We got a property inspection done by Don and everything seemed great AT FIRST! Once we moved into the home we had two major systems in the house not function properly. The first issue was our entire basement lost electricity within the first 10 days of moving into our home. An electrician had to be hired to resolve the issue. The second major thing was the AC unit in our home does not function at all. When the inspector came to do his walk through he turned on the ac in our home and said "ac works great!" So we assumed it was working great. Three months later now (when we hired someone to have the unit cleaned before summer use) we have found out that the ac unit doesn't work at all. The unit is old and we were told most likely hasn't worked in years. We reached out to legacy to get the matter handled and were told that we were outside of our 90 day warranty by now and that our inspection excluded the AC unit because of cold weather. It last snowed in may in Colorado!! How long until they inspect AC units? Also why were we not informed that the unit had been excluded! Unacceptable service. Would not recommend!!!

It went very well. Don was prompt, courteous, very professional and responsive to all of my questions and concerns. He allowed me to accompany him during the inspection so I could see the process and understand what was and wasn't included. His inspection included extras such as a recall lookup on the appliances and systems warranties on the house.

Don was ready to go when we arrived for the last 30 minutes of our appointment time. In fact, we were early, so we kept him waiting while we took some photos of the house. He was very thorough in his explanation of everything he tested and what the results of those tests meant. He was very very pleasant to talk with and extremely knowledgeable about houses in the neighborhood and how this one compared to others.

We needed a quick turn around on a home inspection in the middle of a rather busy time for inspections/appraisals. I put a call in to Don and left a voicemail with the details and request for a quick turn around inspection. I spoke with several other companies in the same time period and all were reluctant to provide any services on such short notice. Don returned my call that evening and immediately went to work with establishing a schedule with the current owner. Don took care of everything for me as the purchaser, and when the day came to inspect, Don finished an hour earlier than expected. He phoned me when he was about 45 minutes from being completed allowing me time to make the trip to the home. Don was professional, took the time and effort to explain his report and answer any questions I had. Due to the small condo size and limited outside inspection, Don adjusted his rate to reflect this which was appreciated. I would certainly recommend Don to any of our friends that desire a home inspection.

The job went well. I've had some concerns about the condition of my roof and wanted to have it inspected by someone neutral to see whether it needed replacing. I also had some concerns about the appearance of the siding on the house and whether the siding was defective and in need of repair. A business associate recommended Don Richards and Legacy Property Inspections. I contacted him and told him what I wanted. He told me what he would do and the cost. We then set up an inspection date. Don Richards inspected the house as scheduled. He confirmed what I was concerned about for the roof and sides. He also suggested additional roof ventilation to prevent premature roof failure. I passed that along to the contractor I hired and he agreed with the assessment. I figured I needed a new roof and he confirmed that, also noting that repairs were needed soon but not urgently. He also pointed out some things I had not thought of and suggested appropriate repairs. He checked the fencing and fence gates, suggesting the gates needed repair. I was aware of the gate problem, but I hadn't considered it for repair. Having it pointed out, I repaired the gates immediately. After his inspection, Don Richards went over everything he did with me. He told me I would receive his written report later that day, so I didn't have to take notes while we were talking. I received his report that day, and it covered just about everything I could think of to inspect for the roof, siding, and yards. I think the inspection was excellent and professional. I would use him again and I'll recommend him to friends who ask.
