+ -1 moreN/A. The last date of contact is bogus because the coupon was not used. A waste of $75 then and a waste of time now to fill in a "ghost review". This was not the contractor's fault, so I gave an A grade and checked YES, I would use the business again. I'm filling out this review form only to stop the irritating "write a review" box from popping up every time I log in even now, years later!!! . .

I thought he would do a 3 d in color with real design suggestions, not just a computer design of layout. He was slow getting back to me. Nice person, but dudn't feel he was interested the job.

+ -1 moreKim provided two plans for a kitchen remodel. The plans he provided were well done and were for a complete gutting of the kitchen. I had also requested plans that left the kitchen footprint the same as it is now, but he didn't provide those. Kim was polite and professional. He arrived on time. He asked many questions about preferences. My only disappointment was not getting the optional floor plans.

They did what they said they'd do when they said they'd do it. They had excellent demeanor. They're very, very professional.

Description of Work: Purchased the big deal for a design and remodel plan for an area of the house. The area of the house we were considering tremodeling was our master suite including master bath. Kiva construction came on time and took measurements, asked questins about what we wanted and a couple of days later, sent an email containing a floor plan for the remodel. After a couple of revisions, the completed floor plan was given to me. The big deal was valued at $450 I believe and we paid $75. This service was not worth $75 and much less $450. The plan was very basic and did not include any blueprints of and did not include any blueprints as I would have expected for a $450 value. I could have done the same plan on my computer in 30 min with any AutoCAD program you buy at Best Buy. Nonetheless, I asked for a detailed estimate of the project in case my husband and I decided to go forward with the remodel. He provided an estimate with no materials since he did not know what materials I would want in the bathroom (like sinks, bathtub, and fixtures). The labor was way more than I expected for not much change to the overall layout (tub, sinks, lighting all in the same place- just a couple of walls moved around- no load bearing walls though). We decided not to go ahead with the remodel, as it was over $10,000 for just the labor. Yikes. I was thinking $5000 for labor and $5000 for materials. Oh well.

+ 0 moreKimber Janney created the plans, and was the GC for the plumbers, electricians, tile, and cabinet setting trades. He coordinated with me and answered all my questions about the reasons for various trade's timing and input into the project. He understood our limited budget and desire to do some of the work ourselves (like demo, having another vendor provide granite counters, completeing our own painting and backsplash grouting after we'd picked our granite. He was always courteous and timely. I highly recommend him and his choice of professionals to work for him.
Description of Work: Removed drywall only as needed. Framed in a new bath location about 4 feet over from the original. Placed new plumbing for the shower and re-routed the drain. Off set the toilet, added water lines for duel sinks.Changed electrical location to center over new vanity sinks, added overshower light, and wired for the heated bathroom floor. Excellently tiled the shower and flooring, set the new cabinets and placed the electrical fixtures.

+ 0 moreKimber and Kiva did an overall excellent job on the deck itself; the design was great (Kimber had some great ideas) and the workmanship first class. Kimber was very easy to work with, very professional and can-do, and very responsive to our requests and issues. The biggest issue was that the project took over twice as long as projected to complete and was over-estimate by 10-15%. There were reasons for this, ranging from weather to personnel issues, and I totally understand why the delays and extra costs occurred - but they did occur. The work and working with Kiva: A+ - the cost/schedule on this one: B-.
Description of Work: Complete replacement of large deck with a larger deck. Kiva designed the new parts of the deck in conjunction with us and provide several iterations of drawings. They demo'ed the old deck, framed out the new deck, poured the pilings, got the permits and inspections, and completed the deck.

+ -1 moreI purchased an Angie's Big Deal for a $75 construction design for either a kitchen or bathroom. I purchased it and gave it to my friend because she purchased a house that seems to be built in sections over a few years versus all at once. Kimber was timely and assessed my friend's house and some of its oddities. Not only was he able to provide a complete redesign of an awkward bathroom, he is working with my friend on blueprints for a kitchen redesign. He has an eye for what makes sense and feels comfortable in weird homes. My friend is saving up for the remodel and is impressed with his designs.

+ 0 moreKiva Construction showed up on time, had all of the material to do the job. They worked full days and did a good job building the shelves, painting the shelves, and installing the shelves. They also did a good job installing the existing cabinets on the wall of the new laundry room. The worker who did the job was not the fastest carpenter I have had do work for me, but he was very meticulous about his work and he was constantly working while on the job. We are very happy with the end product. I would use KIVA again and recommend them without any reservations.
Description of Work: The project was to convert a former laundry room into a large pantry with 24 inch deep shelves, five foot long. The project also included removing the existing cabinets and installing them in the new laundry room. Kiva was the only company that looked at the job that actually did a design drawing of the project. Regarding price they were in the middle of the quotes we received.

They never called again. I suppose there could be completely reasonable explanations for this, but this was my expereince.

+ 2 moreKIVA Construction was very professional and capable. They provided CADD drawings and we conducted the appropriate number of meetings prior to starting the work. The final product was exceptional. All the details were attended to and issues addressed to our satisfaction.
Description of Work: The work performed was the renovation of our formal living room (non-functional space) to a professional in-home office. Special attention was focused toward maintaining the high aesthetic afforded by the grand staircase and minimizing negative aesthetic features during the production of the in-home office space. French Doors, a transom, and walls we installed. Painting was also performed, along with some minor electrical work. It was a first class job successfully balancing cost and workmanship.

+ 2 moreI found him on Angie's List and he has got good review. He has been great. He is not the cheapest. But I knew that when I got him and you get what you have paid for. The whole work comes to $39000. He is in the middle of tearing up my house. He is doing general contracting. He is very willing to work with. It is great but expensive. He is very willing to get the job done completely. He has found things that I did not know needed fixing and he has fixed them without adding anything to it. I would hire him to do other work in the future.

+ -1 moreUnpleasant structural surprises were uncovered as the building was gutted on the inside, but Kimber was able to remedy the situation. He has great taste and style, and was able to provide very valuable advice. He also used superb subcontractors. He is extremely well versed on renovation of historic homes. Everyone loves the finished product, which is now a beautiful, modern-on-the-inside, well insulated building.
Description of Work: Complete restoration (from the studs in) of a dilapidated Victorian home to high-end office.
