When I spoke to Andy after this email and explained that we had already had work done on the house and that all the green points were already covered he still wasn't interested in coming out!!! Clearly a contractor who in this economy has too much work on!!!!!!!!!!!!
Description of Work: Contacted this company to get a bid on a basement remodel who are based approx 5 miles from where I live. The search criteria was for companies that definitely service my area. below is the email response that I got.... Hi Jane, I’m afraid I will have to bow out. I’m licensed in Boulder County (which is your municipality), but I found that they were such a pain to work with on a job in Gunbarrel last year that it just wasn’t profitable to work there. The county took an alarming 5 weeks to approve the permit throwing off my schedule which I work hard to keep running smooth (a lot of guys depend on me to steady work). The ridiculousness of the green points made things expensive and difficult. We have to pass a blower test in the upstairs of the home – and for some of these older homes it’s by no means a sure thing. After adding tons of extra blown-in insulation to the attic they were still quite picky about other green things. Even then when we were passed all inspections it has to go through a drawn out paper work process at the county vs. simply being done after final inspections. The inspectors were all good – competent/experienced. But, outside of the inspectors it was a nightmare. Sorry, but life is too short for all that hassle. Even if I attempted to budget for the extra work, it would be tough to estimate some of the green unforeseeable items. I suggest whoever you go with should do at least 5 basements a year out there – that should cut down on some of your problems. That is why I focus so heavily on Longmont (I probably due 16 to 20 a year in Longmont, more than anyone), it helps cut down on the unexpected.

I thanked the member for her call. On the same day notified my website provider to indicate clearly that we don't work in Boulder or Boulder County. A construction firm of any sort depends on repetition of the same type of service and circumstance over and over to keep their costs and mistakes down. It takes practice to work in any municipality and I focus on Longmont. Anyone who works consistently with any gov't agency will understand the need for predictability. Please note: all of my actual clients that I have worked with have given me a "A" rating as opposed to the member who has given me an "F" for not wanted to work in her area. If you find the member's response reasonable and an F rating appropriate perhaps I'm not the best contractor to serve you. Thank you Andy Ulmer, Down Under Construction

From initial consultation to design to project execution and completion Down Under Construction was great to work with. Andy is very knowledgeable and quite creative with problem solving -- all while ensuring the quality of the work remains high. The team was great and Andy's subs have worked jobs for him for a long time. Andy's communication throughout the project was very high -- we had close to daily updates, either live or by email. Our basement finish had a couple of unique characteristics, including a very complex setup for our home automation and networking that had to remain operational throughout the project. Because of good coordination by Andy and the subs we were able to keep everything running throughout framing, electrical, drywall, texturing and painting. The project ran almost exactly to schedule (within a few days of the original 7-week estimate). Andy did a phenomenal job of tracking actual costs-to-budget as the project progressed, regularly reporting exactly where we were with respect to budget as decisions were made throughout the project. In the end, the project completed slightly under the original estimate. Overall, we are delighted with the final result. The basement looks great, the quality of work is excellent and we unreservedly recommend Down Under Construction to anybody thinking about a basement finish.

This was by far the BEST experience I've ever had with a contractor. The owner and lead for all of the company's projects is a rarity: a professional and an honest businessman. He gave us an estimate, said he wouldn't go over it, and delivered --- he came in just under budget. During the course of the job there were some surprise expenses, but no matter what, he continued to tell us he would NOT go over the budget he quoted us. At one point, I even offered to split the difference on one of the surprise expenses --- he politely refused. The quality of his company's work was outstanding. He was extremely responsive. Every time I called him, he answered the phone. He also took excellent notes throughout the process to ensure that nothing was overlooked. The work was unobtrusive since they entered and exited through the basement window everyday. After the job was completed, he didn't just disappear like my experience with other contractors. He stayed in contact to make sure the basement was working for us. We had an issue with our mainline (sewer-related), which he helped us with to make sure we had the right people addressing the issue --- note that this wasn't even related to his work! He truly went above and beyond. Way beyond his contractual obligations. If I could give this company a higher grade than an "A", I would. If you have the opportunity to nab this company (their schedule fills up fast), then do yourself a favor and sign them up!
Description of Work: Finished our basement. Went from an unfinished space to a turn key basement. Involved framing, drywall, plumbing, electric, egress window, insulation, texturing, painting, wet bar, speaker install for entertainment area, full bathroom, ethernet runs, and coordinating with various inspectors to ensure work passed with flying colors.

Down Under Construction was an outstanding company to work with and the entire venture was easy from beginning to end. The general manager, Andy, was extremely professional, honest, punctual, and had all the qualities of an Eagle Scout --I trusted him completely and didn't have to worry about anything because he took care of everything. He was extremely easy to work with and had wonderful ideas to make this basement as perfect as could be to meet my needs. All of his subs had the same upstanding character as he and they were extremely skilled and talented. The entire project took about eight weeks from start to finish and I was thrilled with the end result. I highly recommend this company!
Description of Work: I had an unfinished basement approximately 900 sq ft that needed to be turned into an apartment for an adult child moving back home. Down Under Construction did an amazing job with a plan that fit our budget and needs. They turned the area into a lovely apartment that included a full kitchen, full bathroom, small living room, office, a bedroom, and HVAC room..
