We at WCC are very happy to receive the news that the member had an excellent experience with our firm for the earthquake retrofitting we performed in 2008. We are both proud and grateful to have this member in our fast growing directory of over 7,000 satisfied customers. In reference to the work that we performed in 2008, the crawl space of this particular hillside home is very unique and poses many challenges in working there. Nonetheless, WCC successfully bolted the sill plate along the foundation of the home, braced the cripple walls with extra strong 5-ply plywood, and repaired 5 cracks in the concrete. We also obtained plans and permits from LADBS on behalf of the homeowner. The City Inspector approved the work that we did, done to code as we said to the member it would be. Above and beyond, the member initially expressed a limited budget of below $5,000, and our sales representative allowed a very generous discount of nearly $2,000. In addition, as a courtesy, WCC strapped the outside stairs to the framing of the home along with the sill plate in the laundry room for extra support at no charge to the member. WCC cares about earning the business of every one of its clients, and this is the core return value of providing all of our clients with an excellent construction experience. Second Contact with Client in February of 2011: the member contacted our firm and voiced a concern about water intrusion to the home at the front section underneath the step. We were very thrilled to hear back as prior experience with our firm as well as referrals is one of our biggest generators of satisfied clientele. The homeowner had installed a small drainage channel underneath the step in order to allow rainwater to flow through the crawl space instead of allowing it to sit and cause damage, and now the original pipe was deteriorated and the water was leaking. The homeowner desired a simple solution to repair the pipe the homeowner had installed, which seemed to be DIY. The inspector reviewed the job with Mr. Weinstein back in the WCC offices, and because we rarely perform any kind of patchwork, the bare minimum that we were able to offer was 14 linear feet of waterproofing protection of the crawl space region underneath the step. At just under $2,000, this scope of work was outside the member’s budget. Last Contact with Client: the member called our firm again in March of 2012, as the problem persisted. The member did a good job in calling us again, as WCC is a waterproofing expert and offers state of the art drainage solutions. We offer and install work that we stand behind, and our solutions are designed to permanently and effectively stop water from penetrating the walls of any home, crawl space, or basement. The Scheduling Dept. assigned the same inspector who had been there in 2008, who was again committed to finding the best solution at the best price. The homeowner wanted patchwork only done to the pipe as a simple remedy. While any handyman could have helped this homeowner, our highly trained inspector took further initiative, recognizing that the water problem was a serious one. He requested that Mr. Weinstein should inspect the property in person. Mr. Weinstein performed a water test on the property free of charge in order to determine the source of the water, how the water was travelling, and what kind of damage was it doing. The water collected and stood at a relatively high level in a lowered landing (a walkway region with no slope) at the bottom of the steps on the side of the home. The water took only a matter of minutes before it penetrated to the crawl space and basement area, leaking through the foundation footing. Here are the problems that Mr. Weinstein discovered: 1. Because the outside region by the steps has no slope, the water stands there, and through the house is the only way water can travel. 2. The water is undermining the foundation footing, which is very unsafe. The condition of the footing is very poor. 3. The water is loosening the soil underneath the home, which causes dampness, mildew, odors, and eventually mold, to rise into the home via a scientific process known as the stack effect, and worse, causes the adobe soil to expand and swell with becoming wet and dry. This leads to foundation settlement and cracking, and poses further serious risks as the home is located on a steep hillside. The poor control of the soil condition underneath the home gravely assists the footing in becoming undermined. 4. The basement wall becomes completely wet, which causes cracking of the wall, which leads to a structure being stabilized by a deteriorating support member. With a large enough earthquake at any moment or with a persistent enough rainfall over time, this is a very dangerous condition as severe structural failure seems highly likely to occur. 5. The wood members underneath the home, such as the floor joists and floor girders, are rotting due to water and dampness. The rotten wood is now structural weakness rather than support. 6. Humidity levels underneath the home can cause health risks, such as asthma. These problems are very severe and a patch on top of a broken pipe is NOT the solution. The homeowner was requesting a band-aid for a broken rib, which, as demonstrated by the homeowner’s efforts in the past, will only work for a very short time and will continue to incur the homeowner additional charges as well as problems. WCC offered the homeowner surface drains at the front of the property as well as drainage under the stairs (to protect the laundry room) for a reduced cost of $2,500. Insomuch, the water test showed us that determining the source of the water required additional digging and tearing of concrete and other areas to discover the true source, which was not evident at the time of Mr. Weinstein’s inspection. Mr. Weinstein recognized that additional drainage along the perimeter of the property was needed, though they were not able to determine the full scope of work until a more thorough water test would be conducted by excavation of the concrete during the time of installation of the front property surface drains, which Mr. Weinstein also recognized were not enough to prevent rainwater from entering the crawl space of the home. While WCC can install partial waterproofing solutions at the request of the homeowner, we cannot stand behind partial solutions as being the best corrective measure. Furthermore, our lack for guarantee of any partial drainage solution essentially means that the problem will most likely continue as water will continue to find its way into the crawl space of this particular home. Naturally, the water and moisture will cause the warranted bolting work that we installed in 2008 to corrode, though WCC does recognize that even a partial drainage solution would help offset the time it would take for the retrofitting hardware to begin to damage. Without one of our permanent drainage solutions, however, the hardware, and more importantly the structure of the home itself, will nonetheless begin to deteriorate due directly to the bad flow of rainwater. Nevertheless, WCC is happy that the member found the right solution at the right price within the means of the member’s budget, and we really do hope that the solution will prove consistently effective during the upcoming rainy seasons.
