Hanks Construction

Company changed hands mid-2017, so any review previous to that is for a different company. Every review in 2017 that talks about problems I can relate as we experienced them all. They still aren't done and a sub has been working to finish. Multiple start and stops. Was supposed to be done 11/2017. Still not in house. Asked to prepay multiple times or else they couldn't work. Took shingles off then made me prepay to get new roof or else they couldn't complete for a few weeks. Stole money from my project to complete others. In my industry that is a Ponzi scheme. Johnny flat out lies and only responded when he wanted money. Phone is disconnected, so I hope they are out of business finally. I am out $20-30k at this point. Not sure how to get them removed or reported to Angies List and the other places they are listed.

Hired them in Oct.2016. They began the work in Feb. 2017. Would say they were coming to do some work and not show. Finally finished in Sept. We now have a contractors lien on the house because they did not pay the subcontractor they hired to do the actual work. This was after we were told that they do not sub-contract.

SCAM ALERT - fake reviews 1. Do not pre-pay ANY construction company. According to CA law, payment is only allowed AFTER delivery of materials or installation. Despite the law, pre-paying ANY contractor just invites disaster. I learned this the hard way. 2. SUSPENDED CONTRACTORS LICENSE due to lack of workers comp [*** Link removed ***] 3. They sent unlicensed electrician, plumber, floor installers, tile installers. I don't think a single sub contractor was properly licensed. 4. HANKS is actually "YL Consultants Inc" dba Hank's Construction which is owned by Yaniv Lankry. This guy is a total shyster, as is the entire company. 5. Yaniv Lankry also owns Doggers Incoporated which had it's license REVOKED: [*** Link removed ***] 6. REVOKED license at Doggers because they are shysters: [*** Link removed ***] 7. Hank Sonksen had his license since 1978, but is now retired and does not oversee the projects, which is a misdemeanor. He simply "rents" his license to YL Consultants, this is referred to as "RMO Renting" in the business. 8. Jason Gettler (Jason Steven Gettler) is a registered sales person for Hanks/YL and was involved in REVOKED "Doggers" [*** Link removed ***] [*** Link removed ***] 9. Michael Cabrera (Michael A Cabrera) was my sales person at Hanks. He illegally collected pre-payments for materials not delivered and work not performed. Michael Cabrera is fully aware of and helps to perpetuate the sham that is Hanks/YL. [*** Link removed ***] Also using private PO BOX as address on his CSLB registration "Probationary registration issued in lieu of denial" - presumably due to a previous criminal conviction - I guess time in the clink didn't help this crook. 10. Johnny Otega is another employee who claims to be an office manager, he is not listed on the CSLB website. 11. The contractor initially promised me that the house will be completed by the end of December 2016. They later changed the date to end of April 2017 and middle of May 2017. Jason Gettler from their office communicated to me that my house will be ready to be moved in on May 27, 2017. I moved in on that date, and I notice that there are significant issues with the house. Imperfections on the interior wall Permanent stains and damages to hardwood floor (cracks & gaps) Damages to the kitchen cabinets Imperfections on the stucco Damages to the exterior wall (holes) Missing items already paid (towel hangers & towel shelves) Missing handrails on the stairs Missing closet doors Damages to bathroom wall (holes underneath the vanity mirror) Damages to door frames and baseboards Baseboards are not installed right (they are not even touching the floor) Stairs bullnose are not installed correctly (too much gap between the wall and the bullnose) There are a lot of cements on the mosaic tiles installed on the bathrooms There are paints on the window and window frame (they need to be cleaned) Missing a door stopper Missing floor transition strip that connects the hardwood floor to the tiles Wrong type of door handle installed on the laundry room and kitchen Missing deadbolt for the guest bedroom upstairs Imperfection on the front entrance door, laundry room door, and kitchen room door (too many scratches and stains) There are dents on some of the walls (interior and exterior) There are imperfections and scratches on the kitchen tiles There are holes on the kitchen cabinets where the built in microwave is installed (need to install some panels) Missing roof for the porch Missing walkway for the entrance of the house The window in the guest bedroom downstairs and the window in the guest bedroom upstairs are not aligned (if you are looking from the front of the house, you will notice that the window on the upstairs guest bedroom is installed more to the right) Some of the ventilation fans are not installed correctly (they are slanted) Kitchen room door is really hard to open Vanity light in the upstairs bathroom is not working The recess light installed in the guest bathroom downstairs turns off after 6 minutes One of the recess lights in the kitchen is not working The upstairs master bedroom door needs to be re-painted (it got chipped because of the painter) Imperfection on the paints on the ceilings (living room, dining room, upstairs guest bedroom, downstairs master bedroom) Some of the surface of the closet needs to be re-painted Some of the recessed lights in the living room, dining room, upstairs and downstairs guest bedroom are not installed correctly (they are not aligned), There is a leak underneath the kitchen sink every time the dishwasher is user The entry to access the house’s foundation and plumbing underground needs to be closed There is hole on the ceiling in the laundry room that needs to be closed The interior of the planter box on the front of the house needs to be sealed

