Inspector performed a thorough report on property However, there were items missed. As a first time home buyer, I would have appreciated more attention to detail about the fit and finish of the remodel done to the home. Also, inspector was on the right path to some more serious issues with the property, but stopped short of truly investigating his hunches.

My experience couldn't be anymore better. I was referred to Kurt by my real estate agent Andrea Volore. I was looking for someone very thorough and would not miss a beat. Andrea who is also that way, recommended Kurt to me. Kurt is a very busy man and I can definitely see why everyone in town calls him. From the time we spoke on the phone which by the way he gave me a lesson on Home Buying 101 to the time of the inspection, he explained everything step by step. He has a great sense of humor and he is very patient. If you are a first time home buyer, he is your man. The day of, he came early and ready. When I say he doesn't miss a beat, he doesn't miss a beat. Initially you might be thrown off thinking wow you paid $600, but if you count the hours he spends on site, it's actually a bargain. From start to finish, it took a total of 10.5 hours. He checked every little nook and cranny. When he went underneath the home into the crawl space, he spent a good amount of time inspecting everything. He found out that the home has major drainage issues, 5 foundation cracks including one that was significant, and he beam holding up the flooring was slanting. The homeowner did a lot of homemade jobs that was not disclosed and destroyed the home. Our report was very thorough and after his inspection, he went through each section of the house and gave us his findings. When I asked questions, he explained everything to the best of his knowledge (and he is very knowledgeable) and recommended specialists where needed. In the end, we decided not to purchase the home because there was way too much to fix. We are not in the business of flipping homes and the home was inhabitable for us (we are first time home buyers), so we had to move forward and look for another home. If it wasn't for the thorough inspection Kurt gave us, we may have walked into 150k worth of unexpected repairs. With inspections, you get what you pay for and I am so grateful I had Kurt do our inspection. When we find our next home, he will do our inspections again as long as we can get him. He is one busy man, so if you can get him, you're very lucky! You'll know what I am talking about.

You're going to feel confident about your inspection after Kurt is done with your house. He truly leaves no stone unturned. You get the impression Kurt really is working for you, and enjoys his job. At the end of the day Kurt sat down with me and explained his analysis in easy to understand terms. I felt like I was talking to my doctor. His findings helped us negotiate our purchase price and made me feel like I understood what I was getting into. All this and he's incredibly patient and good humored. I believe you get what you pay for and, simply put, Kurt is the best.
Description of Work: Kurt began his home inspection by surveying the property by walking around the home doing a visual inspection, during the day his inspection got deeper and deeper. When he wanted to emphasize a point he quietly pulled me aside and pointed out his concerns. At the end of the day Kurt broke down his analysis beat by beat making sure I understood everything along the way.

I was purchasing a large home with a pool and separate guest house from an estate where the trustee had no knowledge of the home and the sale was being completed on an "as is" basis. Thus, there was little information available on the condition of the house and I really needed to know ASAP what I was getting into. Kurt was very responsive to my call and worked hard to move his schedule around to accomodate my very short timeframe. Once out to the house he was very methodical, moving from room to room and refused to be rushed despite the fact that the broker was itching to get out of there. His final report was 45 pages long and filled with fantastic detail right down to which electric plugs in each room had the polarity reversed! What was interesting for me was that I had a previous inspection report for the same property that was completed only a year before by a different inspector. That report was 1/2 as long as Kurt's with even less detail (primarily filled with disclaimers for what he wasn't inspecting!) The older report was less money but it had a 1/4 of the detail - so I felt that Kurt was well worth the extra few dollars for a home that size. I sincerely appreciated the detail and the fact that he refused to be rushed into doing a shoddy job.

Kurt, who I found on Angie's List, responded promptly to my emails and phone calls. We were in a hurry to get this process started as we had agreed to an "as-is" sale and needed thorough inspection for out 30 day escrow. The reviews on Angie's list make me confident that I has chosen the best for our needs. Kurt took a tremendous time looking at the property. Based on the other reports, I expected him to take six hours. It took him NINE hours to complete the inspection of a less that 2000 sq ft home without a pool. After the sixth hour, we were all ready for him to be done. The sellers who were trying to move out some of the items while we were there, were annoyed as they expected us to be completed after three to four hours. The excessive time that he took started the entire process of purchasing this house on the wrong foot. Honestly, I really wouldn't minded the extra time if he had done the job exceptionally well. But he missed a number of things that he should have noticed, ie stated that window were painted shut that were not, didn't inspect air conditioning because the thermostat said low battery (he could have tested it anyway), indicated that a wall air conditioner was out of the scope of things he need to test, and failed to notice that there was no unit actually installed. Maybe I am just a little particular, but after NINE hours, I would have expected for him to get it right. At the end he was able to print out a complete report for us to take with us that was very thorough and organized. He also email me a PDF copy of the report that is easier to forward on to all of the parties involved. I appreciated the fact that he was thoughtful and professional.

Kurt, who I found on Angie's List, responded to my e-mail in less than a day. We had a friendly conversation on the phone and made an appointment. He asked all the right questions, and finding that we were making an offer on a bank owned foreclosure explained that he wanted to have time to do a really thorough inspection because we would be buying the property "as is". He did not charge anything "extra" for the time (6 hours) that he put in. I am a general contractor and a cabinet maker and have worked in construction for close to thirty years, but I was very impressed with Kurt's knowledge, not only of the building code, but of the importance of its provisions the the health and safety of the home owner. Kurt explained things as he went along and entered his findings into his lap top. At the end he was able to print out a complete report for us to take with us that was very thorough and organized. This is now our well prioritized "to do list". I would unhesitatingly recommend Kurt Morishita to anyone and would use him again without question.
Description of Work: Kurt did a very thorough inspection on a bank owned foreclosure property we had made an offer on. He understood that in such a case the bank holds all the cards and has little if any information to disclose. He made sure that we understood the importance of each flaw that he uncovered. Because we knew that the bank would not make any repairs, it was important to know the extent and relative importance of our "to do list". I am a general contractor and knew a good deal about the various problems uncovered, but Kurt's methodical inspection was something I would not have been prepared to do.

We were very happy with the work that Kurt did. His work was incredibly thorough and then he spent an additional hour explaining the results, in addition to providing us with a 19 page report on his work. He was patient with our questions and clear with his explanations. He was professional and easy to work with. I would recommend him to anyone who would like to have confidence in their home inspector.
Description of Work: Kurt provided us with a home inspection on a home we are in the process of buying. He was incredibly thorough. He spent over 6 hours inspecting the 1250 square foot home and explaining his report on the exterior, grounds, roof system, plumbing, water heater, heating, electrical system, interior, appliances, bathrooms, garage and foundation.

American Property Services was recommended to us by our real estate agents. Inspector Kurt Morishita did an amazingly thorough job. He spent over four hours looking at every inch of the house and printed out an incredibly detailed report for us on the spot when he was finished. It was so detailed that we later used it to give to our vendors when we had the recommended repairs done. Everything was well organized and easy to understand. Not only that, but Kurt came out on Father's Day morning to do this job, due to our tight schedule. We highly recommend him.
