She was very professional. You could tell that she was a quality person. I think she manages a different type of property. I told her up front it was an older farm and it wasn't fancy.

We were involved from start to finish with colors and repair bids, she does not charge a fee above cost of materials and looks for quality products. She begins and ends representing you. We appreciate all that she did initially and all that she does on a monthly basis as our property manager. You cannot go wrong.
