Bellagio Villas Apartments

Description of Work: This is a "luxery" apartment comlex in Westlake Village, CA. There are about 30 townhouse units. The rent is $2225 for a 3 bed 3 bath 2 car garage which would be OK except that you can get a pool, a spa, a gym, free wi-fi for the same price somewhere else. The management is terrible and the maintenance is frustratingly time-consuming, with cheap quick fixes. The apartment manager lives in a subsidized apartment but has another job and a small child. Maintenance issues get put on a list once a week under her doormat. The one remaining worker comes once a week. Usually it takes two weeks to get the guy through the door and WAY longer to get something completed. It took over a week to get a hot water heater that worked (cold showers), over a month to get glass in my window (no A/C), 6 months to get a microwave repaired, 2 months to get the smoke alarms checked, 3 weeks to get a towel rod put back into the wall, two months to get mold removed and a leak repaired in the bedroom. My kitchen sink leaked and they put cheap plywood underneath and a bathroom faucet in. The garages flood so there are disintigrating sand bags all along the common driveway next to the garages. There are rat traps in the front and rats in the back. There are black widows and tarrantulas and rattlesnakes. All you get for your money is space. You pay water, gas, electric: at least $200 more per month. Plus cable. The garbage situation is bad: one dumpster which has been falling apart for 3 years. They nail it together, it falls apart, repeat for years. They put a facade up, it fell apart in a week. The screens are cheap, rip and bend easily. No thermal windows. Big gaps under the front door. The garage doors sound like fingernails on a chalkboard. They won't clean my rugs after almost 5 years of use. Terrible experience for the cost.
