CCR evaluated the roof and said it needed to be replaced immediately, as in the following week and I should have paid attention to the pressure that they were applying to me to sign the contract. The installation went quickly. They were paid immediately with a check. However, 45 days later, we had a significant rain storm and the roof began leaking more than it was before the roof was replaced. The company initially said it was a seal that had not been sealed properly. It continued to leak. Then it was a gap between the new membrane and the stucco (not repaired or addressed) and now they are saying it is the stucco. When the roof began leaking, they said they had other customers to take care of and finally sent someone out 24 hours later. The roof was tarped temporarily and a seamed was resealed. They did not do any further repairs as they are now saying it is not their roofing job. They now blame the stucco, the windows and the chimney. I hired an independent stucco company to look at the stucco and while some of the parapet walls need minor repair, they report that these cracks are not responsible for the roof leaks. The stucco company reported standing water on the roof during their evaluation 24 hours after rain and the roof was not draining properly. I relayed this to CCR and the owner, who I happened to get on the phone by blocking my caller ID, said it was poor architectural design although my roof leaks dramatically more since CCR worked on the roof. CCR is not returning emails or phone calls. I had to call the regional building inspector to get the company to forward the warranty. I filed a complaint with the BBB and CCR has not responded to that complaint within the allotted time frame. DO NOT USE THIS COMPANY. THEY ARE ONLY OUT TO TAKE YOUR MONEY AND THEY DO NOT STAND BEHIND THEIR PRODUCT OR THEIR WORKMANSHIP.

Response from Colorado Commercial Roofing Inc
[removed member name] contacted us to access her roof for either repair or replacement. We performed our assessment and discovered that if a repair was performed it would be cost almost as much money and cover almost as much area as a new roof would. Her roof was in need of replacement and was noted as such in our proposal to her. On September 12, we were notified by [removed member name] that after the record breaking rainfall the day before, that she had several roof leaks. Our service technicians responded as soon as we could the same day and proceeded to access the roof to determine the cause of the water intrusion into the dwelling. We followed our standard operating procedure and our repair technicians performed an intrusive roof inspection to search out and repair any possible deficiency that may exist in the roof system just like we would on any commercial building. We discovered that on the top of her parapet walls were cracks and missing stucco that ranged in size from 1/16 inch wide and wider and some that you could plainly see the wood structure underneath of the stucco. We proceeded to seal as many of the cracks in the top of her wall as we could with the moisture that was still present in the stucco. [removed member name] called back the next day saying that the roof was still leaking and demanded that we return and tarp a section of her roof. We complied the same day and placed a tarp over a small section of her roof next to her chimney and seal some additional cracks in the top of the walls. [removed member name] also had a concern of ponding water on her roof and was provided a letter from the manufacturer stating that ponding water does not affect the roof system. Sometime later her husband called and proceeded to not allow a constructive conversation and simply wanted to make threats of “calling the BBB and Angi’s List on us” if we did not comply with their demands or give their money back. He would not let me finish a sentence nor would he listen when he was offered a resolution to their problem. He continued with his threats and as a last resort was told that the conversation was over and to contact whomever he felt he had to but that I would no longer stand for his abusive language or tone. On September 17, I personally performed an in depth investigation on roof. I investigated each and every seam and area of detail work on the roof, pulled on several areas of the termination bar to ensure that it was appropriately fastened, checked all of the sealants on the roof, and looked for other manufacturing and/or workmanship defects. I located only 1 small area of concern that may have contributed to a roof leak but that had been repaired by our repair technician on the initial visit. However, I also noted the aforementioned cracks and deficiencies in the stucco on the top of the wall(s). After my inspection, I personally spoke to the tenant and was given access to the interior of the dwelling. She noted that the living room side of the leak had stopped since the new roof had been installed. She also showed me an area to the left of the fireplace and below a window as well as a small area at the top of the stairs next to a doorway above the stair railing where water had been coming in. A total of 3 areas of water intrusion in all and the tenant stated that all of these areas had leaked prior to the new roof. The area at the top of the stairs is the only area that might have been a roof leak since it was directly below the small problem in the roof that I located during my inspection. This leak could also have been related to or contributed to by several cracks in the top of the stucco wall which were also directly above this area. The leak next to the fireplace could also be the result of cracks in the top of the stucco wall or the sheet metal chimney cap that is concaved and ponding water or even the out-of-date window that is where the water is actually coming into the room. The window itself was produced by or very similar to those produced by Oldach Windows who is long ago defunct. These windows were made of wood and are known to be defective. On the top of the stucco wall above the beam in the dining room, there are many cracks and even holes. During both my inspection and the 2 prior visits by our repair technicians, we attempted to seal the cracks in the stucco on the walls even though it was out of our scope of work as noted in our contract. We did not create [removed member name] stucco problem on her house – it was clearly there prior to us performing any work. Common sense would dictate that if leaks were present before the new roof and the same leaks were occurring after the new roof was installed than the leaks are not coming from the roof. She has obviously had many stucco issues in the past from evidence of prior repairs on the walls and around the windows. Our contract clearly states “warranties do not include coverage for moisture entering the roof system through walls, structural defects, HVAC Systems, Scuppers beyond the parapet, vandalism, condensation, or any other causes beyond our control”. It also states “New membrane to extend up the inside of the parapet walls & double sealed at the bottom of the stucco with termination bar”. Our preference is to always extend the roofing membrane up and over the top of the parapet walls and install coping metal or some other form of termination on the top of the walls. In the case of [removed member name] house, we could not encapsulate the wall(s) because they are rounded on the top and they have an astatic value to them because the house is a pueblo villa style. We also could not extend our membrane flashing up any higher than the bottom of the stucco because we would have had to fasten into the stucco itself to form a compression seal with the termination bar. The fasteners would have shattered her stucco and created holes in it and we would have been terminating into a flawed substrate because the stucco is cracked and broken already higher up on the wall(s). we terminated our membrane as high up the walls as the architectural design allowed. Our contracts also contain a 72 hour right of rescission to give the homeowner time to change their mind about the roof. I will also note that [removed member name] was presented her proposal by email on September 15 and did not sign it until September 19. This gave her an additional 4 days beyond the 72 hour right of rescission and all communication was done by email so the idea of a great deal of pressure being put on her to sign the contract is absurd. This roof has been inspected and passed by the Regional Building Department. [removed member name] final payment was received in our bookkeeping department on or about August 5th. We sent her warranty to her on September 27th which regrettable may have been a few days later than we would have liked it to be, however the tardiness of her receiving the manufacturer’s warranty does not change the effective date.

