Appraisal Resources Inc

I had 3 different appraisers come and do appraisals on my home. The average of the 3 appraisals is what the company will offer me as a buyout if I am not able to sale my house. While the other 2 appraisers asked what improvements had been made on the house, this appraiser did not ask. When asked about using this information his response was that all improvements were apparent to said appraiser. I wondered how he knew I had replaced every door in the house in the last year, among many other things? He must have been psychic. When the numbers came back from the 3 appraisers, 2 were right about the same amount and his came in $10,000.00 less. Looking at the appraisals, he used comparison home sales that were in different towns in the county and that were more than 6 months old. In comparison, the other 2 appraisers used homes that were closer to mine and were within the normal acceptable sales window of 6 months. They also mentioned the improvements in there appraisals where this appraiser failed to do so even though they were "so apparent" to him. I did have the opportunity to appeal the appraisal which consisted of giving listings that I thought more comparable to my home than the ones he used. I used only the homes used by the other 2 appraisers and one my realtor used in her market analysis. This appraiser took each one of those homes and systematically gave reasons why those houses didn't work for appraisal purposes on my home. I guess he didn't know he was saying that the 2 other appraisers and my realtor didn't know what they were doing. All though he was very nice when he came to my house, nice does not a good appraiser make. Look at other appraisal options before hiring this guy because he wasn't thorough, didn't take the time to look for current home sales in a closer vicinity and when presented with abundant evidence to why he should change his appraisal, he chose to try to defend his mistake instead of fixing it. Good luck trying to get a fair price if you use him.
