I had an awful experience with them. They sceduled a day to get the job done twice, and never showed up. Then finally I called them for explanation and they did not even show any remorse about having their client waut with a no show. Then finally when the project was completed, the quality of work was so low that I had to hire a different company to redo their work. In my entire remodeling experience I have never had such a bad experience!

Company owner came out twice to discuss the job with us and he was also on site when the job was done. He had a fairly large crew so the job was completed quickly. The crew did a beautiful job and cleaned up afterwards. I was really impressed by every aspect of the job. I'm sure it was just a 'small job' for them but they treated us like it was a big job. Flat & Fancy was great to work with. I was also having an elevated deck built over the location of the patio and I spoke with owner Ray several times to coordinate projects and he was always responsive and helpful. On the day the concrete poured it rained and they had to hang plastic over the entire job while they finished it and it cured. I liked how they recycled much of the old slab and some of the surrounding river rock in the base and under the new steps. They came back in a few weeks to apply a first coat of sealant. I wasn't able to have them come over they day they wanted to apply the second coat and it took a year (Oct 2015) before they came back to apply the second coat. In general, the patio looks good and we have enjoyed it but I gave them a B on quality because the stamp was doubled in one area and there were some spots that didn't look finished. I also had some spalling over the winter and two cracks appeared but those were minimized when they applied the second coat of sealant. Time will tell how well it holds up.

Well.....this seems highly unfair! This individual sent a message via Angie's List requesting a quote on 8/7. He then posted, what amounts to a complaint, the very same day (a few hours later apparently) that his message was never returned! I take a great deal of pride in excellent customer service. It is my policy to return all calls within one business day of receiving a message and am extremely disciplined in this regard. Often, I return calls the same day. Ray and his staff came and began work right on schedule. Ray is very thorough and wants to ensure that everything is to the satisfaction of the customer. Unfortunately, it began to snow immediately after pouring the concrete. They covered it but it just was too cold for it to set right. We had to wait until warm weather to finish so they came again as scheduled, and immediately after doing the work, it rained, really hard for for days. So even though everything was covered, it didn't look quite perfect because so much water still got in. So Ray and his crew came up again in June and finished it all - now it looks beautiful. Ray is one of the most professional contractors we've ever dealt with and although he wasn't the lowest price in town, he certainly is the best. Would recommend him highly to everyone - you will be more than satisfied with the service and the end product. In our case, the weather just wouldn't cooperate on the first two visits.

It all went poorly. The grinding was as expected except on one area where a trip hazard existed. One slab of concrete had sunk leaving a trip zone. This was not done upon the original contract. Ray Beresford said "We should have discussed that more". He said he would come back and fix the trip area for and extra $275. Work that should have been done in the first place under the original contract, Mr. Beresford had the gall to hold out his proverbial hand for more money! The drain was done shoddily with the concrete around the pipe coming up from below ground meeting the downspout being very loosely packed in around it making the concrete there very porous and gappy. The downspout had been crimped so that it's rectangular shape would fit the circular pipe. So there were big gaps for dirt and leaves to enter the pipe and ultimately clog it. Plus it was very unsightly. Ray Beresford, the company's owner, said that this was their standard fix for such a drain. I bought the conversion pieces for the downspout to the drain and fixed it myself as well as putting a grate cap on the drainage end of the pipe. I will just have to always keep lots of sealant on the concrete around the pipe as the concrete this is so badly installed The rest of the original contract work went fine and the necessary caulking around the patio concrete where it met the walls of the house also went well and were stained to match the stain put on the concrete. But when Ray finally fit me back in the schedule to grind the trip zone, things went badly. The grind itself was poor, leaving a rounded feel under foot. The stain put on the area was not even a near match but rather than regrind it down and begin again the crew decided to restain over it giving the finished work a banded look. Sealer was put on top of their work, including the caulking between the two slabs. I was left with that and the bill came for it. I contacted Ray by email, that he needed to come look at it. That was a fight. I never want to come up against someone again like Ray Beresford when telling them I am dissatisfied. He instantly bristled, became defensive and all his professionalism was out the door. Told me he felt there was no satisfying me. Well, I felt he had not even tried, only asking for more money to finish an original contract which should have included the work! He seemed to not like the emailing as a way of contact, yet I had told him everything he needed to know and had merely asked him to call me to let me know when he could come to look at it. His email response was that he was up north on a job and would be for some days, and that the best way to contact him was to phone him. Huh? He already had all necessary info. No reason in the world he could not have said he would call me when he was able to come over. I felt he wanted nothing in writing about this job and that he was being evasive. So when the day did arrive and he came to see it, he exclaimed that he could understand why I was unhappy with the work. He said it was unacceptable. He said he would send another crew over to regrind and start over. Wish he could have been much nicer before he saw it. I feel he gave me a knee-jerk reaction and incredibly poor customer service before he came to see it. More weeks pass and the crew comes out to regrind and recaulk. They left it with the stain not taking on the caulk. So I had a warm brown patio with a glaring 1" wide band of gray caulk. Fortunately, they did not seal it this time. The said they would come back to recaulk. More weeks pass and at last they show up, dig out all the caulk and replace it. It began to rain and they said they would be back yet again to stain the caulk. More weeks pass, Mind you, this all began in early August and it is now Nov.! They come out and replace the caulk, which, guess what, won't accept the stain either. I have no idea why all the caulk took the stain beautifully when they were first here in August, but all attempts since that time have failed to get stain into this one band of caulk. The crew left me with extra stain and I said I would try, which I did-to no avail. So I again photographed the area, sent email to Flat and Fancy and waited for their response. The response was they were not coming back, basically, live with it, and by the way please sent the payment for it. So I have put the check in an envelope but decided to sit down and write this review before sending it. How far do I take this? I give them an F. .

