We found Rick Janson through a friend and engaged him about a year ago to begin the process of buying a home. While we weren't out of control picky about what we wanted, we were sticklers for price and location. So here's the scoop: The Home Search: We spent about an hour upfront with Rick going through our wants and needs. He knows the Denver neighborhoods well, so he could give us practical information regarding what we wanted vs. what we wanted to spend in the neighborhoods we wanted to be in. Throughout this process Rick was engaging and professional. He listened and actively toured each home with us - providing feedback to help us refine our search as we went along. He was a very helpful eye - looking past what was and seeing what could be, a useful trait when touring mostly fixer-uppers! But he was also upfront and straightforward with these assessments - you can spend yourself into oblivion for a dream house, so a reality check on the cost and effort of things is good to have as well. It took us almost a year to find a house we wanted to put an offer on and not once did we feel pressure to put an offer on anything less than what we wanted. The Offer Process: We are currently in the closing process. Rick has been incredibly prompt in responding to us and takes all the time we need to make sure we are comfortable with what is going on. I am comfortable giving this feedback even though we haven't officially closed on the house yet because of the customer service we have received so far. Overall: To be honest, not everyone needs the services of a realtor, but you can appreciate the good ones. We talked to a few people before engaging Rick and they ranged from apathetic to scary overzealous. So it has been nice to work with someone who listens to our needs and works with us every step of the way. Rick is great at his job and really seems to enjoy helping people; I would recommend him to anyone buying or selling a home. While we engaged him as buyers, we toured a home he was acting as selling agent for (it met almost all of our criteria) and we could see firsthand that he works just as hard for his sellers as he does his buyers. When the time comes to get back on the real estate merry-go-round (buy or sell), we would work with Rick again.

Note on the price: it was customary commission percent for buyer broker...not certain of the exact amount Rick is the consummate professional. He was patient, attentive to detail, and flexible in how he worked with me once I expressed how I wanted my home search process to be handled. As an attorney, Rick is well-versed in the legal aspects of real estate contracts and transactions which I appreciated. Moreover, he has a keen eye for things that the average buyer might not pick up on and served as a good counselor (literally and figuratively) throughout the search, inspection, contract and closing process. Above all, Rick does business with honesty, candor and integrity...would have no hesitation having Rick represent me again, nor would I hesitate to recommend him to others.