I was warned that the installers were backlogged and there would be some delay in starting my project, but early-season snows pushed it even farther back (more than 2 months after I signed the contract, I think). Once they started, the work was completed promptly. The crew hauled off all the debris in a dumpster and left the area tidy. My new roof does not leak like the old one, so I am happy! I also noted that the "cool roof" does help the house stay cooler in the summer. This was certainly not the cheapest bid I got for replacing my roof, but I thought that going for the commercial-grade roofing material would be worth it in the long run.
Description of Work: Removed existing flat roofing material, replaced water-damaged areas of plywood substrate, installed mechanically-fastened 50mil IB membrane. Also installed new collector box and downspout.

The salesman gave me detailed explanation of the product and procedure and left me samples of the exact material to be used. The contract was let November 9, 2011. I was warned in advance that CCR had several other jobs ahead of mine and that the exact day of their coming to replace my roof was dependant upon how many days they were delayed by weather. The work was actually peformed on January 12, 2012. The six-man crew arrived at 7:30am, worked steadily until they finished at 4:30pm. They spent two more hours cleaning up and packing up their tools, etc. They left about 6:30pm. Throughout all this their estimator/salesman/ramrod contacted me periodically to report on their work situation, giving me updated estimated dates for my project. He also came periodically during the actual job, giving me status reports and showing me photos of the various stages of the work.
Description of Work: Covered surrounding area to prevent any collateral damage. Removed the existing roof system, put into large trash bags and hauled away. Inspected condition of underlying substrate; pronounced it ok. Mechanically attached 1/4" SecuRock under the new roof. Installed 50 mil thick IB PVC reinforced membrane. Thoroughly policed surrounding area to remove any minor debris that fell during installation.
