less than a month after moving into my home, my AC died two separate companies told me the same thing. the unit was severely damaged and basically held together by tape and glue ( jimmy rigged by previous owner) The home inspector is not a AC specialist, however he signed off that the unit was good in his opinion...... but if he could not see the unit was severely damaged....than maybe he should not Inspect AC units... both companies quoted me over $3500 to repair the damaged unit.... Never again will I use this inspector nor will I recommend them to anyone

Jim was easy to converse with, thorough in his explanations and were very responsive and had fantastic reviews online, repeatedly. As a military individual, I was impressed that Jim was not only prompt, but early and had already started assessing the outside of the property, knowing I was coming by on my lunch break with limited time. Additionally, as a single female, I very much appreciated that he did not talk down to me as I've commonly experienced in the past with home and rental purchase. He was very thorough in his explanations, provided a handy homeowners book he co-authored, and had great follow-up. He was so great, my realtor added him to her list of go-to's and I recommended him to another realtor friend.
Description of Work: The house was a new build and the builder was insistent I didn't need a home inspection b/c it already passed code inspections....I wanted an unbiased opinion before closing on the property. After basically interviewing three different inspectors, I opted to go with Jim though he was not the cheapest bidder (he was in the middle of the 3).

Jim has completed three home inspections for us in the past year (two deals - so far - fell through for no fault of his). I originally chose Jim because I wanted an inspector who was state certified (through the state health dept) to perform radon testing, and he was the only one on their list for whom I could find any independent online reviews. Since radon is such a common problem out here, I wanted to make sure we tested for it. He is extremely thorough. An average inspection takes about three hours. He responds promptly to phone calls and emails, and is very easy to work with. He is extremely knowledgeable. He believes that it is important for prospective buyers to accompany him on inspections and is a wealth of information not just on pointing out specific issues with the property, but on the general area. In Lakewood, he knows where the ground is more likely to settle, where you are most likely to find high levels of radon, where water can be more of a problem, and so on, and so on. He helps to distinguish between findings that might be a major issue and what is just something that will be added to your future to-do list if you buy the home. He is very knowledgeable about current municipal codes and requirements. His full reports can be a bit overwhelming due to the level of detail, but if you accompany him on the inspection, there aren't any surprises and he's already told you what is important and what's not. His prices are a bit high, and the radon is an optional service for an extra fee, but it is worth it. Because we had some deals fall through and used him for multiple inspections, we did receive discounts for the second and third inspections that he performed for us. I would use Jim again (although hopefully we won't need to), and he has indicated that he is available for any follow-up questions we have as we move forward with this purchase. In addition to the quality of his work, his company is quick to respond to phone and email enquiries. It was easy setting up the inspections and dealing with the logistics.
