What could be more exciting than buying a home? The experience of a new community, new neighbors and friends, and perhaps even a whole new outlook on life can be quite exhilarating.
AmeriSpec inspectors will conduct a thorough 400+ point evaluation of the home, helping you understand the property’s current condition. Our quality home inspectors are trained and certified to meet the industry’s highest standards. We also provide homeowners with our comprehensive AmeriSpec Report binder, which includes a Home Maintenance Manual, a Seasonal Maintenance Checklist, and a variety of home-related services from our ServiceMaster® Family of Brands.
We know the home-buying process can be very stressful, and nothing could be worse than suddenly finding out that there are major defects with the property you just purchased. Our thorough and professional home inspections help ensure your familiarity with the home and the condition of its major systems; our findings are then presented to you in our comprehensive AmeriSpec Report. Once armed with this knowledge, it will help you feel more secure about your purchasing decision.
A complete general home inspection helps:
•Provide assurance that you've made a sound buying decision.
•Reveal any necessary repairs and investments before you buy.
•Give you valuable details about each aspect of your new home.
•Help Reduce the risk of unwanted "surprises" after you move in.
•Alleviate buyer’s remorse.
They were punctual and very thorough. We received the report the next day (on a Sunday!) and received a binder of home information including how to fix the most common problems.

We've used Joe twice. Both times he was prompt, friendly and courteous. After taking some external pics, he went through each unit methodically. He checked every electrical outlet and switch, opened and checked the breaker boxes, ran all the sinks, toilets, tubs and showers. He ran the dishwashers, fans and checked and measured just about everything that could be checked and measured. He examined the furnace, and in the first place the stove, fridge and A/C. Something else we discovered is that Joe is very up-to-date on a wide variety of building and safety codes, which turned out to be handy with the first condo in particular. Joe was happy to answer questions, and he obviously loves what he does, which means he makes replying to questions very interesting. He also brings a handy home maintenance book in a binder with tips and info from beginner through intermediate and even advanced levels of repair. Honestly our previous inspector missed all sorts of things, so we were very relieved at how thorough Joe was, and his report was easy to understand and also extremely thorough, including photos of any issues. Joe is definitely the guy we'll use if we need an inspector in the future :)

Joe was great--on time, professional, very thorough, and was patient in talking through my concerns about the inspection findings. I was impressed that Joe has an infrared camera in his arsenal of tools, which was very handy for spotting active leaks. I received the inspection report by email the same day; the report was sufficiently descriptive and included color photos. After receiving the report, I had a few follow-up questions that Joe was very willing to discuss with me by phone. I especially appreciated that Joe highlighted the aluminum wiring in the house, which prompted a follow-up electrical inspection where many fire hazards were detected. My only quibble was that Joe and his assistant had a friendly disagreement regarding the cause of a bathtub leak in front of the seller's agent. The seller's agent later tried (unsuccessfully) to use the internal disagreement as leverage to discredit other findings in the inspection report. However, this was a minor footnote to the overall experience and I would absolutely use Joe's services again and would recommend him to friends/family. I always felt confident that Joe had my best interest at heart.

We were waiting to enter escrow on a short sale, so we had no idea when that would happen. Our offer was finally approved by the bank and we entered escrow on a Monday before we left on vacation on Friday. Furthermore, Wednesday was Fourth of July. We wanted to get the home inspection done before we left. I started calling up different inspectors to get quotes. Some were nice enough, but no one I spoke to sounded like they really valued my business. As soon as I got Joe on the phone, I thought differently. He immediately wanted to help and we were able to schedule the inspection less than 48 hours later on the morning of July 4th. Joe was on time and extremely thorough. He had an entire binder for us that answered any question we could have before we had it. Joe was very nice and professional. He answered any questions we had and took the time to explain his findings as we moved through the house. We received the full report with pictures and every detail imaginable about the house.within hours after the inspection ended. I would recommend Joe to anyone who is looking for a good house inspector. We certainly will use him should we ever need a home inspection again.
Description of Work: Joe performed a home inspection for us as first time buyers on a short sales. The house is approximately 1800 square feet and has a pool/spa.
