Responded quickly, showed us some on-site previous work, made good suggestions that we implemented, was able to start work quickly, gave us a fair price, had a courteous and incredibly expert crew, cleaned up the work site. Highly recommend Tom Ochs.

After explaining to Thomas that we wanted to replace our redwood deck, fence and gate, we discussed the various materials available on the market. We didn't want another redwood deck and he suggested we install a Timberlake product for the deck and redwood for the fence and gate. We did, and the results are beautiful. Pay close attention to quality of his work as he lets his worker do majority and doesn't check work. I had joists replace on upper deck (and lower deck repair)that were not level and several were missing nails, post missing lag screw, not straight, ends not treated, and much time and effort as well as money spent to adjust for top boards to be put in by someone else. Work site left with wood pieces nails etc in yard not cleaned up. ( plants trampled fountain full of debri)Several times didn't show up , sometimes for week or two. Has great ideas but doesn't follow through and doesn't inform worker of plan. Hired in April, by June told him I didn't want him back. Project took way too long, prices kept changing, as there also was a lower entry deck rebuild involved. Post crooked, and work incomplete, even left old joist hangers dangling. Worst part was not noticing evidence of drywall termites right where he replaced a ledger which was blantenly obvious as there was a pile of termite poop next to it. I had to get termite treatment after discovered when top boards put in a month later. Maybe this contractor is unaware ( or his worker) that tiny black seedy pellets are indication of termite activity! Since he cut out part of trim before installing ledger it would have been impossible to miss. I was left with cleanup. I paid him total of $6000 and still may report him to contractor's license board. I have had lesser skilled ( unlicensed) laborers do more professional work. No I do not recommend. I took many photos afterwards which I am more than willing to share.
Description of Work: Replaced entry deck foundation lower level, upper deck joists and section of ledger, replaced couple support beams and posts.

Response from Ochs Construction
It is difficult to do decent work when the owner providers used lumber. There were 3 sections of this project: the porch at the apartment, the upper deck, and the kitchen deck, all of which were a safety hazard when I arrived. Initially I informed the owner that a building permit was required to do this work, yet due to the safety issue, the work could be done in advance while getting the permit. An inspection would have put this matter to rest. I also informed her that I was not licensed in pest control, but understood the trade. The price on this waffled due to the funds available, therefore a time delay. This project was being done as economically as possible. The existing deck boards were going to be reused, and used structural lumber as required. I was only responsible for framing, and new lumber to complete this. Funds were accepted upon the start, completion, and completion of the 1 extra. Decks are not typically level attached to houses. There must be drainage. All posts were set within tolerance, and end cuts are recommended, not required to be sealed. The decking was put down as a courtesy and not fully attached as agreed upon. It was safe. All decking was attached at the completion and the framing correctly installed. There may have been an occasional wood scrap left, and a nail or two, but nothing significant. The damaged plants were discussed in advance, and limited to about 6 sq. ft. of vines, and I have no idea of where the fountain was. Scheduling was discussed in advance, and the 2 week interval was due to non-decisiveness on her part as the additional work bid was more than she budgeted for and she said that she needed a loan to complete this. The scope of the work continually changed and I tried to accommodate this within the price agreed upon. The bottom line is this, the upper deck at the south and east were safety hazards. The lower deck at the entry to the rental was also. The framing and decking were dry rotted to a point that it was not safe to occupy. I dropped my price and scope of work to try to accommodate her. At the end of the project, I was paid, without asking for it. I informed her that I would not be available for about a month and in that time somewhere we communication she voiced her dissatisfaction and I said that I could be available. She told me she did not want me back. It is difficult to fix something when you are not wanted to go on the property. it is also difficult to control quality when used, unsound, lumber is to be reused. Yet as per instructions to me, I did the best I could to reinstall the decking, knowing it would be removed later and replaced. She was informed in advance that the decking was not going to be pretty, but will be safe.