Please do not believe all of the five star reviews for Hank's Constriction. We interviewed four different general contractors and went with Hank's in large part due to the numerous glowing reviews on Yelp and Home Advisor. The project was a full kitchen remodel with a change in layout. It was supposed to take 6-8 weeks and it took over 8 MONTHS! A big reason for the extended time was because a lot of the work that was done had to be redone at least once due to very poor quality and workmanship. And at one point there was a five week period where no work was done. There was little to no oversight of the sub-contractors and we had to manage most of the work ourselves with Hank's just supplying labor and materials. They always were willing to redo or fix the issues but only if we brought it to their attention, there was no quality management on site. After 8 months we settled on a price discount instead of having Hanks continue to repair as we had lost all confidence that Hank's could finish the job correctly or in a timely manner.

They installed sliding glass door for me. They did a poor job of it. While framing it, they ignored or grossly misread the structural engineer's drawings (failing to install a column attached to the ground), which seemed incredibly dangerous. They only installed it after my wife noticed it before they covered it up, and then they still needed me to verify with the structural engineer that a column should actually go all the way to the footing. Thank God my wife saw it. They left trash and debris everywhere throughout the project. They also improperly sealed the door, and now it leaks whenever it rains. We have tried to call them to fix the seal around the door multiple times. They said they would fix it, but now they simply do not return our calls. Avoid this contractor!

I was actually recommended by them from a friend. My roof needed to be upgraded so i can be ready for "El Niño" and I called them for a quote. As soon as I got the quote I decided to give them a shot and they finished my roof before I can blink my eyes. The workers were very respectful and would inform me about every step. So I definitely got a good experience with them. No issues at all! Thanks for hard work!

the price was negotiable, was a little over my budget but for the quality of the work. I can see why it was the price it was. I have to keep in mind my house isn't not small, so they square footage that is already existing PLUS the addition, made it a lot bigger. I like that the workers were here constantly. Even through out inspections, once it was passed they continued to work. The foreman was also great and would constantly inform me about the stages that were going to come next. As far as the office, i cannot complain. Any concerns i had were resolved right away, and I had constant communication from the coordinator and the accounting side, along with a young lady that would come every week to check up and make sure the job was being ran properly.

Good service. This was my first time doing construction and didn't know what the process was like or the timing. But I can say they finished fast. Inspections were all passed. I had minor changes in the bathroom instead of having everything standard I wanted more of a modern look but they were not bothered about my changes that I wanted they actually even helped out with getting the perfect design. Deena was keeping constant communication and had a young lady come over once or twice a week to make sure process was smooth and it really was. Thank you!

I have previously worked with them for minor remodels (bathrooms) and decided I needed to do something new to the house and that would add value to it since I am looking into leaving state. I added two new bedrooms with bathrooms and extended my current kitchen for my space, to add an island and a small breakfast area. I had my plans already, all I did was hire them for the construction. But let me tell you it was a good experience. They were there 7-4 latest, and if I wanted minor changes they did them with no problem. I had no minor fixtures everything ran smoothly thank god! My kitchen looks GREAT so spacious and modern, and the two extra rooms with their own bathrooms are cozy and spacious as well. Thank you for the great effort and doing an exceptional job. I' would recommend you use these guys. You won't regret

I had used them back in the beginning of the year around my wife's birthday. They had done a small addition to my home and let me tell you, it was great. Sometimes there were delays but because of inspection and material was changing delivery dates. But my wife and I were very stoked when the work started. As well when it was finished, we were pleased with what we wanted done. Now, here we are using them again but this time for my parents. They have a small home in north hills and I am looking to expand it since my sister is coming from Chicago to stay for a year and she can have somewhere to stay. The plans are being checked at the city, have been for 2 months now but we're closer and we're getting ready to start our second project. I'm excited to see what the end results will be!

Quality of work was good, I can say I am satisfied. I was usually never home since I travel for work but the work was done fast. I like that they started early and worked until mid afternoon. When inspection was not passed for a very MINOR problem they worked on it the same day and called for inspection next day to pass. I ran across them by seeing their company logo on a property in Van Nuys area. I called and had my free estimate which was good. And Jason was just very polite and knew what he was talking about. I would use these guys and recommend to family.

I signed up with these guys about two months ago, we started out with a free estimate and then I signed up with them to have my drawings done and they handled all the city stuff. The work has started as of this month (October) and so far I am happy with the job, Lesly and Deena have been coming at least twice a week to check on the job, and she gives me updates on what's going on since I am new with all the construction language. The guys are very hard working (considering the fact that they work all day in the sun). They are respectful of my house and always ask me question as well. My foundation has been done and my framing is up as well. I'm happy with progression so far and I can't wait to see end results. Thanks to Jason and everyone that's working hard I appreciate it and again can't wait to see end results with the finishes.

