This company literally stole our money. The inspector lied to us and missed several issues with the home on the day of our inspection. We asked him several questions about the tasks he performed during the inspection and he lied to us about doing them. He missed so many issues with the new house that were standard jobs for an inspector. He missed showers that didn’t work, appliances that didn’t turn on and large holes in the exterior stucco. The builder did indeed fix all of these items when we ourselves pointed them out, however, the Alliance inspector missed all of them. We informed management at Alliance of our experience, and they told us that our “version” of the events was hearsay. They spoke to their inspector and he lied to them too when confronted. We explained to management that we had proof of our claims and that we would have the builder document all of the items the inspector missed, however Alliance still maintained their inspector did his job. It was astounding how bad we were treated and literally paid $850 for an inspection that was not done properly, not accurately reported and a complete fraud in our experience.

I spent hours exchanging many emails with Ms. [Member Name Removed], trying to determine fault so that we could do the right thing. She accused our inspector of being there only one hour, then changed her story multiple times. Time stamps on the photos show he was at the property well over 2 hours, close to 2.5 hours. No matter what I said, she was determined to take it the wrong way. No matter what I offered her--even a free inspection before the expiration of the one-year contract with the builder--she came back hammering at me. The following is the last email I sent her, addressing each of her complaints and offering a FREE inspection to be done by the owner of the company (if not possible at the time, then a different inspector than the original one). However, I made clear that the offer would be voided if she followed through with her many threats of a bad review (less important portions deleted and replaced with "..." due to 5,000 character limit): Hi [Member Name Removed], ... On the oven, the installer (along with quite a few other people) were present when the inspector was there. The oven still had packaging stuff inside. We don't necessarily remove items to test units. If it's not testable due to things inside, we don't test it. The items were removed while the stove installer was still there and Jerry turned on the oven and noted something was wrong with the coil. The installer said he couldn't fix it at that moment, because it was still too hot. The coil also indicates that it is an electric oven and not a gas, as you stated. Any further issues should be addressed with the installer or manufacturer. These usually have a one year warranty. Garbage disposal worked at the time of the inspection. If it needed a slight adjustment later, as does happen since work is still being conducted throughout the building, that doesn't change the fact that it worked at the time the inspector tested it. On the appliances that we check, we are just turning on the range and the oven, when possible. We aren't necessarily checking every part of the unit. Same with garbage disposal. For instance, my personal disposal makes a funny noise. But it's still functional. And that is how we flag items. It either works or it doesn't. And it worked for the inspector at the time. In the photos, which we examined at length, the stucco around the house appeared in a serviceable condition. Any holes (we weren't able to see the holes you mentioned) would have to be cosmetic. The inspectors do not make notes on cosmetic issues. They are concerned only with serviceability and functionality, following our standards of practice. ... The GFCI in the laundry room.... I do get what you're saying and I read that the same way as you did -- at first. I have advised the inspectors to reword the macro in their report software to more clearly state that ALL receptacles within 6 feet of a water source need to be on GFCI. That particular outlet did not appear to be a GFCI, nor was it labeled. Jerry was correct to flag it. Lastly, the showers... the inspector says he did not run the shower that was still under construction but he ran the others that he could. If the showerhead is built in such a way that the inspectors will get drenched if they turn it on, they don't operate it. ... he checked the ones he was able to. ... I want to assure you that I did examine this situation from every aspect, interviewed the inspector and the lead inspector, as well studied the report and reviewed the standards of practice that we are required to follow. ... From what we see, he checked everything within the limits of our general limited visual inspection and noted items as he should have. If construction was still going on and conditions changed, for instance debris blocked water flow later, that doesn't change our findings at the time of inspection. It is unfortunate, however, that you were inconvenienced by any of that and I'm very happy to hear that you were able to get the contractor to fix everything. ... You have indicated multiple times that you will post bad reviews in retaliation if we decide not to give you a full refund... If you post a bad review, there is nothing we can do and we will not feel obligated to do anything further. Here is our compromise: Our lead inspector has suggested doing the one-year inspection for you free of charge because he wants to know that we made every effort, within reason, to make you happy. We both want this. This additional inspection will allow you to present any newly discovered non-optimum situations to your builder and have them fixed. You have our agreement in writing within the body of this email that we will provide another inspection, free of charge, near the end of your one-year contract with the builder, providing you have not posted any negative reviews on our company or any of our staff

Ryan was great. I actually tracked him down and requested him because I was so impressed with a report he did on another home that I put an offer on, but did not get. He was thorough, personable and very knowledgeable. I would DEFINITELY recommend Alliance to anyone, especially Ryan.

