I offer a thorough pre-purchase home inspection of the entire property. I've been in business since late 2002 and have preformed over 3,000 inspections. I am the owner and operator of the business and love what I do. (Fees are located at the bottom)
My typical inspection process takes about two hours to complete the inspection and write and print the report (the condition of the house always dictates how long this process is). I prefer to provide the computer written report on site and have the clients arrive two hours after my start time for the final walk through. This way I'm able to concentrate and focus on the inspection and still have a hands on walk through with the client to communicate the defects and systems noted in the report. I also email a digital copy of the report.
I chose the best inspection software I could find that gave an easy to read and understand report. I include photos of defects that are in hard to access areas (attic, crawl space, etc.) and hard to understand defects. I don't take endless photos of dripping faucets and doors that don't latch, these are easy to see on our walk through.
I try to keep my fees simple and low:
Base Fee: $250 (up to 2500 SqFt) -
Additional Unit Fee: $100 Each unit (Duplex up to Fourplex) -
Crawlspace Fee: $50
Age Fee (1979 or older): $50 -
Sqft Fee: $25 (500 SqFt increments)
Discounts:
VA Loan: $25 (Please specify when ordering) -
Condominium less than 10 years old: $25

Do not use this home inspector; using John Deller has turned out to be the worst financial decision of my life. His analysis of the home I purchased was so wrong, I cannot believe he still has the audacity to wake up each day and continue performing home inspections for buyers/sellers. I won't make this too long, but my realtor, who I am also pursuing legal action against, recommended this guy, and I am almost 100% sure they have some sort of business arrangement going on. John Deller, not only grossly misdiagnosed the entire home, but he failed to tell me the home was "structurally unsafe", in which I found out only weeks upon moving my family in. In addition to having to hire a structural engineer, we had to have the entire 3-story south side of the home rebuilt, and gut a bathroom which was not connected to a shower pipe, as water was flooding under our sons bath/bedroom and there was toxic black mold present (air testing was done) which he is highly allergic too. To add insult, this "home inspector" told me he would send my request to settle to his insurance/bond company. After a month without hearing anything I called John and ended up receiving a message from him saying he felt he did nothing wrong and was not sending it to his insurance company. It took me 3 months to find out who his insurance was with; now my attorney is handling it as I have zero patience dealing with liars. John not only ruined me financially, as the home I had him inspect was a cash purchase for $500,000, I did not know he was so incompetent that he would misdiagnose and completely have zero knowledge of anything related to a home, which ended up costing me another $80,000+ in repairs and it just keeps going up. John can bet his a** I will post on every public website the photos of what his "home inspection" missed & our story regarding the complete incompetence of John Deller/Buy Right Home Inspections. The position he put myself and my children in is deplorable. He has no business being any type of inspector. He should be ashamed of himself. In addition, I could not find any license info for him on the State website; my wife contacted "interNACHI" to investigate further, as that is the company which certifies John Deller and other "inspectors". Turns out, Internachi is a "non profit" which rakes in over 2 million a year and basically just certifies anyone who can turn on a computer and pay a test fee. So, if you have a friend who can answer a few test questions about home repairs, and you have a credit card, you can become a CERTIFIED HOME INSPECTOR TODAY! How absolutely pathetic that this industry is not regulated. We, the buyers, are making the largest financial decision of our lives and the make it or break it decision is placed in the hands of clowns like John Deller. In addition to that, when I brought it up to him he stated that he can't see through walls and only visually inspects what he can see. This is in complete contrast to his website which states the following, that he: "is the make it or break it person in the home buying decision process". My visual inspection includes the grounds, foundation, structure, windows, roof, electrical, plumbing systems, HVAC system and interior fit and finish. I operate every door, faucet, toilet, window and everything in between. Not only am I looking for structural defects, but I am also looking for moisture intrusion as well. I've worked in the construction industry alongside my father for the past 18 years, building new homes, additions and remodels. This has reinforced my expertise in home inspections. Keep the surprise from happening! Buy Right Home Inspections is a joke. And I am close to purchasing a highway billboard to make the greater public aware. Find someone who is actually a licensed contractor to inspect your home prior to purchase. Do not use this guy.
