Please know that plumbing problems scare me! First, I called and made an appt (because I was leaving town the next day). On the day of the appt, Juan called to confirm the appt and informed me that he would be at my house between 9-9:30 am. A big plus! This courtesy call indicated to me that he was customer oriented that he understood my time was as valuable as his - I was very impressed before he even arrived!Juan arrived at ~9:15 am and politely introduced himself. He asked what the problem was, so I showed him where water was dripping from the ceiling. First, he looked at the 2nd floor bath above the drip and determined that the toilet was leaking. He tested his assumption that the toilet was causing the drip by flushing it to see if if caused a drip, which he confirmed.I mentioned that I was concerned that the shower might be contributing to the drip. He inspected the shower and then ran water to test whether this was the cause. He did not find that the shower was causing the drip.He analysis was that he believed the drip was 1. due to the toilet leaking but 2. could also be due to a crack in the sewer line - but he wouldn't know for sure until he cut into the ceiling drywall and was able to examine the pipes, etc...He proposed that first he replace the wax ring, shut-off valve and inner contraption on the toilet and then test to ensure the toilet was not causing any further leakage and secondly, that if there was continued leaking that the sewer line might need repair.He gave me a verbal estimate (verbal was fine with me) and stated that the final cost would be calculated based upon actual time and materials to repair the cause of the leak. I was perfectly fine with his verbal estimate (as well as his logical and thorough approach to analyzing the cause of the drip) and agreed to have him do the repair. Again, I was impressed and felt confident in Juan repairing the drip/leak.Before he started work and to contain the debris from cutting into the drywall as much as possible, he put plastic sheeting down on the floor.I asked if I could watch and he said he was fine with me watching.He cut the drywall and saw that the sub-flooring was quite wet from the leak. So he replaced the wax ring, shut off valve and inner contraption of the toilet upstairs which he then tested to ensure no leakage from the toilet.He saw that the sewer line was also contributing to the leak. He said that most likely it would not have to be replaced, but that he could use a sealant (perhaps when installed, not enough glue was used). He cleaned and sealed the pipe, then confirmed that it was no longer leaking.He suggested that I aim a fan at the ceiling/sub-flooring for a few days to dry the wood and that I delay the dry wall repair for a week. When asked, he gave me the contact info for a drywall repair person. Juan also stated that he would come back to check there was no leakage/drip before the dry wall fix.Total time was 2 hrs to repair, and the total cost was reasonable. And he cleaned up after his work and left things as they were before he started! Another plus!I am very satisfied with the work done.All in all, Juan was courteous, punctual, professional, polite, effective and efficient.