Description of Work: They inspected a 19 unit apt complex. The 2 inspectors sent were well prepared and very experienced. The report provided was very thorough and prompt. Definitely would use again!

Inspector Tom was very professional and took the time to explain all of the technical details of the inspection. He was willing to answer questions later since the prospective buyer was not present during the inspection. The report was provided promptly and electronically, which was very handy. It included nearly 40 photos, which were useful in helping to visualize the conditions and consider corrective measures. The inspection was very thorough and included interior and exterior areas (deck, grading, side staircase, driveway, walkways, exterior cladding, etc.) Conditions were rated accournign to hazard level - from "Recommended Upgrade" for option items to "Safety Concern" (worse case). Although the prospective buyer did not purchase the home, the inspection and report were useful in evaluating the current conditions and potential future repairs that might be needed for the residence.

I've used Alliance Inspection twice. The first time I had Robert as my inspector and the second time I had Michael as my inspector, on two different houses I was in escrow for. They both did excellent jobs and were extremely through. They were timely, professional and even printed out a report for me at the end of the inspection. I will always use them for my inspections. When speaking to other people who have used other general inspectors, it is quite clear to me that Alliance was superior in the quality and thoroughness of their work.

The home inspection performed by Robert really set the bar for us for home inspections going forward. He was very thorough and created a very professional and clear report at the conclusion of the service. No crawl space or gutter was left unevaluated. His demeanor was professional. His recommendations were clear and concise, and every report item had a clear picture indicating the problem. He made it very clear to us the priority of items to be repaired.
Description of Work: A general visual inspection was performed evaluating a home in escrow. The home inspection took about 2 hours on a 1600 sqft house. The areas inspected were: general, kitchen&laundry, bathrooms&fixtures, plumbing system, health/ventilation/air conditioning, electrical system, roof&attic, exterior structure, foundation, garage, sit, pool/spa. A report 40 page report was generated immediately and given to us with an accompanying CD-ROM.

Paul was On Time, On Budget, and On Target. I received a full report (on paper and electronically) at the end of the inspection that detailed what was good and what was bad about the house. The inspection did not include any 'lab work' (i.e. no lead paint or mold assessment) nor did it include sewers or termites. Otherwise, very complete. I highly recommend.
Description of Work: Inspection of a 1600 square foot single family home. Inspection included foundation, plumbing, electrical, roof, attic, floors, ceiling, and overall.

I have used Alliance twice now, in two separate escrows. Both times I had Robert as my inspector, and he was extremely helpful. At the end of each inspection (which lasted 2-3 hours), Robert walked with me through the house and explained all of his concerns as well as gave me a binder and CD with all the information (as well as my Realtor) so I could reference it later. Because of his recommendations to follow up with a few specialized inspections on the last house I offered on, I discovered about $23,000.00 worth of extremely necessary repairs that I would have been unknowingly saddled with had I not followed his advice. Unfortunately, the seller wasn't willing to compromise, so it looks like I will have to be calling Alliance again some day. But at least I know I will have a great and thorough inspector on my side!

We were first time buyers and our real estate agent recommended them. They arranged the inspection very quickly and Michael showed up with his printer, laptop and equipment to test everything. He did a very thorough inspection and then took my wife and I through the house step-by-step, which we really appreciated being first time buyers. He burnt a CD and told us how to read between the legalese he was required to put in there for any follow on inspections. He also made himself available for follow up calls and recommended some really good companies for more specific inspections and repair work.

I called on Monday and made an appointment for the next morning. Robert arrived right on time and began right away. He performed a thorough inspection of the house, then took me around and explained each of his findings. He had his laptop and portable printer and printed out the report (and burnt a CD) before he left. I was referred to Alliance by a friend when I bought my first house in 2003 and was impressed then, no difference this time. It was clear that Robert was very knowledgeable an thorough. Luckily the house had just minor problems, but he explained each one in detail. As a repeat customer I unexpectedly received a 10% discount. They followed up a week later with a call to find out how everything went and to ask if I had any questions regarding the report.
