Josh Franks talks a good game. He Is very convincing and can acquire your trust. The projects were completed however the work was shotty at best. Some of the tile that was installed would pop when walked on. Upon inspection by another handyman, the backer board that was placed under wasnt screwed in all the way so it lifted the tile. He did not grout all of the tile either by here were several spots that lacked the grout and there were a few times that created "toe stubbers" because they were not level. The recessed lighting that was installed was supposed to be caulked, which it wasn't. The cabinets were painted mediocre and were supposed to be distressed but that was never accomplished. The doors were well painted however many of the holes in the door frames were stripped so the doors fell off of the hinges. The fan that was installed was not wired to the light switch I wanted it wired to so it needed to be controlled manually by the pull chains. The fan also wobbled when on high. He was supposed to make sure that one of the doors was filed down so that it wouldn't run on the newly tiled floor which he did but it still makes a scraping sound. Needless to say, he asked for the final payment so that he could pay his crew which I gave to him and said he would return to do a final walk through. I contacted him several times afterward which he responded once but never responded again. Lesson learned. Please do not trustt Josh Franks.
Description of Work: Josh Franks and his crew were hired to do the following: tile kitchen/family room, paint cabinets in the kitchen, change out fluorescent lighting to recessed lighting in the kitchen, paint six doors, paint the living/dining room, install a fan in the living room, and distress the painted cabinets in the kitchen

When I first met with Josh Franks, he did a great song and dance about the quick service that he could provide and seemed knowledgeable about painting and general repairs, which I confirmed through a friend to make sure he was giving me a good deal and knew what he was talking about. Painting and repairs were to take 3 days total. At the end of the 4th day, there was still a lot of work to be done. I was assured they would come back the next day, but was asked to pay the remaining balance that day. Next day - no show. Text from Josh assured me they would show to finish the next day. No show. 3 days later, they showed to complete painting. So - a 1000 square foot house (that they didn't paint all of) took a week. Painting was shoddy in some areas (cabinets painted shut, didn't tape correctly so when tape was pulled, sections of the wall were unpainted, one area near window was not prepped and spackled so there is uneven painting around windowframe, several areas where they painted on windowseals (didn't tape prior to painting), areas painted that weren't supposed to be painted, wrong paint used repainting bathtub.) Repairs to bathroom are still incomplete, as they put on a handle that was stripped so I was unable to turn on the hot water in the shower for 3 days. When they returned, they put on handle that was the cheapest available and only replaced the hot water, rather than a matching set as I had asked. When brought to their attention, was told "Whatever, I fixed it" and the person left. I have now been trying to reach Mr. Franks for 3 days by phone and text and have yet to receive a return message or phone call. This includes messages as to the whereabouts of the remaining paint I purchased and the key to my house. Disappointing - had they been a little more careful and a little more professional, I would have hired them to paint the entire outside of my home. Oh well - I guess they don't mind the lost business.

I had the misfortune of finding Joshua Franks through Craigslist. I needed a handyman to complete some miscellaneous repairs for my rental property. My first job for him worked out ok, he upgraded the electrical outlets and fixed a bathtub leak in my 4-plex. I paid him with check and kept him in mind for any future jobs I might need down the line. About a month later I called him to fix a door my tenants were saying wouldn't close properly. Josh said he's in the area and could handle the job that same day, but requested I pay him up front by sending him payment through Western Union. Normally I wouldn't oblige such a request but since I worked with him before, I felt like I could trust him so I went ahead and paid him up front. After a few days pass, my tenant texts me asking me when the door would be fixed. This comes as a surprise to me because I thought the job had already been completed days ago. I call up Josh but keep getting his Voice mail. I text him multiple times but get no response. I start to think he's deliberately ignoring my calls so I call him from a different phone number, and after just 2 rings, he answers right away. I ask him what's going on, he was supposed to fix my tenant's door, I already paid him, what happened. He blames it on his workers, they dropped the ball, and tells me he will be there himself the next morning and reassures me I can trust him, we've worked together before and I have his word. I say fine, and tell my tenant to stay home the next morning so so he can come fix the door. The next morning comes, and Josh is nowhere to be found. All my texts are ignored again and all my calls go to vmail. BEWARE of this guy, he will talk up a sweet storm of how you can have a good business relationship with him, how he will save you all kinds of money, but after you feel you can trust him, he will scam you. Josh is dishonest, unreliable, and unprofessional. Avoid him at all costs!!!
