Description of Work: It's sad that I even have to rate Byrne mgmt with 1 star as they don't even deserve that. Byrne management lacks the professionalism, communication, expertise and empathy for its tenants. Byrne Management claims to "provide QUALITY residential real estate and property managment throughout the Pikes Peak region." Yet they seem to be unaware of a lot of issues regarding their property. When notified they don't have to curtesy to communicate the progress on the issues. I do not recommend nor will I ever refer someone to lease/buy a property from Byrne Mgmt. Stay clear from this company as the are very shiesty. I will continue to spread to word of the unprofessional-ism that has been presented by this company any way I can.

Description of Work: Their office staff is very good and professional.They have been very responsive and helpful. Where there was issues was with the maintenance people that they contract with. We had to wait nearly two months to have the oven repaired. Tech that worked on it was terrible in regards to communicating with us and getting things done. This reflected very poorly on Byrne, especially their maintenance manager.

Byrne Real Estate was early for the appointment we had scheduled but did not call to say they would be early. The reason given for being early was an earlier appointment had cancelled and it would have been too much trouble to go back to the office then drive back to my appointment. I was charged for two months of advertising fee but they only advertised the house for the first week of the first month, took an application from a prospective tenant that wanted them to hold the house for them. After three weeks of waiting for that tenant to sign a lease they charged me for a second month of advertising then immediately signed a lease with the tenant that had requested the house be held for them, but they would not refund the second months advertising fee. Then in November of 2012 the kitchen sink drain was plugged and the tenant called Byrne for a repair. Byrne sent a plumber that snaked the drain then left. About a week later the tenant was in the basement of the house and heard dripping water. The plumber was called back to the property by Byrne and discovered they had not cleared the clog in the drain but had cracked the pipe so water had been dripping onto the basement ceiling for a week. After ripping out the drywall of the basement ceiling the pipe was repaired. Then Byrne or the plumber, I could never get an answer from Byrne who did it, went into the property without notifying the tenant or me and attempted to repair the drywall. The tenant reported the drywall repair people got dust all over their furniture and babies toys, the repair was completely substandard including use of texture from a aerosol spray can. Numerous emails and attempts at communication with Byrne were returned with rude emails from Sam Byrne. I refused to pay for the cost of the plumber but I had to hire an independent drywall repair company to repair the ceiling at an out of pocket cost of over $600. Why I was charged for the repair in the first place is a mystery to me since the tenant had been living in the house for almost two months when the drain became plugged. But Byrne refused to be reasonable on this point. Byrne also refused to have the plumber pay for the drywall repair. I fired Byrne in February 2013 and had another property management company take over management of the property. But there were still issues with Byrne Management when the tenants moved out. Most notably Byrne did not include in the lease the tenants were given two garage door openers (a requirement by Byrne). When the tenants moved they only returned one garage door opener because the two openers were not specified in the lease. Therefore I was out more dollars when I had to replace the stolen garage door opener. I would NEVER use this company again and do not recommend their services to anyone.

I rented one of their properties for over a year and was shocked at the way they treated me and the property. I have spent most of the past decade living in rentals (starting in college) and have never seen such disregard for tenants or homeowners. This rental period was the worst property management experience I have ever had. They were slow to respond to issues we had at the house, ignored some issues for months after they were made aware of them (including a leak in the roof and a missing sump pump under the house), and constantly changed the agent assigned to our property so we never knew who to call. As a homeowner now, I would be furious if I was paying someone to manage my property and they showed such disregard for the maintenance and upkeep! After we had given notice that we were moving out, they began showing the house and left a lock box on the front door. Within 2 weeks, one of their agents lost the key and we were informed that we would need to go get a copy of our keys made and then replace the key ourselves. Once we moved out, they tried to nickle and dime us for everything. We were so happy to be done with them that we just wrote off the small loss on our security deposit and got the heck out of there!

I am very satisfied with the way that they've advertised our rental home, the way that they've kept it up and the caliber of tenants that they've found for us. We are worry-free as long as they're managing our property.
Description of Work: Byrne Property Management handles the rental of our home. We're military and stationed out of the area and they have found us great tenants and they've also handled repairs quickly.

Byrne realty does it all. Angela is an excellent realtor. Thorough, easy to work with, conscientious and knows the Colorado Springs market inside and out because of her knowledge of both the real estate and rental markets. Their property management division is also first class, Great for investors, property management and renters.

They were supposed to take care of our house from 10-2010 to 7-2012. We got orders for Germany so we decided to find a management company to take care of our house while we were gone. At first Byrne Management had good reviews. They did a walk through and told us we had to replace the carpet before it would rent out which we did.They had our house rented out in less then a month. When ever I had any concerns Carrie would make everything was to my satisfaction. But then something went horribly wrong. Carrie left and this company went down the toilet. In the contracts the Renters were supposed to water the lawn and vegetation everyday, and they were not allowed to paint unless they got approval. when we got back we soon realized they never watered (our yard was dead) and they painted the whole house a baby crap brown. There was trash all over and and weeds overtook my whole back yard. the carpets were nasty, and the house had not been clean. ALL of our trees were dead and had to be removed. We had a security system in our house but it had been cut by I am assuming the tenents. Over all we had about $6000 worth of damage that Byrne Management refuses to help out with. Byrne management eventually sent out some people to clean the carpets and remove the trash. but I was told that the yard, the trees, the painting and my security system were not "their concern." We had to replace and fix all of this ourselves. After I called and complained Sam Byrne said "The next time you need to rent out your house dont call us it not our job to Manage your home". I will never do business with this company again. In fact all my friends that have houses I steer them away from BYRNE MANANGMENT as well. We had to get lawyers involved but Byrne Managment just ignored them as well. STAY AWAY!

The renters moved out and they didn't tell us, trees dieed, they didn't tell us, they didn't check on the new renters and when they moved out the house was dirty, they had brokes some items, the grass was dead the carpet was not cleaned and yet they gave them their full refund. They also refused to do a walk thru with us. We had to take them to court.
Description of Work: We hired them to take care of our home while we moved to another location. They were supposed to make sure the home and property were taken care of.
