We were seeing some sinking of our concrete in the garage near the step an our front porch had sunk 5” & broke off completely. We weren’t sure where to begin with repairing & or replacing our existing concrete. We knew we needed advice from an engineer. We contacted Mr Hardesty , emailed him about the issues we were having & requested a service we thought we would need. After agreeing upon a date Mr Hardesty came out & inspected the garage, driveway, porch, step, basement & even checked out our patio out back. He gave us contacts for a few companies we could use to solve our issues & also found an issue in the basement we had no idea we even had. He ended up charging us for a lesser service as we did not need a written scope of work. He said once we got estimates for the work from the companies he would be willing to look over them to make sure we weren’t being over charged. So refreshing to find someone so knowledgeable, honest, kind, friendly & just an all around good person willing to help some hardworking people that were stuck not knowing where to go next.

Ryan is very friendly, professional, and knowledgeable. I have met with several structural engineers and found him to be the most credible. I have also met with quite a few contractors. My only knock on Ryan is he recommended work that no one else even came close to recommending being done. I found his judgment to be conservative and the contractors he recommended to be very expensive. Though some may view this as a good thing due to the nature of structural work, I found it to be a waste of time and money.

I appreciate the good review of my character; however, I understand that Mr. [Member Name Removed] is upset about the expensive repairs. His house really needed some major structural repair work. Unfortunately, I provided a repair plan to solve his problem, economically; however, like most foundation repairs, it costs money to fix problems. Not surprised any of the contractors recommended the proper fix. Though the contractors I recommended may have been expensive, they perform the work properly. My job for Mr. [Member Name Removed] was to evaluate the home and provide a repair plan, which I did; however, the cost of repairs were not in line with what Mr. [Member Name Removed] wanted to pay for his home. Not sure why I received a C for price...I provided a Helical Counterfort/Tieback/Drainage Plan, a Helical Pier Counterfort Detail, a Helical Tieback Detail and an Interceptor Drain Detail for the invoice dated May 4, 2015 in the amount of $1500. Not sure where Mr. [Member Name Removed] got $2500. I did provide a follow-up inspection with a contractor for the amount of $225. The total invoiced and received by Mr. [Member Name Removed] was $1725. Still not sure where $2500 is coming from???

Ryan came out, spent about 20-30 minutes looking around, made a few recommendations which turned out to be totally off base and charged $250.00! Not only did he charge excessively, he said he would charge more to write up a report and I had to specifically request a receipt because the water entry issue has required legal action and we needed documentation that he came and what he recommended. This was a thoughtless, careless inspection that led us completely down the wrong path. Do not waste your money on this guy!

I do not understand this review at all. I performed a site inspection on July 13, 2015 and provided a verbal consultation to Ms. [Member Name Removed]. Prior to my visit, we discussed my options, which were $300 for verbal consultation or $500 for a verbal consultation and written report. I provided my verbal...possibly not what Ms. [Member Name Removed] didn't want to hear, but took $100 off my bill for the time involved in the inspection. I typically decrease my invoice if the time involved is not what a typical inspection takes. I invoiced Ms. [Member Name Removed] for $200 and received a check (#2244) in the amount of $200. Not sure where $250 is coming from??? Though my investigation and recommendations were sound; unfortunately Ms. [Member Name Removed] did not want to hear what I had to say, possibly because it would take money to address the issue.

As a consultant, I do provide a verbal option, as well as a written report option, depending on what the client requests. I explained to [Member name removed] that each option is billed the same, at $150/hr, including half travel, time on site and report time, if requested. After finishing my examination and verbal consultation, I charged [Member name removed] $200 (Check #2244), not $250. It is true that verbal consultations are typically $250 to $300; however, due to the time on site, I gave [Member name removed] a discount. She did request a receipt, which was fine. I emailed a copy of the paid in full invoice, per her request. Unfortunately I did not provide the answer she wanted. My goal in doing inspections is not to tell the client what they want to hear, but instead to provide an honest opinion based on my observations at the time of my visit.

It went really well. I had a lot of anxiety, obviously, over the basement flooding issue. he calmly walked me through the different problem areas of my house. I liked that he knew what he was doing and immediately noticed the landscape of not only my yard, but the neighboring yards, and how that could cause problems. Then he showed me some possible solutions that gave us a lot of piece of mind, and a plan of attack.

