ABC Realty - Affordable Brokerage Company

Don is a very friendly and experienced guy who has setup a service that I am confident works well for the right seller, but unfortunately I was no that seller. The details of my experience are below, but in short I will not be using Don's service again. We will be selling another property in a few monthsand have decided to go with a full service Realtor who is more motivated to be responsive to our needs. 3 years ago we purchased a 3 bed,3 bath townhouse in foreclosure for 118.5k+closing costs. There was extensive water damage and the property was in need of significant maintenance. New windows, doors, furnace, AC, drywall, texture, paint, toilets and tile were install throughout the property. repairs totaled ~20k. My complaints were as follows: 1) He advertises that he is the "first virtual Realtor", but email response frequently took him days and his preferred communication is the telephone. This is not virtual, this isn't even bare minimum of my expectations for a modern realtor. 2) He took only 3 photos of the property and when I requested more, he said there were no photograph-able angles. I was able (with no photography or real estate background) to take images of every selling feature in under 10 minutes. He billed me $10 an image to post those to the MLS images, but traffic tripled once they were added to the MLS. 3) I was required to use a flyer he provided, but the flyer used only 25% of the space to advertise about the property, they other 75% was about his business. 4) The property was in my maiden name, so he required that contract be signed in my maiden name rather than my legal name. I questioned the legality of this and was blown off. 5) When I requested advice on price points after the initial price he never provided a suggestion, only stories about his back ground in real estate and statistics on money wasted by Realtors on Advertising.6) His understanding of home to use online tools is limited at best. He misunderstood how to use any tool outside of the MLS.

We were thrilled with our experience with Don! He was always available for us during the entire home buying process. He is very knowledgable and experienced and really went above and beyond! He even offers a rebate for closing costs, which saved us $2000. We would definitely recommend Don for any realty transaction.
