The footings were formed properly but the provider ran short of concrete when they were poured. He completed the footings the next day. Juliano assured me that this had never happened before. The retaining walls (approximately 4 ft tall) were framed improperly so that when the concrete was poured, the end of the wall was off by 3.5 inches and the wall did not align with the house. In addition, there is a large bulge in one panel of the wall which will complicate interior finishing. The provider again ran short of concrete and had to find another concrete truck in the area to finish pouring the walls. After discussion with my primary contractor and Juliano, I made the decision to leave the concrete as it was and have the error corrected when the stud walls were framed on top of the concrete walls. I was concerned that removal of the concrete walls could result in damage to my home and garage since the retaining walls were tied into the existing house and garage walls. Juliano agreed to pay the charges for the additional framing work (about $1000) . Note: Juliano Concrete, LLC was hired by my primary contractor, Dallas Creek Construction, not directly by me. My primary contractor was very upset with the situation since he had excellent previous experience with Juliano Concrete. Update - July 22, 2013 In my final bill from my contractor, there was a charge from Juliano Concrete for $416 because a retaining wall had been changed from 6 inches thick to 8 inches thick by the engineer. This change was made before any forms were laid so the only extra cost would have been for less than 1 cu. yd. of concrete. The maximum cost I could find for concrete delivered to my home from the two local concrete companies was $160 per cu. yd. My main contractor contacted Juliano and was able to reduce the charge by $200.
Description of Work: Poured footings, retaining walls, and floor for a 169 sq. ft. breezeway.
