"Where Incompetence and Predatory Practices Meet.” The first thing you’ll learn about Real Property Management is that they DO NOT work on your behalf. The only attention they pay to any matter revolves around whether or not it will generate immediate and significant income for them. Similarly, if ignoring a problem will generate income for them, they will slow a process down to a halt. But if helping to expedite a solution would save you – the homeowner – money, RPM could not care less. It all starts with their Property Management Agreement (PMA). You will find that it is designed EXCLUSIVELY to protect them in any event, as well as to purge their responsibility in all matters resulting from their own deficiencies. However, if the owner or tenant is remotely deficient, it outlines clear consequences for RPM’s own benefit. I recommend asking your RPM Leasing Agent if the PMA can be modified to protect the homeowner – I suspect it will be a non-starter for them. Good luck!

I don't know if I can adequately describe how terrible our experience with RPM was. First, they underpriced our house, which attracted less-than-ideal tenants. It appears that they rented to the first application in the door. Then the really bad news began. There were constant problems with the house--and it was only 2 or 3 years old at the time. According to RPM, every little thing that went remotely wrong needed replacement and couldn't be repaired (a practically new dishwasher, a practically new air conditioner, etc.). I even asked them to leave the old dishwasher in the garage for us to pick up (knowing it didn't really need replacing) and they conveniently took the old appliance so we couldn't determine what was wrong. We suspect, but have no evidence, that they fixed the minor appliance problems in the shop and put them in a different property they manage. The terrible tenants they put in our home destroyed the house. From 3 stories of urine soaked carpets (they claimed not to have pets and RPM never followed up) to children's magic marker drawings on the hardwood floors, to holes in walls, to doors ripped off of a built in entertainment center, it was a mess. Even the lawn had been killed off, which would have been obvious is RPM had even driven by to check on the property. RPM was not understanding or helpful in any way. They used the security deposit, but still racked up $5000 in additional charges bringing it back to what they called rentable shape. And RPM made NO EFFORT whatsoever to pursue the former tenants for payment. They simply sent the bill to a collection agency and filed it away. When I went to see the house after the repairs had been made, which was almost 2 months later, it was so disappointing, I cried. They did half hearted work on everything. The painters, for instance, touched up the red walls in a dining room and got red paint all over an adjoining white wall and dripped on white moldings. When I complained, they told me that I would have to pay for a "custom painter" if I wanted proper work. How is that reasonable?!? Also, I could still smell urine and see spots in the carpet they allegedly had cleaned with some super special process, which cost a lot of money. These are just examples of the many things that were still in bad shape and RPM ignored. One mind-boggling incident: a pendant light in the kitchen went out. RPM claimed that the ceiling would have to be ripped out to fix a huge electrical issue, so they just capped it off. Once we fired them, an electrician friend went to look at it. The only problem was a essentially a broken dimmer. It took about 30 minutes to replace--and we replaced all the pendants to avoid a similar problem. I think the whole fix was under $100. Some "electricians" RPM has working for them... RPM employees--even the higher up folks--were rude and obnoxious on every level. There was exactly ONE helpful, polite person in the bunch, and he had no power. Even the owner (or president) got involved and he was the worst of them all. We were locked into our contract with RPM because they require months' notice to terminate and then only on the anniversary of the contract. They rented it to another family, and this family has been great. HOWEVER, the tenants got our contact information somehow and called to ask us why we wouldn't approve repairs to an appliance. We had never heard anything about this--never an email or call--and RPM told our tenants that they had contacted us and we had not replied. When I confronted RPM about not contacting me, they claimed they had, but couldn't produce an email showing their attempt. Yet they NEVER apologized! It was ridiculous. They were unprofessional and almost childish about the whole thing. Looking over our expense reports, it was clear that they took more than their 10% fee with "eviction protection" and other fees in addition to their monthly cut. Their handyman services were incompetent, and therefore overpriced. We terminated our contract as soon as we could without penalty. It took me OVER A YEAR to receive my key, despite numerous attempts to have it returned. Two years later, we still have not seen a dime from the former tenants, and RPM has no information other than to refer me to the collection agency (who won't speak to me because RPM "owns" the claim). RPM is a nightmare. I now manage the rental myself from out of state and it is worth the hassle not to deal with people like those at RPM.

I would not recommend this company as a tenant. We've lived in a new house for two years that had some quirky problems and RPM was slow and apprehensive to responsd to the latest ongoing problem that took MONTHS to resolve. I even filed a BBB complaint which they just denied. We are happy to move on to greener pastures but I feel bad for the owners of this property who have to deal with this company. They use "handymen" who can't find their way out of a paper bag and they still have not reimbursed us for a repair we had to do since they were slow to respond and this is not the first time we had to take care of a repair out of our own pockets. I would not recommend this company to anyone.

This has been a year long nightmare that is finally over!. I can't even begin to tell you my frustrations with this company. I will tell you this much; if you value your property at all, don't hire RPM. They cater to the tenants and leave the bill on the owners. They do not provide any reciepts for any work that they do, and the quality of work looks like my 10 year old nephew could have done it. They charge the owners for any "repair" work that the tenant may want, and in most situations, they aren't even repairs, they are unauthorized improvements. We never got a full months rent, because there was always some "repair" that they were in the process of billing us for. We even got a $600 bill because of an accounting mistake from 5 months earlier. They can't seem to keep their leasing agents, so I never really met with any one person more than once, and therefore, no one really knew what my house looked like before we got a tenant in. My neighbors called to let me know that the tenants were trashing my property and letting their dog run loose and chew up 1/2 my living room, I called RPM to see what they would do about it and they told me to hire a private detective to get proof, even though they do 3 walk throughs a year (that they charge the owner for). Apparently the agent that they sent through for the walk through didn't see the window trim that was eaten off by their dog, and the absolute filth that these tenants were living in. The tenants broke their lease so many times, and Real Property Management would not evict them, even though they talked me into their "eviction protection program." We finally put the property up for sale to get the tenants out. Once they finally were out and I got to see for myself all of the damage that my tenants had caused, RPM tried to give us the tenants damage deposit for us to deal with. We wouldn't take it. The only reason I can guess they offered that, is because they were affraid of litigation. All I can say is DO NOT hire this company for your property management needs, it will only lead to frustration.
