Description of Work: The original call was to reattach the gutter in the front of my house over the garage. This went very well and I am quite pleased with the work performed. I was told that there was debris in the gutter over the garage that they also cleaned out, which was great. They then recommended that all of the gutters be cleaned out. I agreed to have them come back and clean all of the gutters. That's where things went wrong. The first time it rained after the gutter cleaning, the downspout outside my bedroom window began making a awful noise when water was funneled into the downspout. It sounded like someone popping popcorn all night long and woke up everyone in the house! I contacted the company and explained the problem and I also took pictures showing that the downspout had been moved downward about an inch, which didn't really make sense to me. Why would cleaning out the gutters result in the downspout being moved? They promptly came out and moved the gutter back into it's original spot, but that did not fix the problem. So now I dread it every time it rains, I know we will not get any sleep. Now I have to hire another roofing company to come out and determine what is causing the noise. I wish I had never gotten all of the gutters cleaned. The original work performed was done very well, the follow up work was not.

Thank you for your feedback, [removed members name]. However, we were surprised to see this review today. The last communication we had from you after I notified you that we had reset the downspout and tightened the top strap was via email on December 17th. You simply wrote "Thanks Julie. I will keep you posted. Have a great day!" We never had a further complaint from you and assumed that the pinging noise had stopped. If you had let us know that there was still a problem, our next step would probably have been to set up a brief water test to simulate rainfall (using a garden sprinkler), and to figure out just what might be causing the noise. As you can already tell, the noise was NOT caused by the slipped downspout (which we had not even touched during the gutter cleaning). If it had been the cause, resetting the downspout would have fixed the problem. We appreciate that you gave us high marks on the original work, and are truly sorry that we were not able to resolve this to your satisfaction back in December. If you do hire another roofing contractor and he is able to figure out what the problem and corresponding fix is, we would appreciate knowing what he found so we will better know what to do if something like this should happen again in the future! Awesome experience. We had broken tiles on our roof and started looking for various contractors to get this addressed. Out of the 3 we discussed, we did go with Landeros Roofing. Steve and Julie are very cordial, love the way they went through the complete roof in a detailed manner, explained the various areas that needs to be addressed to prevent leaks and also got all the broken tiles replaced. Could not ask for anything more. They were very punctual in every aspect, from the scheduling to review the job needed all the way till the completion of the job. I can definitely say that Landeros Roofing will be our choice for any roofing needs and will be our reference for anyone that we come across.

A tile had blown off my roof during the heavy winds. I needed to find someone who would repair the tile and inspect the roof. I have a 3500 sq ft 2 story home with a spanish tile roof and wanted someone that was insured and understand how to work on the roof without cracking the tiles. I called Landeros and they agreed to inspect my roof and clean my gutters for a flat rate. I received a confirming email with a quote within hours of my initial conversation. I got a confirming phone call the morning of the schedule appointment and when they arrived I was given copies of recent references and information on their insurance. Upon completion of the inspection I was shown pictures of items that needed to be repaired and an explanation of the what was going to be done. They returned the following week to complete the repairs. I felt their prices were very fair and their workmanship was great. It is extremely refreshing to deal with a company that is so professional. I will definitely use them again.

I noticed water stains in my second floor bedroom where the ceiling and wall come together. The timing of the problem could not have been worse. It was days before Christmas and the area had been experiencing a number of storms. I called Landeros Roofing based on the reviews in Angie's List and though quite busy with other customers experiencing roofing and gutter problems from the storms, they were able to fit me in within a few days. Landeros Roofing arrived on time and provided me with a document that detailed my rights as a consumer, details about thier company and a set of references. He immediately headed to the roof and investigated the problem. Utilizing a digital camera Mr. Landeros took pictures of the problem which he then showed me, along with describing what the fix would entail and the cost., His schedule permitted hime to fix the problem that evening. After the job was completed, they requested that I keep watch on the area and to call them should there be any continued leakage. Before writing this report, i wanted to wait through the rainy season. All went well and there was no further problems. My overall experience was extremely positive and I will definitely be utilizing their services again.

