From the beginning, communication with Rick was difficult. He rarely returned calls or texts and when he did, it was almost impossible to get a word in edgewise. We had to be out of our rental by the end of May and he said he would be done with the new house by end of April so that we could have some time in between. He was still not finished when we moved in on May 15th. Nor, actually did he EVER finish. The previous owner had 6 dogs and the first couple of times we took our (very well trained) dogs into the house, they would have accidents. As a result, we kept them outside while we looked at the work done at any given time, knowing that once Rick & his crew were done, we were going to have the house and carpets cleaned and sanitized. One day we came over unannounced and found that they had a small chihauhau there that peed with excitement -- constantly. First, We were not asked if they could have a dog in our house, and second, Rick KNEW we had an issue with our OWN dogs. Another time we came over, again unannounced, and Rick was smoking in our master bathroom. He looked at me and said "Yeah, I know I'm smoking in your house." And I replied that I'd noticed. His follow-on was that he didn't even smoke in his OWN house. Hmmm.But he had no problem smoking in MINE. As far as workmanship, he and his team installed the windows but did not frame them or caulk them. Half of the vapor barrier and one rail were installed. The shower was tiled but the grout job looked like a DIY weekend job and my riverrock floor was SO overgrouted you can hardly see or feel the rock. What a waste of money. The shower ceiling and floor were never sealed, either. As far as we know, none of the tile has been sealed. The plumbing was left 1/2 done and none of the bathroom was functional. The bathroom vent is vented to the attic, not outside. They did not install the bathtub or toilet. They did a good job on retro-fitting the art deco dresser and what electrical and plumbing they did seems to be okay. The light bar and sconces were installed and functional. Wiring for the chandelier was done, though I told Rick repeatedly that I wanted it on a dimmer, he never put a dimmer there (he rarely seemed to hear anything I said). The house is a 1970s house that was mostly plumbed and wired (so we're told) by the previous owner and her husband so there were challenges, to be sure. The chimney wasn't cleaned or flashed, none of the certifications were completed, the dryer was never vented outside, and the weather-stripping on the doors was never completed. They did repair the woodpecker holes, install 1/2 of the vapor barrier, the GFIs and Fire and CM alarms. Rick always had an excuse for delays. As one example, he said that he was delayed in tiling the bathroom because the tile store didn't have the tile. I confirmed with the tile store that all of the tile ordered was stock. All that had to be picked up from another store was some bull nose. Rick's hummer broke down and he couldn't carry a full load of tile in the trunk of his mother-in-laws trunk so he had to take many small trips. He could have paid $150 to have it delivered but preferred to blame them. There are WAY too many to list here. To put the period on our relationship, he left a good bit of his garbage and cigarette butts littering our property. Rick left the job on May 18th and only came back to pick up his tools. The work is about 35% complete, he has 1/2 the money and still refuses to return phone calls or text messages, nor provide a proper (acceptable to the bank) invoice for all work performed, including the justification for the >$15K he received upon closing, or lien release. As a result, we have had to go 'self help' and locate trade specialists to finish the job. Please choose with care. I wouldn't recommend this guy to my worst enemy. I strongly suggest you run away from this guy -- FAST
Description of Work: We were required to use an FHA approved General Contractor due to the type of loan on our (new to us) home. Rick was one of three we contacted to bid on the job. In addition to a few, relatively small safety repairs FHA required, we opted to finanace through FHA a master bath and bedroom remodel. The job entailed adding a 7x4 custom shower, installing a clawfoot tub that we aquired with the property, retro-fitting a 1920's art deco dresser (that I found) into the vanity. There was to be river rock flooring in the shower, wainscoting on the bathroom walls, while the rest of the walls were to be prepared to paint. It included installing a vanity bar and two sconces, as well as a chandelier (provided by me) in the center of the bathroom area. A window was added to the shower and the main window in the bathroom was enlarged (it was 2x2). In addition, the master closet (four feet of which was taken for the shower) was to be finished, including re-installing the floor heater, prepping the new wall (shared with the shower) to be painted and repairing the wall where they removed a window. For FHA, we needed two handrails installed on either end of the deck, the handrails around the deck tightened, chimney cleaned and flashing installed around the chimney at the roofline. We also needed a vapor barrier installed in the cellar. GFIs needed to be installed around water areas, fire and Carbon Monoxide alarms installed. Additionally, the dryer needed to be vented outdoors and the exterior doors were all to be weather stripped. Certifications were to be done on the roof, plumbing, electrical. Finally, there were a number of woodpecker holes in the siding of the house that needed to be sealed. Finally, the previous owner had purchased double paned vinyl windows but had not had them installed, so we needed the 13 windows installed and framed.

I have been in Business for about 30 years. Never had one complaint or call back for repairs. In 30 years, I have never been a witness to so much false, deceptive, and in-true complaints and accusations in an attempt not pay for work received. We have always had the pleasure of doing business with honest and professional people. We have clients with a working relationship going back 25 plus years. I have never been cyber bullied until now. Member Name) has a proper invoice, and generously credited for work that we were not permitted to complete. Under the HUD 203K streamline program, we are given 6 weeks to complete the work. There are to be no changes or altering of the work by the homeowner. Exceptions for weather are permitted as we experience more than 8 days of conditions where the site was not accessible, as it is located in the mountains. We even pulled the homeowner out of the ditch on one occasion, in wet conditions. Here are the facts: 1. Original Contract amount with (Member Name) $30,775.00 ($12,600, General repairs) $18,175.00, Master bath) 2. Many man Change orders exceeding $9,472.00 3. Payments received $15,387.50 4. Final invoice after generous credits $10,855.14 Over 1,200 man hours plus material was spent trying to complete (Member Name)’s request for the many, many change orders plus original contract. I never though he would be the sort of person that would mislead intentionally, just trying to get the work we performed for nothing. This is especially disappointing to me after the 2 ½ hours spent with him going through the change orders and he agreed with the cost. I was lead to believe that it was a matter of trying to figure out what work or changes for them to complete in order to finalize the budget. We could not continue to work on changes requested until proper HUD forms were filed. We were not fired (for the first time in my life) on June 9, 2011 by the following method. Note the time and the manner in which I was treated.