It's always deeply concerning to me when a customer is displeased with the work I have done. It is an uncommon event and an unusual experience for me. Flat & Fancy Concrete has been providing the Front Range with quality concrete installs for 40 years. We are one of the oldest flatwork companies in Colorado Springs. This longevity substantiates our commitment to quality installs and extremely high levels of customer service. Additionally, we have earned multiple Super Service Awards with Angie's List over the past few years and this simply does not happen casually, but rather with a intense focus on exceeding customer's expectations and contracted specifications. With respect to the project on Chutney Drive, I accept the customer's comments for what they are and will make changes to my install practices and policies as a result of this experience. Specific to this install, I am completely confident, as with all my installs, that the agreed upon scope of work and contract specification were met and exceeded. The caulking colorization was never part of the agreed upon work, and was something I tried to achieve as a favor to the customer, at no cost. This effort was clearly explained to the customer that a polymer caulk is highly unlikely to receive any colorization, but we were asked to try regardless. I do thank this customer for her pointed feedback, albeit grossly unfair. I will apply what I've learned from this experience to my future projects and promise all my customers only the highest level of quality and customer service are to be expected from Flat & Fancy Concrete. Ray showed up on time and ready to go. There were some tricky drainage issues to deal with, but Ray handled them with ease. We also had a wagon wheel that was deep in the ground and something we wanted to keep. He was able to work around the wheel and yet make it seem like the wheel was never a problem. Trust is something that you need to find in contractors. You find that through the interview process, recommendations, and then, the actual work. Ray and his crew did a fabulous job. We will use him again for all our concrete work. Ray also works with other asphalt contractor to do asphalt driveways. Although Ray doesn't do the asphalt work himself, he oversees the work and because it's hard to find trustworthy contractors, I'm going with him for the remainder of our driveway in the near future!
Description of Work: Our house was built in 1975, and never had a driveway (or "apron" as they call it in the biz). We live on 5 acres so our driveway is pretty long. It's all compacted road base, but it doesn't help with it rains or we have snowmelt. It's muddy. We finally had the funds to get a proper driveway, about a 30 foot by 20 foot apron directly outside the garage stalls. No more walking in the mud!! Ray was recommended by a landscaper we like. We called him and schedule a time to review the project. I also interviewed other flat work guys. Ray wasn't the cheapest. In fact, he might have been the most expensive. But after the interview process, it was clear that Ray was the person to go with. Ray included things in his bid that others would "add" for a fee (which might have made them all about the same). Ray's perspective is that he adds things like rebar and fiberglass mesh because he wants to guarantee his work. What does that say about the other guys. Anyway, we selected Ray and Flat and Fancy.

Overall very pleased by the service. However, the coating has not been quite as easy to maintain in this setting (dog kennel) as it would be in a more typical setting such as a garage. Also, there was a crack in the original concrete and I would have expected this coating to cover the crack - which it did not. Despite these issues, when I eventually re-do my patio I will definitely use Flat and Fancy.

Outstanding!!!!! Every step of the project was done with excellence. The area was left immaculate and the patio turned out perfectly. The crew (which included the owner of the business himself) was courteous and worked very hard to get our patio completed. They even found and cleaned up some cement that the thoughtless cement truck drivers tried to leave in a gully on the side of our house. It is fortunate for the cement truck drivers that I do not have to rate their inconsiderate behavior. I highly recommend Flat and Fancy!

We ended up going with a different company. The quote was $15000. We wanted somebody who could do sprinkler and landscaping work. Their focus was more on the concrete. Their responsiveness was very good. With regard to punctuality, they came out when they said they were going to come out for the estimate.

They came and started on date agreed on used the same workers throughout the duration of job who seemed to be highly qualified. But they tired toward end of job and the finish was inconsistent and too rough. Promised to come back and do some cleanup on brick (which he still has not done-and he hasn't called explaining why) and discuss solutions to the rough finish (which he said to call him in June),there was also a damaged brick which he still hasn't addressed.
