When we arrived, we found that Kevin had already talked to the tenants and that they had instructed him to tell us what they wanted. They insisted that not only did they wanted to have the rats eradicated but they also wanted to have all of the insulation
in the attic removed and replaced because they felt that this might be contaminated, even though there was no physical evidence to prove that there was any contamination. Kevin insisted that this was the best course of action along with placing mesh material at all of the openings into the house.
Eventually I agreed with Kevin to have the full scope of work performed in several phases. Since he insisted that we had a ?major infestation? of rats in the house, I asked him to first set traps and catch all of the rats possible while covering up all of the access points and then changing out the insulation in the attic when we were certain that all of the rats were gone. I agreed on a price of $2,200.00 for the work and that this would be split into two payments, 30 days apart. I promised him a down payment of $500.00 sometime during the first week of October, when we could meet up at the house.
The plan was that PestCal would set up the traps the first week of October, catch rats during the weeks of October 1 thru 12, and then based on our results, go ahead on the weekend of October 13 and do the insulation. I asked PestCal to keep me informed of the rats caught. When I contacted Kevin on October 04, 2012, he informed me that he had only caught one rat. I told him to keep trapping thru the next week.
On Friday, October 5, 2012 I was driving by the house with my son at about noon when we noticed a truck and a blower at the
house. I stopped by and asked the guys there (I did not know who they were) what they were doing. They informed me that they were blowing in new insulation to the attic. I immediately called Kevin and asked him what was going on. He informed me that the tenants had authorized him to change out the insulation that weekend (with only one rat caught) because they were going to have company and did not want the workers there disturbing their guests. He informed me that they had already paid him in full for the job and that he had agreed with them for them to deduct this from my rent. This was not the agreement we had made nor
had I authorized him or the tenants to do any kind of arrangements.
When I asked my tenants what was going on, my tenants told me that he had insisted that I was not fulfilling my agreement with him and that he was "hurting" for the money.
I repeatedly requested in writing to Pest Cal copies of the trapping reports as well as images of the mesh that they had put into all of the openings. Kevin repeatedly promised me receipts and reports yet he never sent any documentation on what was done,
if anything at all. The tenants subsequently deducted the $2,200.00 from the October rent.
Because of his unprofessional attitude, I ended up in court with my tenants over this. I lost the tenants, lost 3 months of rental income while I fought with them in court, all because Kevin could not keep his word.

Leonardo did indeed hire PestCal to perform rodent control, trapping, exclusion and sanitation. My crew and I performed all of the duties that we were enlisted with carrying out. Although this client has yet to pay one dime for the services rendered. Leonardo and his tenants were satisfied with our work at the time of service. We even included before and after photos. When the time came to make payment, Leonardo gave me the run around and changed his tune about the quality of our work. California law does allow a tenant to hire a professional service company to perform duties on a property if the total cost is under $3,000. Leonardo's tenant was very upset with his conduct and dishonoring of the signed contract where he had previously agreed to the terms- including, and most importantly, the cost of the job. The tenant then volunteered to pay me and I accepted payment since the job had been completed as agreed. As a small business owner customer service is my number one priority. I am seriously disappointed that this individual would attempt to tarnish my reputation or that of my business when my team and I went out of my way to complete this job.