I called 3 companies for estimates to fix the leak around the chimney and to repair my roof, specifically the "caulking" that seals around vent pipes, chimneys and flashings. I did this in July. I had been told by a roofer in southern California that roofing work could be up to 85% more expensive during the rainy season, which makes sense. Landeros was very responsive and Steve Landeros came the morning after my call requesting an estimate. He did something that neither of the other two companies did and that I liked and appreciated VERY much, he brought a digital camera and took pictures of areas of concern on my roof so that I could see what is going on up there (I've never been up on my roof; my husband always took care of that kind of stuff) which was very helpful for me to understand what he found and what he proposed to do to fix problems. He seemed to know what he was doing, said repairs were his bread and butter, and his estimate was $745.00. Steve was able to tell me when he could schedule the work. I still had two companies to get estimates from, so I said I'd call and let them know. The 2nd company I got an estimate from wanted $2,265.00 to repair the roof and $2,865 for new gutters. The 3rd estimate came back for $18,150.00 to replace my roof (no mention of the repair estimate I had requested). This roofer seemed to feel that my roof was on its last legs, though Steve and the other roofer who came out to give me an estimate didn't. This 3rd estimate also listed optional add-ons, $2,760.00 for 1 additional ply, $1,860 for Energy Cap sheet, $1,280 to prime stucco surface of chimney, $1,350 for seamless aluminum gutters, $1,120 to remove and replace corrugated plastic over gutters (I assume he means the clear plastic covering the patio). In addition to the above, the proposal/contract stipulates that if any asbestos were discovered, an additional charge would be made for the testing, removal and disposal of same by an agency licensed to test and a contractor licensed to remove such material (no mention of how much). If any roof structure lumber or plywood decking, etc., needed repair, an additional $90 per hour per man plus materials would be added. The moral to the story? Roofing estimates can vary wildly, and it's probably a good idea to get a number of estimates. I called Landeros to do my roof repair and it went very well. Of course, since this repair was done in July, it hasn't been storm tested yet, but the job comes with a 1 year guarantee. I was very very pleased with Landeros and would highly recommend them to anyone needing roof repair AND I would strongly recommend that homeowners have the vents and pipes on the roof resealed periodically. Steve Landeros is the person I'd recommend for that!
Description of Work: I had a leak around my chimney and wanted to repair my roof, and specifically the "caulking" (or whatever the stuff that seals around vent pipes, chimneys, and flashings is called). I had recently learned that that stuff/material cracks and degrades over time and that repairing/replacing it is part of roof maintenance. Who knew!! I have a one story tar and gravel flat roof home that is approximately 1956 square feet. They performed the following: 1. Scraped and swept the gravel from around the chimney. 2. Applied a 4-course repair consisting of (a) laying down Henry's 208r Rubberized Wet Patch Roof Cement (mastic), (b) embedding Henry's 183 Yellow Resin Coated Glass Fabric strips for reinforcement, (c) adding another layer of Henry's 208r Rubberized Wet Patch Roof Cement, and (d) topping with a layer of Davlin Cap seal 800 (Roofing Mastic Sealer). 3. Add Henry's 208R SBS Rubber Modified Wet Patch Roof Cement (mastic) to the bald spots on the roof and re-groom the gravel over them. 4. Reseal (13) pipes and vents. 5. Seal (3) antennae hooks. 6. Clean out the gutters. 7. Remove debris from the roof. 8. Clean up and dispose of all job-oriented debris.

It went extremely well. Steve Landeros came and did the estimate, told me when he'd be back to do the work and everything went exactly as he said it would. He was very easy to work with, explaining what needed to be done and why. I was interested in saving money as much as possible and he was very helpful, suggesting what I needed and what he could do to make the result look good, work well, and cost the least.

The absolute BEST company I have ever dealt with. Honest, professional, ethical, experienced, extremely capable to handle all situations. We now have the best roof in the area. Steve Landeros cares about the work that is done, is not in it just for the money. He knows all the ways to make it a quality job, from thicker layers for better protection, to how the shingles should face for best service. This company is the first to take pictures to show us problems. We were given and shown the facts, then given reasonable options. From day one, we were never left hanging but received constant updates on where we were with permits, supplies, etc. The work done was the highest quality anyone could ever ask for and also, a very decent price. And, work was completed within the time-frame given, we were not left waiting for the job to end. A contractor one can totally depend on and trust and nice people to deal with.