Their work ethic is a Aplus! They were probably late to start working a couple of times but made up the time and stayed later to advance on the kitchen. They definitely did work early in the mornings and sometimes they wouldn't work, but only because they have inspection to pass. I like the fact that they passed inspections, only once was it a minor little detail that the inspector brought to they attention but he let it be done while he was there and inspection passed. Demo was probably tough on them, the stucco was a bit old and strong. But after that the foundation happened and everything happened so fast(stages) my addition seemed to be a lot bigger than I thought it would be but I am definitely happy with the end work. They did not do finishes because I have family members that helped but as far as construction I was impressed with the quality and the fact that I have warranty made me a happy camper. Thanks to the team and office staff that checked up about twice a week!

I got a great relationship with everyone in the office, including deena and Jason. First off Deena was great, she gave me a like weekly schedule of job and helped me choose all my bathroom stuff through online or even going to Home Depot with me on days she came to job site. The workers were very friendly and respectful when in my house. If there were minor problems they immediately contacted me to inform and I stay updated. Which I thought was great because I like to know what it is going on. I was impressed with how fast things went. I already had my plans approved by city and everything so as soon as I signed contract with them they started a little over a week later! Very good! Fast paced! Friendly staff!! Excellent work!! I was very sketchy about them because the guy that came to me house looked young, but when he told me they had 30 + years of experience I was sort of convinced. I had free estimates by other company's as well but I just wasn't convinced. This guy had a strong personality, outgoing gentleman. They helped me with the process 100%. From issues with the city to starting construction, they guided me through it all step by step. I am happy I chose them for my small project. I have handed their number to friends and family and hope they continue to get more business because their work is just great!

Well, I had double work done in my home down in LB. I had first hired them for a kitchen remodel, then asked how fast they could work on extending my existing garage. They had measurements done and let me know a time frame. The price I wasnt too convinced about. But I kept in mind that the company had over 30 years of experience and it was not easy to trust anyone.(also did consider the fact that they did an awesome job on my kitchen WHICH is now extremely spacious as I had wished) so I agreed and signed a new contract for my garage. Demolition was done and my garage was extended. I can now fit two cars(before I can only fit one and used extra as storage). Also, they did start a bit early (7am) and finished a bit late, but all the time they invested was definitely worth it because they worked fast and the end work was very professional. I did not see any major fixtures. Thanks office and crew, I will definitely recommend to my family and friends for any construction work! *TWO THUMBS UP!!

I had a garage added to the back of my house. My house never had one so I wanted one since it's always good to have that extra storage and I needed a place to store one of my vehicles. Everything was greatly done. The only big process was really getting the plans approved. But Chris did his part and stayed on top of his communication with the city. As soon as my plans got approved the guys started working right away! Greatly done. Thank you very much. I am so happy with my extra garage space.

The company was very great. I can say my experience with them was definitely an "A" rating. I received a free estimate from Michael and as soon as I got the price, I decided to proceed. I had an addition built to the side of my existing home. The process was very smooth, Dina kept constant communication with me and gave me a weekly schedule of the work being done. They did start a bit early in the morning but it needed to be done since I had a certain time frame. Besides the crew being there and working on the construction site, I had assistants from the office stop by weekly to make sure I was happy with the process, and to make sure that everything was moving smoothly. Great customer service from them. Thank you Dina for being great, and thank you Michael for a very well promised job. I am definitely content with my new addition!

My experience with them was good, can't complain. I am a very picky person so they were super patient and were ok with me coming along with them on getting my material. I also liked the fact that they did not once complain about me changing my mind about certain little things i wanted in my bath and guest room. I want to thank Michael and the crew for completing my small addition. My brother comes constantly and is comfortable with the room he has to stay in. Thanks for taking your time and making me happy!

So when she found out that I wanted an extra room added to the back of my home she told me to give them a call for an appointment. As soon as i decided do hire them, they were on top of it all. Not only do they do Construction but they help out with the Planning process as well. Chris, was very patient and helpful, he was in constant communication with me the whole way. Although, the city may have taken a little longer than what I expected; as soon as it was approved, Chris and his team started at the site right away. They do as they say! I had been looking forward to making changes around my home for a while now, but I wasn't too sure weather I was making the right decision or weather I even knew where to begin with the process. I decided to look around for someone to help out and I stumbled across these guys. Michael, (who I first met with for a free consultation) helped me plan this out and even exceed what my thoughts for the addition were (master bedroom, with a large bathroom and a walk in closet). There were minor fixtures that resulted in taking longer than what I expected, but the end results were phenomenal. I will definitely use these guys in the future!

Everything went well, I have done business with these guys before, great work, I have got to say this year my house went through a lot of work but I am glad to say that the work looks great, thank you guys.

Went good, took time to decide on the finish materials of the project which delayed things a bit but they were patient in working with me and my wife. A couple of things occurred on site which were unexpected, but everything was situated and handled. Everything was professional and by the book, organized, and easy to work with, not my first construction project, wont be my last, I will most likely use these guys again for any remodeling work, cant vouch for what other type of work, but the remodel was perfect.