The inspection of a home revealed we had torsional buckling of a suicide beam in the house we were purchasing. Ryan was able to come out the day of the inspection to give us an evaluation of what would be required to fix the problem, and gave us peace of mind about buying the property. He also warned of another problem he thought we would find but we couldn't inspect as it was behind a wall. The previous owners had their engineer (I suspect it was their father) give me a report a couple hours before inspection resolution saying there was no problem and they did not need to fix it. I relayed that report to Ryan on a weekend late at night and replied before the deadline with a rebuttal of their claims and a further recommendation of work to be done. The sellers paid for the repairs Ryan recommended. After buying the house, we disasembled the wall Ryan suggested we look behind and sure enough there was a problem support behind that wall too. Ryan provided an engineering drawing the work, and although it arrived later than he said it would, but it was over new years eve and the plan was received in time to get the permit to do the work. The company Ryan recommended complete the work did the additional (and relatively minor) work at no charge after they called Ryan for instructions the day of they did the fix of the suicide beam. Overall I was very happy with his services. I think he charged me less than he should have/could have. His drawing was much more professional and convincing than the seller's engineer. I hope to never need an engineer again, but if I do I plan to call Hardesty again!

This is the second time we've used Ryan Hardesty and were once again extremely pleased. We had some concerns about our hardwood living room floor bowing and some double-pane window seals in a bay window that no longer worked. We also showed him some wall cracks in a few places. He was able to determine that the floor problem was not with the foundation as we had dreaded, but with the way our basement had been refinished. The drywall was pushing up on a beam, which is what was causing our floor to bow. As for the windows, he determined the problem was our front porch, which had sunk a bit. The roof was no longer level. He provided suggestions and recommendations for basement and porch repairs, which we are in the process of implementing. He reassured us our house was in great shape from a foundation point of view, that our wall cracks were minor and no big deal. Had we not known about Ryan's services, we likely would have called one of those foundation companies and paid a lot of money repairing a problem we didn't have. He spent about 1 1/2 hours with us and didn't seem rushed at all. Ryan is very highly recommended. He's friendly, professional, pragmatic and extremely helpful. He offered to write a report for us but said we didn't really need one, which saved us some money. He is worth every penny and then some.

The engineering skills are excellent, and the designs were very detailed. The MAJOR problem was his consistently late responses to questions, missed target dates, and delayed our tightly scheduled project. They knew the time issues, but complained of too many clients to be responsive. So, good firm if you have no serious time constraints, or you have a bigger stick than I did.

During a repair procedure that involves more than one contractor, things don't always go as smooth as you would like, especially when dealing with older homes. The customer had many questions throughout the repair process, which is fine; however, I typically reply to them either after my inspections or at the end of the day. I am typically busy during the day, inspecting homes and meeting with my clients. Sometimes you can't always reply immediately, but I make a point to contact my clients via email, phone or texting as soon as I can. I can honestly say that I did not miss a target date for engineering services. When the contractor was ready for me to inspect, I made it a point to fit them into my schedule, either in between inspections or at the end of the day. The customer may be referring to the target date that was set by the contractor prior to closing on the home that he was selling. Since I am not a contractor, I have no control over the work schedule of the contractor. There were delays in construction; however, the delays were not due to engineering issues, but had to do with ordering material and meeting with the contractor who misunderstood the drawings, in addition to changing the underpinning pier type from a helical pier to a micropile due to the dense rock that could not be penetrated with a helical pier. Re-tooling and re-mobilization were performed in order to alter the pier within the basement. No delays were created by the engineering services that I performed. No one was waiting on me in order to finish their work. I was busy at the time, servicing other clients; however, I performed compliance inspections when asked by the contractor, throughout the construction, in between appointments, before my first inspection or at the end of the day. Answering calls until 6 pm and emailing clients until 1 am is not uncommon for me. I understand the customer's frustration with his construction project and trying to meet the closing dates for the sell of his home. I understand the concern on both sides, since I communicated both with the customer and the buying agent for the buyers of the home. The project turned out great. Construction delays happened. Target dates were not met for closing, but altered to accommodate construction issues. That's construction and that's working with framers and underpinning repair contractors and other trades. However, as I am being portrayed as the "fall guy" on this project, thought I should invest a little time to discuss some of the concerns stated by the customer.

Ryan Hardesty did a thorough evaluation, explained his analysis in detail, answered all of my husband's questions, and then called me at work to re-explain and go over his analysis and answer my questions. Not well. Mr. Hardesty did not write anything down, he did not inspect portions of the structure that needed repair (no ladder), and he spent less than an hour at the property. In addition, even though I have a technical background, I felt like Ryan was using engineering jargon for "intellectual bullying" in an attempt to confuse me and the realtor and to justify his fee. The icing on the cake was his insistence on an extra $200 for a written report. For $350, he could have spent an hour (or less) composing an email summarizing his findings. As it turned out, the contractor that we hired had their own engineer who actually did what Ryan was supposed to do, and anyway would not have used drawings or schematics from somebody else.
Description of Work: We hired Mr. Hardesty for a structural engineering review of a house based on a recommendation by our inspection company, Cornerstone Inspections. Ryan showed up with nothing more than a camera in his hand, and without a ladder was unable to adequately inspect or even see the critical parts of the structure. From the excellent inspection done by Cornerstone, we already knew approximately what needed to be done. I told Ryan that what I wanted from him was enough additional details such that I could go to a contractor and get a preliminary, budgetary quote for the repairs.

ACCORDING TO THE INVOICE I RECEIVED FROM HIS REALTOR, CORNERSTONE INSPECTION, LLC CHARGED HIM $350 FOR THE HOME INSPECTION. ACCORDING TO HIM, I SHOWED UP WITH NOTHING MORE THAN A CAMERA. IT IS TRUE THAT I DID POSSESS A CAMERA DURING THE INSPECTION, IN ADDITION TO A PICK-UP TRUCK FULL OF TOOLS AND EQUIPMENT. HOWEVER, I DID NOT NEED MUCH EQUIPMENT TO DETERMINE THAT THE REAR DECK ASSEMBLY WAS REMODELED AND LACKED A SUPPORT BEAM AT THE END OF THE DECK. I DID OBSERVE THAT MOST OF THE WOOD DECK MEMBERS WERE WEATHERED AND PARTIALLY ROTTED AND USED AN AWL TO DETERMINE THE EXTENT OF MEMBER LOSS. I ALWAYS TRAVEL WITH EQUIPMENT, INCLUDING A LADDER, TO USE AS NECESSARY. HE STATED IN HIS REPORT THAT HE WANTED ENOUGH INFORMATION AND DETAILS TO GIVE TO A CONTRACTOR TO GET A QUOTE FOR THE REPAIRS THAT WERE RECOMMENDED DURING MY INSPECTION. I DID PROVIDE THIS INFORMATION TO HIM, DELIVER AN APPROXIMATE COST OF REPAIRS AND FOLLOW-UP WITH A CONTRACTOR VIA TELEPHONE TO VERIFY THE COST OF REPAIR THAT WAS VERBALLY EXPRESSED. HE ALSO STATED THAT I WANTED AN ADDITIONAL $200 FOR A REPORT, WHICH IS TRUE SINCE I TYPICALLY CHARGE $300 FOR A VERBAL REPORT AND $500 FOR A WRITTEN REPORT, WHICH INCLUDES THE VERBAL FEES. He took his time and spent all the time I needed during his explanations of what was going on and my probable repair options. He gave me the option of a simple verbal report (for a smaller fee) or a detailed written report. I chose the latter so I'd have the information I needed when I spoke with contractors. Ryan provided the report via e-mail the next day and recommended a contractor.

We were very pleased with Ryan. He arrived on time and was very thorough and professional. He offered us practical solutions that would solve our problem while not necessitating removing carpet or putting holes in the family room floor. We thought the price was very reasonable, and would have been lower had we not opted for a written report.
Description of Work: Ryan came to our home to examine our family room slab, which was settling at the garage wall. He did a thorough inspection of the trusses and measured the levelness along all four walls of the family room. He determined that the family room slab slightly overlapped the garage floor slab and had sunk 3/4 inch. This is a non-bearing wall so repairing it would be more for esthetic's than structural need. He recommended compaction grouting and explained why it would be better than mud jacking. He also noted that our garage floor was sloping toward the family room, contributing to the problem due to water from cars and should be replaced.
